All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

It is great apartment building
I’m satisfied about the living environment.
Living here, I feel that daily life is very convenient and problems will be solved quickly.

Thanks to all the staff for always being so friendly, happy and loving. Always very clean and tidy with the housekeeper here.
very happy with everything, highly recommend Park house. In house maintenance (Antony) is great
Amazing place to live! Staff are great, facilities are brilliant. Best location in Southampton. Would be good to have 24 hour security but warden on site a helpful. Wouldn’t live anywhere else.
Amazing place, the people that work here are lovely. This is also quiet even if it is located in the city. Moreover, as i'm studying at Solent it is just 5 minutes away from the uni, very helpful.
This accommodation didn’t provide breakfast every weekday like they said when we booked a room and the coffee machine is broken for a long time. It has only one lift and broke many times. By the way, The staffs are really great
I have a very pleasant stay at Park House and the staff were very friendly and hospitable. It's just that sometimes there's no breakfast during the week.
I have enjoyed living at Park House this school year. The rooms are comfortable and provide all necessities. The location is great, and other areas of Southampton are easily accessible. The only issue I have had is the coffee machine has not been working for several months, which is supposed to be included - as a result I've had to spend a lot more money on coffee than originally planned.
We have really enjoyed our time at Park House, the management are always so friendly and helpful. Our only issues are the price we pay for what we are receiving, and that the coffee machine is always broken. The building sometimes feels unsafe due to the door being broken often leaving it very easy for non residents to enter the building. But in general, we have enjoyed staying here and it has helped us get a feel for university life and living together.
Great place to live, great staffs and service.
Staffs in the park house are very helpful and kind!I really enjoy living in there!
The room does not have an extractor hood, but it is still a very nice experience to live in. There are very friendly property staff who do their best to provide a warm service despite the social restrictions of the epidemic.
Located in the city center and within walking distance to bus stops that travel throughout Southampton, Park House is a great place to live. Receptionists are very friendly and helpful. Both the management and accommodations are tailored to student living, and they always concern themselves with the well-being of their residents. They take great importance in how the COVID-19 pandemic affects the students and how to cope with it, such as keeping up-to-date with travel recommendations and mitigating the risks of spreading through cleaning public areas, wearing masks, and even hosting social events remotely. Park House is a no-brainer place for students looking to reside in the heart of Southampton.
We really like the location,it's convenient to go to the market or the bus stop. The reception is helpful and warm-hearted. We enjoy our lives in Park House
Lovely place to live! The studio is comfortable and just the perfect size for me. Plus, the location is great, it not only just located in city centre but also close to the park with great views. And the staff here are very friendly and always helpful. They kindly often hold a variety of activities, which impressed me and made me feel memorable. I must say that living here makes me feel like a second home, and I will definitely recommend this student accommodation.
Having lived at Park House for the past 3 years has been a very memorable experience, for all the right reasons. Not only are the studios modern, well-maintained and in a favourable location for studying at both Universities, but the staff are so lovely and go above and beyond to look after all those in residence. You really feel as though you're in good hands. This has been even more apparent during the Covid-19 pandemic, as the staff have arranged several online events as well as activity kits and treats (left outside residents doors) to help lift everyone's mood. I couldn't recommend Park House enough :)
wonderful living experience!!!
After the new company arrived, things are getting much better with this new management team. You can always see friendly faces around the building and they are always able to help you out quickly . Downstairs is a park, which is my most favourite bit.
Lived at Park House for 3 years. Everyone was very helpful and always happy to have a chat when I passed by Reception. Unfortunately, I did not get to attend many of the Social Events, but there is always something different happening and I wish my schedule had allowed me to attend more. The 24/7 gym in the building is a huge plus. You probably wouldn't be able to find a better location- in the heart of the city centre, but at the same time with a park at the building's doorstep. Huge thanks to the Unilife Team for these 3 amazing years!
Hi, my name is Miguel and i stayed there for a year, and it was amazing, they helped me with a lot of stuff i did there, the location is amazing, its right in the Middle of all the important stuff um Southampton, you have someone to call all time if anything is wrong, you have a PS4 to play with your friends, the bedrooms are in great conditions, and the whole place have a cozy vibe, the staff were amazing and very compreensive with everything, never had a single problem with them, i highly recommend it to everyone, because it is really, and i mean really above the average when you compare it to another residences in the same place, its a 5 minute walk to the Solent University through an amazing Park with beautiful views, i highly recommend this, its really amazing with a cozy vibe that makes you think of it like a home.
Loving the place and the stay for almost two years, -Very Strategic Location, all city buses and transportations are on the door step, 5mins walking from Southampton Central and all other shopping places. -Very friendly & welcoming team and super responsive to deal with any issue, not to forget to appreciate the lovely weekly cleaning. -Social events every now and then, you get to know your neighbours, lovely common places for meeting up with friends and share cooking. -Grab and go Breakfast and Coffee. -One thing i loved the most is receiving and sorting your parcels & posts, that you dont worry while you are at the university attending classes if your parcel and posts somebody will receive them for you. To sum up, its a great place to live, socialise and most importantly to concentrate on your study and let the management team do the heavy lifting. appreciate the weekly
Staffs are friendly and management is great! The only flaw is that the room heating is not warm enough and the room table height is too low for me.
It’s an amazing place for staying! The whole accommodation is clean and comfortable. It’s a friendly environment and the staffs are very kind, helpful and responsible. The studio problem solving is really quick and efficient. If the cooker hood could be provided within the studio that would be great!
I have been living in the Unilife PH for a couple of years now and it is absolutely worth it. Staff is always nice and 24 hours a day available, fast internet, cleaning is provided and its location is great (right besides an amazing park and 1 min away from an ASDA superstore). Would definitely recommend this place.
I have been in the Unilife PH for a couple of years now and the management has made my stay better each year. The internet is fast, staff always available and helpful, cleaning provided and the location is perfect (1 minute away from an ASDA superstore). It is also located right besides an amazing park, kept wonderfully clean by the Council. And even though the price is slightly elevated, it is definitely worth each single penny. Would definitely recommend.
I like living here. Very quiet nature, good management and friendly staff. However, the fridge operating voice and the sound of ventilator is too loud. Do you have any advice to mitigate the noise?
Located in city centre and close to bus stations which is very conveniece. Overall accommodations are very well managed and super clean.
Everything is perfect in Unilife Park House, except the wifi could be improved. I highly recommend students to live there.
Loved staying here. Staff are so friendly and helpful especially Frank (House manager) and Andrew (student who worked over the summer). Would definitely recommend staying here as it is worth the money.
This year in Unilife was amazing. The location is perfect and convenient during the student life because it is close to restaurants, nightlife, train and coach station. The staff is always helpful and friendly, making sure you are fine and offering activities and gifts during the different seasons of the year. I love Unilife! Thank you so much for this unforgettable time in Southampton!
