What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Very lovely accommodation! I felt comfortable living here. It s very near to the Meadows, the Bistro Square Campus of the University of Edinburgh and there is a supermarket very near by (probably less than 3 minutes). Sadly, due to Covid-19, I had to interrupt my stay and I can not say much about social experiences. But the property team was always kind and happy to help! Their help during these times convinced me that I don't need to try any other accommodations next year, but that I feel welcomed and cared for here. I am looking forward to another stay at this place - hopefully with more social interactions this time =D
Although on the pricier side, this accommodation has great amenities, and it’s location just by grassmarket, the meadows, and the university makes it super convenient. Although the common room and gym and welcome additions, due to Covid i haven’t been able to enjoy them fully. Management is always helpful and timely, and the view and light are splendid. would recommend!
The staff are stellar! They have been very helpful from the booking process until my period of tenancy. They are very welcoming, friendly and ready to help at all times. The staff try their best to host social events every week and suggest interesting activities throughout the week. They are also open to have a chat at the reception desk with residents. The building is very well-insulated compared to other accommodations I've lived in, so I rarely use the heater. The cleanliness and maintenance could definitely be improved. The responsiveness of the maintenance and cleaning team could be improved. The overriding factors of the value for money boils down to location, building insulation, wifi, security and enthusiastic staff.

Great value for money. Great building, conveniently located, with all necessary amenities. Everyone at reception is extremely friendly and helpful, they are there for you at any time.
Security is incredibly relaxed. It is not uncommon for people to walk in off the street, entirely unchallenged or stopped in any way by reception staff. Following this, there is no CCTV above the ground floor level/outside of the elevator. Trash is often found overflowing in the courtyard by mid-afternoon/evening. It's not uncommon to find rats in the dumpster when taking your trash out. The walls between both rooms and flats are very thin plasterboard. Individual noise complaints are recorded by reception, but it is highly uncommon for action to be taken against any individual based on noise. Management and maintenance regularly downplay, or for the most part, ignore building quality/damage brought to their attention within the premises/flats. Also, the surge in five star reviews to this website between June 27–28 is curious. These did come at a time when management was making a push for positive reviews.
Fantastic location-10 minute walk to Princes St. and law school/ George Square campus. The staff are excellent and the building has an enjoyable social scene.
Lovely place to live, great gatherings and events so that people meet each other and socialise. Stuff always available even at night and very helpful. Only two shortcomings, windows are small in certain rooms so better come prepared for it in case you only see the pictures, and walls are a bit thin, not unlike other student accommodations though! certainly not something to disuade you to stay in a central, lovely location!
I can highly recommend Portsburgh Court student accommodation if you are looking for a place to stay. The staff are hands down the best. Always super friendly, helpful and always available. If you have any questions, need help or just want to chat they are all always happy to chat. Moving to Edinburgh was already stressful enough, they made it so much nicer! Apart from the staff, things that I love about my accommodation are: the location (everything is in walking distance and a Sainsbury's is just around the corner), the internet is quite good, I've never had any problems with it, there is regularly something going to meet people. The only two small complaints I have are the cleaning schedule (only every second week) and the window size in some rooms (just schedule a viewing beforehand to check). All in all, I am very happy with the accommodation and highly recommend to come to visit and check it out for yourselves!

The heating switches off automatically every 30 mins. You'll wake up cold in the morning.
Pretty pricey but great flats of five bedrooms each with ensuite and 3/4 beds. Super friendly reception and security staff, there within 20 minutes day or night if you lock yourself out - which you will. RAs did organise loads of group outings, particularly during freshers week where they were very popular and great for meeting neighbours.
