All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

I had the pleasure of staying at London Grosvenor House for two years, and I can confidently say it was one of the highlights of my London experience. The location is unbeatable – right in the heart of the city, making it easy to access everything you need, from public transport to shops and restaurants. The amenities are modern and top-notch, with comfortable, well-furnished studio rooms that make you feel right at home. The facilities are always clean and well-maintained, adding to the overall comfort. What really stands out is how exclusive it feels. With a limited number of rooms, the space never feels overcrowded, giving you a sense of privacy and tranquility that’s hard to find elsewhere in central London. The staff are truly wonderful – special shout-out to Josh, Ken, Melissa, and Abdullahi, who go above and beyond to make sure everyone feels welcome and supported. Their friendliness and professionalism made my stay even more enjoyable. Overall, I highly recommend LGH!
Everything is very good about this place, especially the location is perfect. There could be more washing machines. Overall, it has been a brilliant experience staying in this accommodation.
Lovely space! The staff are great, there’s a 24/7 reception which makes you feel safe, and it’s very quiet both wrt living so centrally and in-house. The location is wonderful obviously, especially for LSE and KCL students.
The time I spent at Grosvenor house was absolutely wonderful. The administration team is amazing, especially Josh, he was very helpful throughout my whole stay. I would one hundred percent recommend this place
Stayed here for 5 weeks this summer and really enjoyed my stay. Staff and security guards were always very nice and helpful. Spaces were always kept well cleaned. Many social spaces available for students to socialize as well and I really liked the gym which was well equipped. Highly recommend it for students looking for a place to stay in London

good place to live great location
Very nice student accommodation. Perfect location, it’s very convenient to go anywhere. The reception staff are very friendly and helpful
Excelent choice when studying at King’s or LSE. At the heart of Covent Garden, the location offers amazing nearby food, shops and experiences. The Building is newly renovated, so the rooms are in great condition. Staff is always friendly and helpful, would definitely recommend!
I think the cleaning sometimes leaves smells in the elevator, the cinema room and common room is really cold and needs some heating.
I am the final year student at King's. This accommodation really help saving commuting for both time and money. All managers and reception teams are friendly and hospitality. No need to worry about any bill-paying issues and they help applying for consult tax exemption.
Basically, it’s great. It worths its value and wonderful location! However, laundry room is not that good. Dryers and washers are out of order often. This is the only drawback.
Josh and Melissa are the best managers! I love being here
Very friendly and helpful staff. Great location
Ideal location in central London. Property management is friendly and helpful. Good amenities like gym, social area, study space, and cinema room.
The reception team is extremely accommodating and is always available to help. The location also means everything is walking distance, with both the central line and Piccadilly line a 4/5min walk and the Elizabeth line and northern line a 10min walk
