Very true. Majority of the good reviews are fake. Look at the dates. Staff bribe students to write the good reviews. 4 reviews on the same date clearly indicates that they are fake!

I stayed here and it’s not noisy at all it’s in a very quiet area and the nights staff ensure the place is secure. I’ve never seen police come into the building, and the only time the staff has entered my room is when I had maintenance issue and I gave them permission. All the staff are wonderful

All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Choosing to live here during my studies was one of the best decisions I’ve ever made! Complimentary breakfast every morning. Need I add more? You definitely get your money’s worth. The rooms are really nice and have everything you need. The people who work here are actually some of the best people I’ve had the pleasure of meeting. There are always so many fun events going on. Just some examples (all free): day trip to Alton towers, therapy dog, mini golf glow in the dark party with delicious vegan food (100 quid for the golf winner), coffee and cake every week, etc etc etc. I’ve made some really great friends living here and met people from all over. The facilities are simply amazing. The most difficult thing you’ll experience while living here is having to decide between watching a movie in the cinema, doing karaoke in the music room, relaxing in the sauna, playing ps4 in the games room, or just having a cheeky go on the slide in the courtyard. No other accommodation even comes close.

This is my second year at Iconinc Glassworks as I decided to renew. It is the best value for money place in Leeds for students. You have a good sized space all to yourself and when you want to socialise there are so many communal spaces to choose from. The community here is the best thing about it, the staff are so welcoming and really make you feel at home. The events they put on are exceptional, there is no where else like it. I could not recommend it enough!!

I really enjoyed my stay at the Glassworks in Leeds since the moment I moved in! First of all the staff are incredibly sweet, helpful and funny loved chatting with some of them :) Second of all the facilities are 10/1, I used the gym quite often and it was always very clean and spacious plus the equipment is great (also near Hyde park if you love to run!) The movie room is always amazing such a cool space and don’t get me started with all the other facilities available like game room, pink room, casino room… Such a cool place!!! To add free coffee and breakfast ( the best fresh croissants every morning) so delicious omg. Totally recommend for students to stay here you won’t regret it!

I am absolutely thrilled with my experience at IconInc! From the moment I have moved in I was impressed with their staff who were truly exceptional, always friendly and willing to go the extra mile to ensure that their residents are happy, especially Cindy, Minaah, Sean, Alan & Tia! They also have excellent amenities. A great entertainment option I loved was their cinema room which was perfect for a movie night out with my friends! On days in there is so much to do from their 24/7 gym, study pods and sauna & steam room and the monthly events organised by the Glassworks that all the residents get to take part in! I personally enjoy their free daily breakfast and the amazing freshly brewed ground coffee! So much to say about the Glassworks, would recommend to anyone!!

Been living here since September '23 and can't get enough of this place! On days you don't fancy going out, there's always something to do at The Glassworks. From study pods to glamping pods, a games room, cinema, sauna/steam and even a gym, I couldn't ask for more! I have been at IconInc for the last year and I absolutely love this place! It really is my home from home! The staff members are super friendly and always have your best interests at heart. A big shoutout to Alan, Minaah & Tia, they never fail to amaze me! As well as the fun ideas the staff members come up with for events, they always ask us what we’d like to see/do for an event which is great as it makes it more personal! The main reason for my review is the exceptional reception team. The 24 hour service is outstanding and they are kind, sociable and approachable. The social spaces are also a great way to spend your free time. There are very few improvements I would ask for and they would be very niche such as a pulldown machine in the gym or a couple extra ps5 controllers in the games room. Other than those small specific things, I have had a great university year with them and it is a shame to depart from them this year. I would highly recommend if the service and the luxuries are on your criteria when looking for an accommodation.

It’s my second year at glassworks and I love it here. The location is perfect because getting to my university or to the city centre, they both are close. The lounges, breakfast and the facilities here are more than what you can ask for as a student. The staff are very kind and helpful. They have always protected us and helped us out from all sorts of situations. I would totally recommend this place

It’s not bad though it is a little pricey for the location. If you’re an introvert its not too worth is as you pay for a lot of events and social stuff that you might not go for.

the glassworks is my home from home! Moving to uni was a big thing for me and Sean, Alan, Mina, Tia & Stacey made me feel so welcome. The events make making friends so easy and they are also super fun! I would recommend the glassworks to everyone :) if there’s a problem it will be sorted & the staff are so friendly! Love the reception staff, Minaah, Tia, Shanya and Alan are always so nice to talk to and make it feel like home. Love the lounges, study rooms and the gym is nice. You can always come down to the reception or couches downstairs and chill and talk to everyone which I love. It is a good place to live and meet new friends.

The staff are very friendly espexially Shanya, Max and Tia. It's a great environment to have fun, relax and study. The property is well kept and I normally have friends over. There are a bunch of different activities carried out every month, I went to the Pet therapy where we were allowed to play with puppies.

Great accommodation. Lots of great amenities such as the gym, movie room, steam room/sauna. Also has study rooms downstairs for days you don’t feel like going to the library, you can just go downstairs and use the rooms. The staff is also very friendly and welcoming. And the friendly staff, especially Max (she is the best), Tia and Lucy, make this student accommodation feel like home. I have been staying at the glassworks since September and am still pleasantly surprised. Initially I was just looking for a comfortable studio, but the glassworks provides great facilities such as sauna, gym, cinema, games room etc with these facilities they host events for us which I didn’t realise was included, often we have had free catering and arts & crafts, due to this I have made great friends. The staff are great and feel more like friends than ‘staff’ which makes the environment feel much more homely. If you’re looking for luxury accommodation this is the one :)

The price was unbelievable, 2000 pounds a month?!? Lovely staff members, the breakfast in the morning was good, very international good for meeting other students. Constantly having spiders and other insects coming oit of nowhere, my room was flooded once which was annoying.
Stayed in a Neo Apartment which is perfect for one person, staff are very good especially Tia whos amazing. Alans great on a night shift and makes sure the place is secure.
I’ve really enjoyed my 3 years at Glassworks and made some amazing memories and friends. They do different events every month including celebrating various festivals and holidays which is a nice touch for us internationals. Makes us feel at home! The breakfast they offer every morning is handy when you’re in a rush for uni. One thing I’ve also loved is the staff! All of them so helpful and friendly especially Shyla who has been very accommodating from day one.
It’s been pretty good so far and the social events are nice. The staff is nice and the app is convenient.
There is a feeling of belongingness here. The staff is amazing and caring. The amenities are just too much with gym , cinema and steam sessions. They have big study spaces which makes it easier to focus at the time of exams.Cherry on top is they have these fun events every week which helps you through yhe week and keeps you motivated. You just can get enough of them.

Iconic one of the best accommodations in leeds especially the glasswork. The space of the rooms are good and the staff are amazing. The only disadvantage for me is that the location is a bit far from city center but other than this I would recommend it.

Staying here during my Master’s journey was one of the best decisions I made. The amenities available at Iconinc met my every need, whether I was seeking some alone time for studying or just wanted to invite my friends over for a movie night at the cinema room. Although the location is not as close as I wish it would be to my university but it is not that long of walk and there is a bus option too. Overall, i would give this accommodation 9/10.

I had an amazing experience living at The Glassworks while studying my Masters degree at the University of Leeds. It's a great opportunity to make new friends, there's people from all over the world that you can meet at the events that the accommodation plans each month for free. I particularly enjoyed the 24/7 gym and the breakfast bar for free everyday.

The Glassworks has been a place I could truly call home during my time in Leeds. The place is comfortable and the property management team do their maximum to make everyone feel comfortable. There are some disturbance issues if you face the courtyard but that is mainly due to tenants who do not respect the peace and quiet night of others. However, the property management team is always helpful to handle the matter. I would like to highly recommend Denzel Arubayi who is the in-charge of night operations for his calmness, professionalism and great customer service. On the same note, Jordon who works during the day is a gentlement with positive energy and always ready to assist tenants. Overall it was a very nice experience at The Glassworks and if I come to Leeds in the future, I will choose this place again.
I highly recommend this place for students especially international students. Since I have arrived at this place I was warmly welcomed by the lovely staff over there they made me feel like I am at home and they have never let me down whenever I asked them for anything they even get out of their own way to help with anything. And i would like to specifically thank a member of staff called Shyla she was really friendly and helpful and she is always looking out for us as international students thank you for your effort and making us feel like we are at home! . I highly recommend this place for students and I will definitely be staying there next year!

Absolutely terrible last few weeks. Company decided to start building work and only inform tenants a few days before. Communal cluster kitchens were removed from use with no compensation despite this being advertised as a “perk” of the accomodation and one of the reasons I booked. So much building site noise when trying to focus on assignments and revision; or even sleep! Staff were very rude and unhelpful about my concerns. Maintenance not keeping on top of broken items. Cleaning has gone downhill over the tenancy period - weekly “clean” of kitchen was now just a quick wipe of surfaces and taking bin out. Definitely glad to be away and won’t be rebooking for next year of my degree or recommending to friends. Tenants should be compensated in some way if there are alterations to what is provided in the contract. Manager has no idea what he is doing and terrible with communication
Thank you for the feedback and myself and the team are sorry you feel this way, I am more than happy to arrange a meeting with you to discuss this further – I have already held some prior to this with other residents who had concerns We have communicated with all our residents regarding the refurbishment & upgrade works with first communications being sent out via email and notices posted in affected areas 6 weeks prior to the works starting – we have tried to be as helpful and understanding as possible and offered residents other areas in the in the building away from the works in order to study & work. Whilst the works are being carried out you still retain the use of seven other large communal mega kitchens, four lounges and other bookable study areas and facilities we have here at the Glassworks. All the communal areas are cleaned on a rota basis and we have records of when these have been completed, again with regards any maintenance faults are actioned with the allotted time frame – however this can be delayed at times if waiting for 3rd party support. According to our records all cleaning and maintenance faults are up to date – if you have any specifics please let us know so we can investigate it for you. We have looked at all queries relating to the works on a case by case basis and taken an view on what action or resolution to take based on this – should you have any direct query or request relating to this then please contact me directly so I can look into for you. All communications and notices have been distributed in a timely manner and the situation managed as much as we could keeping in mind our commitment to our residents. Thank you again for your valuable feedback and we will endeavour to maintain open communication with you and our other residents whilst these works are ongoing.

Iconic is a wonderful accommodation, great social spaces, so it is very easy to get to know people. The staff are amazing as well, easy to talk to and make you feel comfortable. While the social spaces are great you can also easily find quite places to do your studying without any distractions. Will definitely be rebooking.

I would say this is one of the best accommodations out here in Leeds, I was here last year as well and this year I did look for another accommodation but I couldn’t find any place as cool and as awesome as The Glassworks so I returned here again, amazing staff, interactive social spaces, it has the comfort which is required for a student. Only a 110 minute walk from the Uni, it is one of the best accommodations in Leeds. The staff is very friendly and some personnel are well versed in student mental health which is a huge plus. I have lived at this accommodation for over two years now and i recommend this place strongly.

I swear half the tenants are only still in Iconinc because Lara keeps the place running! Elias and Rasa and Alan work so hard to make the building run. Like the building in terms of living tho is great depending on which room you get, all the rooms have TV s but the wi-fi isn't that great but other wise yeah I would recommend living there

As an international student, I was hesitant when it came to booking accommodation without being able to see the property, however the virtual tour on the iconinc website was very helpful and gave an accurate representation of the property and facilities. I was nervous to arrive during COVID because as an international student I was required to isolate, but all the staff were incredibly helpful during those 14 days as I could call downstairs for breakfast in the mornings, as well as order groceries which the staff helped bring up to my room. I do regret that we have missed out on as many social events as advertised due to COVID although they're trying their best with virtual events. Lots of the exact same rooms are advertised for completely different prices so I would suggest taking a few visits to the website over a period of time before making a decision in order to get the best deal
IconInc describe themselves as a company which offers, “luxury living for students”. However this is a completely false pretence. The staff are very welcoming upon arrival, and most of them are pleasant and friendly on a regular basis. However they are no help whatsoever when it comes to dealing with day to day issues which you may have; this includes the management team too! I made dozens of complaints regarding noisy neighbours, who played music into the early hours of the morning most nights, leading to me having many sleepless nights. However no action was taken. The same neighbours would smoke illegal substances regularly too, which is said to be forbidden in the IconInc policy, however once again, no action was taken. In any other apartment block, these tenants would have been given severe warnings before eventually being evicted as they had a complete disregard for the rules. IconInc did nothing however, which made living there unbearable at times I’m sad to say.

IconInc was a great place to live in whilst studying for my masters this year. Though a lot of students went home during the pandemic, the receptionists always made each day feel less empty, especially Lara, who was always bubbly, fun and great to chat to!

Great impression upon arrival, however after living there for 12 months you realise that first impressions are usually based on false fronts. It was interesting to see how the business dealt with tenant enquiries over COVID and refreshing to know that the management only care about the business and money side of things. International tenants who were unable to move out due to COVID were either forced to pay ridiculous amounts of money to have their belongings shipped to them or their belongings were disposed of and some claimed by staff onsite. Staff members found more joy in gossiping between tenants than actually ensuring all tenants were happy and comfortable. First aid kits were barely existent and new staff weren't trained to know where they were kept so safety was clearly not their first concern either. When issues were raised with the managers they were pushed under the carpet and ignored.

All the staff have been really kind and helpful. The Glassworks is in a brilliant location, one train stop from the centre. There are always fun activities to get involved in and amazing social spaces including the gym, cinema room and pantry.

What an experience me and my partner had! If you want to be looked after and want that 5 star service then IconInc has everything you will ever need from the best customer service from the reception team to a nice grab and go breakfast on a morning for free. Having your own personal apartment but then having plenty of other space you can relax and study. Very quite accommodation great for our studying and they really do appreciate you they will try resolve any issues you have quickly. Gym is great not having to pay extra all included in our rent. Can have your friends and family around when ever and they are treated so nicely also. I couldn’t fault this place thank you for making our time rock.

I moved in from 2019，It was the first time I came to UK. I still remember the day I moved in reception Jodie helped me helped make my bed and unpack when I was so nervous to came to a new place. Every day I go to University the reception will say hello to me. And the friends I made here, there are so many social places in IconInc. Remember the americano in every morning, the party with my friends every Friday, the gym I planed to go every afternoon.. How time flys. I wish I could stay one more year

Very nice place with amazing facilities. The staff are very friendly and nice. The people here are also very chill and I have already renewed my contract so that I can stay here for next year!

Heartless. Don't ruin your University experience by buying into IconInc marketing. Once youre through the door youll be bribed to leave good reviews, be gifted with over priced everything and given a box like room which is NOT soundproof. Once youve handed your money over thats where the relationship ends, they only care about making a profit than their actual tenants. This isnt luxury accommodation and it feels more like a business work place with directors holding their weekly meetings in rooms they call 'student study rooms'.

Living in iconinc has been a great experience. I stayed here in first year and left to try something new in second year. I then came back because I loved it so much.

Great accommodation, but you are extremely overcharged and the quality of the building itself is awful. Very faulty. Most of the tenants there always agree with me when I say "it looks better than it works", it's very aesthetic but it is 100% not worth how much they charge you. The staff used to be great but recently they've been quite rude and unprofessional. I've stayed in Iconinc since its opening and I could easily say it is not what it used to be and it is not worth it.

I was a tenant at Iconinc from 2018-2019 and enjoyed my stay there thoroughly. What sets Iconinc apart from other student accommodations is the 24 hour reception. The staff are extremely friendly and as I was a first year student it was particularly helpful as they could answer any of my queries about the city. The facilities are also amazing with a variation of study and social spaces along with an onsite gym. They also hold monthly social events which is a great way to make new friends.

Management frequently and illegally entered my room without notifying me. The walls are so thin you can hear the intimate details of your neighbours' conversations. Reception play music so loud that the study rooms become redundant. Management do nothing about noisy neighbours. I ended up spending every single weekend back at home because I got absolutely no sleep staying at IconInc.
