This is the second year that I have lived in The Reservoir, and it is by far the best student accommodation that I have ever lived in! It is located in the perfect place, right on campus (perfect for lectures!), and now even has a Spar shop underneath! The management team is so lovely, and Lauren (the manager!) is super friendly and always happy for a chat! The common room is HUGE and has plenty of fun games you can play. Very comfy sofas and a massive TV! I would highly recommended living at The Reservoir, whether you are a first year student, or a 6th year student like myself!

Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.
The Reservoir is a solid place to live as a student. The location is super convenient, right on campus, and the WiFi is fast everywhere, which is great for studying. The social spaces are great too, with comfy couches and plenty of spots to chill with friends. The management is friendly and quick to fix any problems, but the cleaning could be better. Overall, it’s decent for the price, and while the social scene isn’t super lively, it’s still a pretty good place to stay.

very convenient location, would recommend to all kinds of students!
very friendly staff, safe environment; good social spaces. Room is spacious and clean and maintenance is kept up.
I'm going into my 5th year at uni and have lived in both shared accommodation and my own flat and I love the reservoir. The room is a good size, kitchen is perfect, I've got a large desk, storage and a dining table and the bathroom is great with loads of places to put your skincare etc. I would say the walls are a little thin and I can hear my neighbours playing video games etc but other than that it's amazing. The common room is really nice with comfy couches, games, plenty of places to work etc. My friends actually prefer coming to mine to hang out over going out. The wifi is good but can be a little slow at times, loads of outlets near the bed and they thought about adding a light switch near the bed for the main lights so you don't have to get back up if you forget to turn them off. Would love to stay here again next year but close to £5k a semester is a litttttllleee out of my budget next year.
I'm here on a short-term tenancy at present but I am reviewing this having lived here a month. I am very happy with the quality of the studio, it is modern, fresh and well designed. The view over the Reservoir is stunning, and the property could not be any closer to the university without actually being on campus! The common room is very cosy and large enough for multiple groups of friends to hang out.
Best place to live in .. everything is 5 stars .. Lauren is the best and nicest property manager you could ever meet .. had a wonderful year here
Choosing to live at the Reservoir as an international student was a fantastic decision., The studio accommodation is very affordable for the amenities provided (fridge, storage space, microwave, oven), the space is in proximity to the university and Plymouth city centre, the residents are well-behaved and Lauren, the receptionist is very bubbly and happy to help. I advise you to secure your accommodation here. You will enjoy your stay!
it has been wonderful to stay here, the management is really kind and lovely and the whole building is very hygienic and tidy. Really organised and clean!:)
The studio flat is new and modern, with plenty of storage space, excellent location and near bus stops.
As an international student this place feels like a home away from home .Thank you Lauren for the amazing job and you are a wonderful person to talk .The place is really clean and the residents themselves are amazing ,there is no noise ,no complaints about living together .Its peaceful and clean. The laundry services are also fantastic. The maintenance team gets things done fast and efficiently.
I have lived as a student in Plymouth for 5 years, and really struggled finding a place that ticked all the boxes for me. As a mature student (I’m only 23 but that’s classed as mature!), I prefer to live in a studio flat. Trying to find a studio flat in Plymouth that had an oven, table and chairs, plenty of storage space, and close proximity to campus was IMPOSSIBLE. That’s was, until, I came across The Reservoir. My studio flat is amazing! It meets all of my requirements and is so modern and practical. I have an amazing view of The Reservoir on campus - I can even see The Hoe; and I’m only on the first floor! I have lived here for 9 months already, and have rebooked my same room for next year. I couldn’t recommend this accommodation more!!
I have lived in Plymouth for 3 years and this is by far the best students' accomodation I have lived in. Its location is perfect, everything is on your doorstep. Lauren, the Manager, and extremely kind and whenever we had a problem or just even a question she was always available to help us. Last but not least, the maintenance team has been very efficient and always respectful of our spaces. Highly recommended for new students or masters students, nationals or internacionals!
Lauren who works at the reception is just amazing and always willing to help if needed with a smile on her face.
Great student accommodation and would definitely recommend to students coming the University! It is a fabulous location next to the university and a quick walk to other places around town like Drake Circus/main shopping area. Even though it is central to the university, it is always a very quiet and peaceful accommodation. Compared to other student accommodation, it is always kept super clean and tidy. Although the laundry space is smaller than larger student accommodation, I have never really run into it being an issue and can almost always do laundry whenever I’d like. When there have been maintenance issues, the building manager, Lauren, has been wonderful and kept everything organized. Would definitely recommend to future students :)
It's a great place to live and just around the corner from the university. Very convenient location from the store. Aldi on Mutley is an 8-10min walk and there is a Spar right across the street too. The privacy is excellent as well. I would definitely recommend.
This was the first year that the building was available, and when I moved in, there was still a lot of work being conducted around the site; however, despite this, Management kept me up to date with everything going on and when things were taking place. I knew that with anything new, there would be teething problems, but any issues were quickly fixed with the onsite teams. The building is really well located just above the University Campus. There's also a 24/7 shop opposite it, which has been convenient on those lazy days. Aldi is only an 8-minute walk away too. The communal room on the ground floor is a good size with plenty of study space. It is air-conditioned and has a large TV and sofa. The reception area of the building is also usually well decorated depending on the event (Christmas, Chinese New Year, etc.). There's also lots of information provided, like good walks in the area, emergency details, and a few other bits. Lauren, the accommodation manager, amazingly provided al
The Reservoir is the perfect student accommodation in Plymouth. Lauren - The Accommodation Manager is absolutely amazing. Any problems at all she will sort them out for you immediately. The Reservoir is a beautiful accommodation. The rooms are lovely the public areas like the common room are always kept in pristine condition. The common room is an absolutely amazing space for silent studying or socialising with friends. It’s brilliant value for the money and i have loved my first year here. I plan to stay here for my whole time at University. I couldn’t recommend it enough!
