Symons House Biography
Symons House offers stylish student living in the centre of Leeds and within easy reach of Leeds Grand Theatre and numerous universities. Leeds Beckett University, the University of Leeds and Leeds Arts University are all within a sixteen-minute walk and Leeds Trinity University is a thirty-six-minute cycle away.
Outside of your room, Symons House boasts a variety of great communal spaces. There’s an Everyman inspired private cinema room and an outdoor screen too, as well as a state-of-the-art fitness suite, a stylish roof terrace and comfy communal lounges equipped with a communal TV, ping-pong and pool table. For your added benefit there is also a study room, WiFi, all-inclusive bills and contents insurance.
There are 11 different types of rooms to choose from at Symons House. There are ensuite rooms in shared flats, self-contained studios and 1 and 2-bed apartments. Laundry is not included in the rent, however, we have Circuit laundry machines in our accommodation, operational any time of day.

Thanks for the question.
We don't offer dishwashers in our rooms, but our studios all have a kitchen sink in them and each communal kitchen has a kitchen sink as well.
If you do book out our private dining room there is a full-sized dishwasher in there, so if you use the space for a meal with family or friends, the dishes won't be a problem!

the Accomodation isn’t clean. The bins & cleaners aren’t managed effectively. Cleaners do not clean flats appropriately. The gym doesn’t have a water service or tissue service. Management aren’t very responsive or kind.

I want to share my experience as a tenant at Symons House in Leeds, where I've been residing in their most expensive one-bedroom apartment since September 2022, with a staggering weekly rent of around £400. My initial expectations were high, given the cost, but unfortunately, my time here, which is set to extend until September 2024, has been nothing short of disappointing, warranting this one-star review. To start, the conduct of the staff has been a major letdown. With the exception of Thomas, who has consistently been friendly and helpful, the receptionists have displayed a shocking level of rudeness, particularly when dealing with essential grocery deliveries. Their rigid policy, which mandates the immediate retrieval of grocery parcels from the lobby, is nothing short of inconvenient. It shows a complete lack of consideration for the diverse schedules of tenants. Suggestions for a more accommodating policy, such as allowing collection by the end of business hours or else disposal

I love my little home in Symons, it's well laid out clean and tidy and all the amenities are very new which puts me in a good mood every day. Believe me, the stay was great with a conscientious and fun reception and a small but clean gym. Highly recommend staying at Symons!

Luxurious decoration, excellent geographical location, and convenient shopping and shopping. It usually only takes 10 minutes by train to the city center. This year, the security service in the apartment was particularly good, polite and proactive in solving problems. I will recommend this to the next class of classmates.

The location is definitely ideal for people who like to live near the centre. A short walk to school is good for health so don’t worry about that ten-minute walking! Staff are nice and though I seldom use the social space, the communal space looks good.

Got locked up in the toilet this afternoon, luckily, I got my phone with me. Handsome Mr.maintenance with my two best friends came and rescued me very quickly. Mr maintenance also installed a new door lock for me, thank him very much, and hopefully, this situation does not happen again.

From the central location to the extremely helpful staff, Symons House proved to be the best accommodation I could've asked for. The rooms are spacious with ample storage space. The staff is always extremely helpful and friendly, especially Molly. The social spaces are also well maintained and add so much to the experience of staying here.

Symons House is a great places to live. The location is amazing and the building itself is really modern and comfortable to live in. The living spaces on the ground floor are smart, classy and always super clean! Great for studying or just chilling with your mates in the social areas. The staff are all lovely and friendly at reception and will help you with any issues or queries you might have. Its a very quiet accommodation compared to others so if you looking for flat party's etc it is probably not the right choice, however the staff host events for people living here and it feels really communal. Area wise, it is fantastic with everything you need being on your doorstep - so somewhere more rowdy is only a few steps away. I've met some great mates here and overall had a really good experience.

Symons House not only provides a comfortable living environment but also has exceptional facilities set up to accommodate all life styles. The allocated study rooms are perfect for team meetings and solo studying providing professional, air conditioned rooms that are tailored for studying. Along with the cinema room, roof top terrance, gym and games room there are plenty of activities that you could do that are inclusive. Furthermore, the staff and security are exceptional providing many events that residents could get involved with. They are always happy to help.

All the staff are really friendly and willing to help. However as a first year I was expecting to be put with the other first years I now got to know in the building, but unfortunately got placed with 4 other Master degree students. However this place offers great social spaces. The rooms are so spacious and it’s a good value for your money.

I liked being here for over 35 weeks. All I can say is that they are doing a great job of ensuring student satisfaction while being friendly with all. The building is located in a very nice place near both universities and city attractions. Social events can be slightly better there, but in general, I liked the staff and all the residence mates I have met there

There are certain things that could’ve been done better, for example when we all moved in they didn’t clean the rooms or kitchen properly, there was dirt, hair and food just lying around in the cupboards? for all the money we’re paying I’d expect more. The location is perfect! except for the fact that there is CONSTRUCTION THAT STARTS EXTREMELY EARLY EACH MORNING literally next to the accom?! that’s something they forgot to disclose… I mean I am so upset, it’s so loud and close you can’t even sleep through it, for the amount of money I’m paying being told was the least they could do, I’m furious. I would recommend somewhere like IQ or white rose round the corner because this is a joke
Staff really friendly, especially Molly Elle and Zac. They sort out any issues you might have really quickly and are super helpful. Can’t fault anything with the accommodation it’s always really clean and is a really nice place to be around. Don’t expect a rowdy crowd as it’s quite a quiet accommodation at times but that’s also what makes it a really nice place to live in the city.

This is so far the best students accomodation I've ever stayed! Beautiful room with incredible views, perfect location in the city centre. The most important thing, the reception are incredible! Always here always so nice and helpful! Love it!!

Hands down the best place to stay as a student in Leeds!!! All the staff are super friendly and go above and beyond to ensure you feel just at home. The facilities are phenomenal and provided you with everything you need to succeed at uni! Would highly recommend!

Symons House has been very accommodating since I first joined . The receptionists and staff have all been very kind and COVID strict which has made me feel safe during my stay . I have already re booked for next year and have no regrets . Thank you Symons !

For me, this is my favorite place. Symons will have a wealth of activities every holiday, and will observe discipline during the epidemic. Pancake will make delicious pancakes during the festival, and we will arrange the venue according to our needs and bring small gifts in the New Year. When you need help, there is nothing wrong with asking Lydia or Mo. They will help you find a solution very seriously. I became friends with the staff here! ! Not willing to leave here at all.

Awesome accommodation and service! Staffs here are so friendly. It is new and very clean. The great location makes my life in Leeds more convenient. There are also many great activities, everything thing is perfect!

In a nutshell 9/10 It’s really nice. Photos on the website match the reality. I met some cool people here too (including the staff. They’re all really helpful and polite. Cheers to Lydia, Mo and Abdi!). Location perfect - u have everything around. Facilities - awesome. Terrace and Party room at 8th floor, social spaces at the bottom (on-site gym is small, but you have puregym literally behind the corner) and more. There are some minor downsides: - In 4-bed the doors are not soundproof enough - in COVID times there is no way you’ll sneak a friend from outside in. They’re serious about security. - Laundry machines are expensive. - For this price I would expect a dishwasher available in the shared kitchen (The IconInc, although more expensive, provides them) In general I want to emphasise it’s one of the best if not the best accommodation when it comes to price/quality ratio in city centre!

Excellent people, location, premises, facilities. A real boutique Six Stars Hotel. Strict & Safe entry restrictions. Whatever you need just think of it and it’s there for the tenants. If i could give more than five stars I would Congratulations for the whole team.

Symons house an excellent student accommodation mixed with a touch of luxury. Very helpful and polite team , always willing to help . Location is great , roof terrace is my favourite , secure and safe accommodation . I would highly recommend , it’s always worth paying a little bit extra to live in great accommodation like Symons House . most importantly, the reception service is really nice.

The apartment is very comfortable, warm and in really good condition as the building is very recent. It is also very close to the University of Leeds. The staff is always very helpful and friendly. Great experience!

Been living here since January , excellent service and helpful Team . The building close to the shops , bars and Restaurants. Very modern and Luxury building . Lots of help and support during Covid 19 lockdown, The Team been very kind and I would highly recommend it .

Good property in central leeds. Quite a luxurious student leaving. The options are open from various studio flats to shared flats. Close to universities. Co-operative and helpful staff member.

I think symons as a new apartment, its location is particularly excellent. Morrison will be reached within five minutes, very close to the city center. And the staff are very enthusiastic and often help students
Covid-19: During the outbreak, the apartment provided us with a lot of online yoga classes and a lot of handmade materials, including some cooking materials. We also started cooking competitions so that we will not be bored. Is a good apartment

Brand new building with new furniture and equipment so that's just great in itself. Staff are friendly and do well to 'serve' us. We're currently in the midst of Covid-19 so social spaces are prohibited, understandably.
Covid-19: Provided care packages, various activities etc. for us and remained very much in touch so if there's any need they're just a call/e-mail/visit away

There is a strict management of security, I appreciate that. And the apartment often provided fruit and snacks, which is really home-feeling
Covid-19: First, stop to receive the parcels on behalf of residents. Second, recommend us some home doing exercise and provide crosswords/sudoku for us to spend the boring time.
