All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Overall great experience, definitely value for money and would stay there again!
thank you for your kind review :)
My stay has been amazing, coming all the way from the Middle East, leaving my family behind for the first time was really tough, but two people working there has made it feel like home for me, Jess and Kasia are by far the most amazing staff members of all! Not only did they make me feel at home, but they would also regularly check up on me and made sure I didn’t need anything, I highly recommend going to Point Exe.
What an amzing review, thank you so much and it was a pleasure having you at Point Exe, all the best wishes Kasia and Jess :)
Nice rooms, only a 10 minute walk into town and a 15 minute walk to uni and good value for money.
Thank you for taking the time to give us your feedback. It's nice to read your positive comments. :)
Much better than I thought it would be. Location isn’t great for studying but decent value for money
Thank you for taking the time to give us your feedback. Im glad we have exceeded your expectations!
Point exe community makes the walk up to unit worth it. Lovely staff and decent kitchens overall 7/10
Thank you for your feedback and it's nice to hear that you are enjoying your time at Point Exe. Have a great weekend Kind Regards Point Exe Team
Lovely Gaff, lovely staff. Wouldn’t choose it but fell in love. Cracking time here, beds a bit lumpy but what can you do? Big up the Mafia great groups of lads (and lasses) makes the walks to the clubs bearable. Max Xxx
Thank you for your review Max.
The people here are very helpful very nice and very kind.
Thank you for your lovely feedback. Have a great weekend. Kind Regards Point Exe Team
really nice accommodation that’s situated ideally close to campus and the main train station
Thank you for such a nice review and we are happy to hear that you are enjoying your living at Point Exe. Have a great weekend Kind Regards Point Exe Team
I would not recommend point exe as a first choice accommodation, but don’t panic if you get placed here when uni runs out of space in campus. Yes, you can hear the train constantly but you get used to it. Yes, it’s ugly. Yes, it’s small. But it’s functional and the low price makes up for it. A social area other than the kitchen and some comfy chairs/sofa would have been great but the flats are so small there’s not really space. Overall, not the most glamorous or desirable accommodation in Exeter but not the end of the world!
Thank you for your review. We are glad you overcame your reservations and enjoyed your stay with us!
Point Exe wasn’t only ideal accommodation to begin with, but I’ve soon come to love it. 2min walk to St David’s train station which is incredible and super convenient. Closer to the city centre than some of the on campus accommodation. Despite the long up hill walk to campus, the shuttle bus service has come in handy. There could be more social areas as currently it’s relatively hard to socialise and meet the people in your building. The building is always super clean and the kitchen/bedroom is very well equipped. Overall would recommend and is very good value for money.
Thank you for such a great review. Indeed we do not have an indoor social area but once the weather will improve we will be having more events at our outside Exe Shed. Have a lovely weekend Kind Regards Point Exe Team
It is a really nice place to live as a student!! This place makes you to feel warm-welcomed and secured.
Thank you for such a lovely review. We are glad to hear that you do feel safe and warm - welcomed at Point Exe. Have a great weekend Kind Regards Point Exe Team
Really friendly and helpful staff and generally feels like a nice community despite being one of the further accommodations from the centre of campus
Thank you for your nice review. We are 20minutes walk from Streatham Campus but University of Exeter is offering shuttle buses( mornings, evenings) and we are only 2 minutes away from St.David's train station from where you can travel to Central Exeter within a few minutes. Have a great weekend Kind Regards Point Exe Team
Ladies in the reception and maintenance man very nice and helpful. Campus is a little far if you don’t like walking but otherwise doable. Internet connection isn’t always the greatest, my phone tends to switch to data if lots of people are using the internet at once. Otherwise a good experience here :)
Thank you for your nice review and if you will experience any more issues with the internet please let us know. Have a great weekend Kind Regards Point Exe Team
Point exe wasn’t initially my ideal accommodation in Exeter but once I got here it grew on me and I have made some great friends here, the staff are lovely and it is everything you need from a student accommodation
Thank you for such a lovely review. We are very happy to hear that you do enjoy living at Point Exe. Have a great weekend. Kind Regards Point Exe Team
Too far away from campus. No social spaces. Too expensive for what we get. At least a 20 min walk to get any where.
Thank you for your review. We have no indoor social space but we do try and make the most of our Courtyard and Exe Shed. We are located a 15 to 20 minute walk from the University but we are 2 minutes from St Davids Station which means it's a 20 minute train ride to the nearest seaside town. Also there is a shuttle bus from the station to the Uni every morning and evening.
Really like point exe, in an ideal location, close to town and campus with lovely staff who are super helpful!
Hi There, Thank you very much for your brilliant review. We are very happy to hear that you are enjoying your time at Point Exe. Kind Regards Point Exe team
I’m so glad I picked Point Exe to live in during my degree at Exeter. The location being only a short walk from campus, the city centre and the quay has been a highlight of my experience here. The staff are also lovely and always respond quickly to any problems or concerns. The staff put on lovely events for the residents they typically take place in the courtyard but I do wish there was another space for socialising, specifically an indoors space. Overall I have loved my time at Point Exe and would recommend it to any student!
Thank you for your kind review, we also wish we had space for an indoor communal area too - imagine the events we could do then!
Point Exe's main issue is its location. It's at the bottom of the hill, so it's always a hike. You're about 20 minutes away from campus and High Street, but two minutes away from the train station. If you like a chill accomodation, and ordering your groceries online, then it's not really a problem, but it's definitely something you should consider. The main way to High Street includes very steep stairs, that can look a bit scary, but I've personally never had issue walking to and from home. The staff here is brilliant, they're incredibly nice, and always make sure you have everything you need. They organize events every once in a while which are nice enough. The communal areas are kept very clean, but individual flats aren't. All in all, I think if you're looking for a more private and independent living situation, then Point Exe and their studios are the way to go.
Thank you for your review. We appreciate your feedback and that you are happy with our service regarding the staff, events and cleanliness it means a lot to us. We are lucky to be next to St. David's train station so if someone doesn't enjoy the walk to High Street they can always take a train and be there in a few minutes time. Kind Regards Point Exe Team
Getting accommodation as first year student I was obviously nervous, but I think one thing that made it all better is how smooth the people in management made it! Both when I made calls to them and when we spoke in person. Besides all that the studio I got here was incredibly spacious and clean, they even had a goody bag for us as a welcome. Overall I would say that point exe is a great location for students!
Thank you for your lovely review. we are glad you are enjoying living at Point Exe.
Really lovely place to live, especially when walking by reception and Jess always being there to help or have a chat.
Thank you for your lovely review. Kind Regards Point Exe Team
Good value for money, nice staff and conveniently located near the station. However, would be nice to have a bigger flat and have cleaners come in once a week.
Thank you for taking the time to leave us a review, we appreciate your feedback.
Terrible location, not convenient for getting to uni or to town, although the station (St David’s) is only two minutes away. The nearest supermarket is all the way up at the high street. On nights out you have to either walk up a steep secluded staircase through trees, or up a partially lit alleyway. There was even a murder investigation in the house opposite the flats and police were stationed there 24/7 for most of the year. The “social” area is literally a concrete courtyard, and the rooms themselves are very isolating. The fire alarms go off constantly. The train tracks run directly behind the flats and can be heard all day. The windows on the rooms hardly open and are tiny. You have to do all your cleaning yourself, which is fine, but for the same price other halls offer cleaners. The maintenance crew do fix things quickly though and the wifi was good. There’s also decent security in the Point Exe buildings themselves.
The only good thing about this hell hole is the wifi. Upon arrival our cooker had no numbers on whatsoever, frequently the boiler broke and we had no hot water for quite a lot of the first term, the windows of the room are covered with a black substance, the location is abysmal with nothing nearby, unlike the halls in a similar price range such as Lafrowda you don't get a cleaner and the rooms are small in comparison to other halls. All in all, I would recommend avoiding this awful place at all costs.
The location is very inconvenient there are no nearby shops other than londis. You cannot go out alone at night as the way back involves a few unlit dodgy alleys and I have seen lots of suspicious figures and been chased and shouted at by men on my way home. The rooms are tiny and boiling hot however, if you open the window its too loud to sleep and the hobs in the kitchen hardly work. The location is very isolating and its hard to socialise with other people where it is. One of the worst things about it is that there is no social area which means you are restricted to your flat. Therefore, if I could I would give the social experience 0 stars as well as the location. There is no cleaning here as well.
