What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Expensive Accommodation. Maintenance has been called out practically once a week because something is faulty, broken, mouldy etc. Poor communication and lack of help from accommodation manager. You would think after 3 faults with a washing machine and becoming a significant fire risk they would replace it. But nope, waiting for parts and a contractor who may or may not arrive in a week.
Hello, Thank you for your review. In regarding to washing machine we have received email on 7th of February at 10pm that it doesn't work. We have contacted contractor regarding fixing it which you have been informed about it. Previous issues with the washing machine were fixed within 48 hours. We are always trying to get contractors on site as soon as possible.
It was a really nice experience even though I couldn't do too much because of Covid. Especially the property managers are amazing and always find a solution to help you with any problems. Great location right by the Meadows, and less than a 10 minutes walk from UoE. The accommodation managers are very friendly and helpful. They are on-site from Monday to Friday so their response time is always very quick. The price is a bit higher than other neighbourhoods in Edinburgh but this factors in all the amenities offered: WiFi and utilities are covered, private bike storage and on-site accommodation managers. Unfortunately there was not much social experience due to Covid but in non-pandemic times there would normally be social events (I assume). Internet speed is usually great though it can be slow at times if all flatmates are on at the same time.
I enjoyed my stay here. Very close to my uni, the staff are friendly and the property is great! I stayed in the townhouse and my time there was super comfortable. Would recommend :)
Meadow court is very well located, close to the University buildings, nice pubs and Arthur's seat. I spent 2 years there and enjoyed the flats i have been into. It can feel a bit small but it has a lot of storage and is well organised. The staff is lovely, helpful and always open for a nice chat (which was great during this whole covid thing and the lack of socialising). The wifi was a bit slow sometimes but it never prevented me from joining lectures. Overall I think this is a nice place to start university life!
Good flat, good location, fair price, extremely helpful crews, plus a yard. It takes 10 mins to George Square and 30 mins to Kings Buildings by walk. No other student accommodation at this price can do that. The reception resolves noise issues such as late party quite effectively. Hardware issues can be generally responded within a few days after report. The hub is nice and tidy for quiet study or group works. Lived here for 2 years, definitely love it.
Meadow Court is in an excellent location just next to the Meadows. The management team are lovely and are always keen to help if you ever have any problems at all. The facilities are also of a really high standard, including the social Hub space, despite coronavirus guidelines restricting the capacity at the time I was staying there. The rooms are all lovely with spacious kitchens and a large television! Strong, fast internet connection allowed me to never have any issues connecting with university services. Thank you for such a good semester!
Excellent Location. Great property management staff. They are always willing to help about your little problems within the accommodation. Beautiful kitchens with the all necessary equipment. 2 minutes walk to Meadows. Common areas like corridors and social hub is very clean. Cleaning of your flat ofcourse depend on you. Social experience was lacking due to Covid- 19. However under normal circumsitances there would be more socialisation. Overall, very clean, warm accommodation that you will fell at home.
Great location right on the corner of The Meadows and easy access to local shops and restaurants. Walking distance to Princes Street is around 20 minutes (which is nothing compared to most accommodations) and Arthur's seat is pretty much one street away - great for getting out on walks, etc. Staff are extremely welcoming and made moving in a breeze. They respond quickly to any concerns and any issues in the house were remedied the same day or the following day. The wifi is strong and I've never had any issues submitting work (I often upload large files due to being on a creative course). Our house was very clean upon moving in and came with a washer dryer (which was a huge bonus considering most accommodations charge £5 for just one wash). I also met some fantastic flatmates that I'll continue living with for 2nd year. Overall, staying at Meadow Court has been a really positive experience and I'd highly recommend it over any other student accommodation in Edinburgh.
Poor service from RAs (who had no idea what was going on with any issues), poor maintenance service when that went wrong, generally unclean (including mould and dead insects) when moving in and a lot of issues in communal spaces. They prioritised their commercial bookings over students during the pandemic. Lots of noise all the time. Bad windows and insulation and beds are right next to them, one flatmate had black mould growing all up his window. The only good thing about this place is the location.
Would absolutely recommend this place! Great location with everything you need within a short walk, good sized bedrooms with lots of storage space in a modern, well-equipped flat, and a very helpful on-site staff available immediately which is something not every hall can offer.
Being newly refurbished the rooms all look amazing. Furthermore, Meadow Court is close to everything so the location is ideal. The staff/ reception is very helpful with any problem and more than willing to help making it easy for students to just focus on their work if they have to.
Lived at Meadow Court for two years, great accommodation all round. The location is fantastic, next to the meadows and less than 10 minutes walk to george square campus, and within walking distance of pretty much everything in the city. The renovation's took a while but they have completely finished and the results are great, a huge improvement from last year! The staff are especially lovely in setting up events and are always helpful if any issues come up. Would definitely recommend.
Loved the location, internet was fast and staff were lovely. Internet often cut out, and didn't really take any chances to meet many other residents, but apart from that flawless experience here at meadow court

Had a terrible time with them. They decided to refurbish the entire property so I was delayed in moving in which is highly inconvenient for an international student. Plus I had to deal with construction noises for months on end as they finished building the common room. There are no lifts to help when carrying heavy shopping bags. There were little to no social events held during the entire year. The only good thing was the parcel service at the reception. All in all avoid this property at all costs! It's not worth the money for such low quality.
Ridiculously overpriced. Was supposed to have been "renovated" but honestly looks worse, and the amount of issues we've had since we've got here are just ridiculous so it's honestly not even worth listing them.
Meadow court was ace! Basic, but really good for first year. It's well managed too and being right by the meadows on Sciennes the location couldn't be better
