All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Very small room, flat mates don’t clean, always too warm, have to pay for washing on top of rent that includes bills
Great location, small room and bathroom. No cleaners.
Good experience. Bit more expensive in the grand scheme of things but on suite is a must have. Good kitchen/ living space - all appliances work very well. In general happy with the accommodation.
Grate place for my first year, next to campus and a good social space
Love how close it is to uni, love all the staff they’re always there to crack a joke, my room is really cosy, love the little celebrations in the common room e.g. the Valentines Day Food! Overall fab place to stay!
Very convenient location, lovely place, great if you’re a student at Leeds Conservatoire
It’s a nice accommodation to live. As an international student first year it’s a good option!
really positive environment and good value for money
I love livening at Joseph stones, Helen is great!
epic accomodation. lovely rooms and great team that work here. great that the office is open 24/7
My time at JSH has been very pleasant. I think I have been very lucky that all my flatmates are very clean and tidy. The staff are always lovely and always happy to help. Maintenance requests are always sorted quickly. I don’t have any complaints at all!
I love how close it is to my university building however I think the price is a bit much for the room, i understand it’s in the accommodation centre of Leeds however I don’t think I should be paying as much as I am. The app that everyone uses in the accommodation to communicate with eachother is very handy, especially in an accommodation full of musicians.
The Joseph Stones House is really good but there are a few issues with showers and lights that do get fixed sometimes. The social aspect is really good and I feel I have made a lot of friends because we all live in Joseph Stones. The staff here are also very very friendly.
Really convenient location in terms of conservatoire, comfortable common room and a sense of community as they host events. Feels safe. Would say that for the cost, paying for washing/drying and limited range of amenities within the building isn’t ideal, I expected more for what I’m paying but I suppose being so close to the uni/city centre drives the cost up.
Very good accommodation for money.
it's a very convenient place to live and the staff are so friendly and helpful!! a great location with lovely rooms :)
The staff here a great and very helpful, it’s a very comfortable accommodation, I feel very lucky to live here.
It's nice being near the Leeds Conservatoire where Im studying
Really convenient location for the conservatoire and the common room is a nice place to hang out with friends. The reception team are really helpful and lovely if there’s anything you need
Fantastic had loads of fun in my flat with people and in true common room
Moved here in January due to old accomodation being infested with silverfish. I am so much happier now in Joseph stones. The location is close to everything I need and there is much more opportunity for socialising. Overall I love it here. The only issue is that the price of rent is very expensive however it is a price I am willing to pay for a great accommodation
The rooms are very small and I am paying the same amount as someone with a bigger room and a better view. The view of flats outside makes my room feel even smaller. The common room is awkwardly positioned in front of the reception. The location is great!! But the price is a bit extautionate
Very good , staff are lovely( Helen is amazing !!
Lovely staff - Helen is great! Nice spaces and very conveniently located.
It’s a wonderful experience and the staff are lovely especially Helen
Love Helen, Love Tia, Love Lewis - best team ever, love the shower pressure - right treat (great view) , basically the Hilton , really enjoyed Halloween movie night and I am #LOVING Valentine’s Day with Helen’s Scones feeling #grateful and #loved- peace and love to all key workers
Great place to live. Amazing shower pressure. Lovely view. Shoutout to Helen and Tia.
a little expensive but great for meeting people at the conservatoire and a comfortable place to live
It's been a lot of fun, and I enjoy spending time with my flatmates and the staff in reception
Great location, friendly staff
Any problems and they handle it really well. Thank you Donna and Helen for moving me rooms.
joeys is ideal if you are a leeds conservatoire student. a bit expensive but good socially and convenient. proper uni experience
it’s fine just feels like there’s always something that doesn’t work. our oven and hob are useless and it takes maintenance forever to fix anything that’s broken. common room is s*** cuz its tiny and right next to the reception and feels like we’re being supervised like children. but its so convenient being super close to uni !
Very well positioned and nice building. Rooms are fairly big.
staff are lovely, washers and dryers could be cheaper, might take a while to fix something if it breaks
Helen was helping me a lot when I first arrived, so welcoming
Kristina is the best!! And Joseph Stones House is perfect for first students
Very good social environment, made a lot of friends.

Thank you for Helen especially coming down on a Saturday morning
Its a nice place to live. Staff are attentive. You get what you pay for (and I mean that in a good way).
Good location, great and friendly staff. Laundry prices are a joke.
Fabulous location, super close to the conservatoire, great staff very attentive, good sized rooms and bathrooms, perfect for a first time student
