Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Amazing staff and amazing accommodation
Fantastic facilities: big common room and study area which are always clean, and gym with enough equipment to actually use! Staff are super friendly and sort stuff out straight away. Convenient Location, big rooms with giant desks. What more could you ask for?
In my experience, as a student of Uni of Sheffield, Fenton House is the best location to stay. It's bang in the middle of the city with easy access to popular spots and shopping areas like the west street and the Moor. The staff and management are friendly and I had no complaints throughout my time at Fenton House. Would recommend 100%.
maintenance & reception walking in and out all the time with no warning, into rooms when you’re asleep. Will complain about the tiniest bit of dirt in bathroom and try and charge you, will complain there is a bin lid on floor when you are mid changing the bin. Rude security at night and weekends, hate their job, moody, and spend most of their shift asleep. very very noisy , even when you pay more money to be at the “quiet” side there is a live band pub each side and club at the other end. Not sociable at all, everyone keeps to their self and very international based. No freebies in reception like originally stated. Reception will say they will do something/get back to you, but then never do. Power cuts frequently that also stop water and automatically unlock all doors, jeopardising your safety. Doors and gates are always open, except from the side gates which don’t open ever.
Never an issue with anything - Wi-Fi always dot on and staff polite and accommodating, go out of their way to make this home from home.
Great facilities and social aspect, WiFi is very speedy as well
Choosing IQ Fenton House as a home during my study in Sheffield have been one of my best decision after 1 month here. The room is spacious, the amenities is complete and the kitchen and common room is also great. Beside that it's all bills included, no need to worries about the energy bills rising. The facilities onsite also offer a great benefit, they have gym, cinema room, study room, public kitchen, game room, laundry room and common room with billiard, table tennis, and fussball. The management also nice and friendly, there freebies on reception, they arrange Halloween Welcome Party and future events (they said) and any problem we reported they will try to help us with the best solution. Each room come with individual router so no need to worries about the connection. The location is also strategically located in the center only 2 blocks away from The Moors and West Street, it's also only 7 minutes by walking to Uni of Sheffield. I'm looking forward to future freebies and events.

Everything was fine except the kitchen was underheated
Expensive but large, clean rooms that can be made to feel like home. Can be a bit noisy being right next to the Corporation nightclub but you get used to it.
I really liked my halls - very well looked after, friendly staff, excellent location for uni, clubs and town.
I am a PhD student staying at Fenton House since 2016. Due to the nature of my studies though, I spend months at a time abroad. Imagine my surprise when I found out that the room I had been staying in for 3 years now was rented to someone else for this academic year and I had to travel from Greece for just to move rooms. I return to my room to discover almost half the lights not working (I reported it 5 days ago and I am still waiting) and a cockroach inside my fridge. If that wasn't enough, they don't know when I can move in my new room even though I would be staying in the country for just a week. Thus, I cannot arrange a meeting with my professors or even go out of town for some sightseeing in case they deside that now would be the time to move. Finally, the website to top up my laundry account is not working for me at least.
My daughter had to leave at start of second term for health reasons and we've had no joy trying to sort out the exit arrangements, Fenton House rarely answer the phone, never ring back, and instead continue to hassle my daughter with emails demanding payment of the final term's rent. Bear this in mind in case you have any similar issues
Awful do not recommend! Staff do not do anything to help you with issues, was placed with flat mates who clearly were not going to get on with me ( I was just told it was 3 girls, whom were a lot older, knew each other and were a different ethnic ). They said I wasn’t allowed to move when asking multiple times consequently I had to move back to my home (near Manchester) and had to begin commuting. So after not living there for around 6 months they still said I had to pay! Additionally they have been rude non stop, I only had one nice email of a young man who had just left university himself so was understanding.
I came to Sheffield, knowing no one. It didn't take me long to settle into uni life at Fenton house. I made friends immediately by hanging out in the common room making use of the fantastic facilities. My favourite part about living here is the constant supply of tea and coffee they have to offer in reception. In addition to this, they regularly put on competitions to win free snacks and drinks. This is run by the staff who are very welcoming and attentive. If you're looking for student accommodation in the future, Fenton house is the place to be.
Amazing, the flats are so modern and unique, the flats are so clean and the room is very big.The staff are really lovely especially gav. The social spaces are really good and there is many spaces to revise and a cinema room. It's about a 5 min walk from carver street which has at least 4 clubs on and they are very popular. Also 5-minute walk from West Street which has all the major club. Many supermarkets and restaurants about. Also 10 minute walk from City Campus and 15 minute walk from colliegate campus.
Terrible management, post went missing and front desk rude and unhelpful. Maintenance team fantastic and the location was good but not great. Socially was OK, fairly quiet halls. Would not live there over leadmill, Victoria halls, Pinnacles or The Forge.
Opal 1 so far seems to be one of the quieter halls in the Sheffield Hallam group. It's a very nice place to live, especially if you are able to get on with neighbouring flats. I'm a third year student and so far haven't been too distracted when trying to study and yet I have also had the opportunity to go out and socialise every night I've been here, should I wish to. Generally, reception will come and fix things if they are broken but sometimes you have to tell them twice. They sign for all your parcels which means you never miss a delivery (much better than when you're at home and have to sit in all day)! The staff all seem friendly too. The location is as good as you can get. You're a five minute walk from everything you'll ever need. Supermarkets, high street shops, clubs, bars, chippys, restaurants, barbers, hairdressers....the list continues. En-suite is nice and the shower has good water pressure. The rooms are spacious with plenty of storage.
its an alright place to stay but it is something short of special for the price paid
The only negative experience I encountered in my halls, was a break in to my flat in which someone was sick all over my room and slept in my bed. The security was questionable as the gate was broken for about 4 months so I didn't feel entirely safe. However, the halls were close to town and rooms were large and on suite was nice. The noise from corp made it hard to sleep sometimes, but I made some amazing friends there and have some memories for life.
The hall ways common room etc is always kept clean however when first moved in the hob was dirty, there was dirt and bits of stuff in cutlery drawers and the bathroom wasn't as clean as you would expect it to be when first moving in. The windows never get cleaned so you look out a rain stained dusty window all year that you can't open properly to clean it. Socially the halls didn't hold any events to help you to get to know people which I found a few people suffered from. Also on the last payment for rent they wanted the money before the student loan went in which is ridiculous for people like myself who use the loan to pay for accomodation! But after a few emails they agreed to wait for me loan. Overall bedrooms are very spacious and location is one of the best of all halls.
Good city flat near corporation and 5 minutes walk from many others! Not as good as Victoria halls but above Forge, Unite and all the others. No social space/outside space etc but next to Devonshire green.

Flats are quite dark and quite basic for the money - still a fantastic location and very well looked after. Maintenance team respond really fast to any problems.
Awful acclamation for the money. The staff are lazy and when you enquire about issues they take ages to resolve them. All they want is your money basically. Absolute rip off!!
Some of the staff are rude. Cleaned my bathroom and asked maintenance to unblock my drain and he left mud all on the tiles which wasn't what I wanted to clean up after coming back from Uni. There's been sick on the bottom floor of the block for 3/4 days and it's not be cleaned after reporting it. Complained about the fridge numerous times for it smelling and they 'cleaned it' when in fact it wasn't even properly looked at which resulted in me and a flatmate having to use cotton buds to clean out some disgusting substance from a hole at the back. Other than that, can hardly hear corp when it's a corp night which is a bonus. Close to pretty much everything as well.
