Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.
Do not come here! It's a complete con and far too expensive for what you get. First off, the day I moved in my bathroom was disgusting and hadn't been cleaned even though they allegedly thoroughly clean every flat before your arrival. My bathroom was covered in mould and stank. The staff are not very helpful except for maybe one or two good eggs. One of my flatmates was a residential assistant and was a complete @#£% he lorded it over us that he was an RA and used it to his complete advantage and was not at all helpful, he also happened to be the messiest flatmate there ironically. I know not everyone is going to get along, and thats totally fine and only natural, but when flatmates start to become nasty and misogynistic, that's where I draw the line. I actually moved out and transferred flats. The rooms themselves are just standard, and not worth what they're charging, it's a joke. Overall, staff are unhelpful, some of them just rude, WiFi is terrible, the tenancy agreement is a con!!
Bit late but meant to do this earlier. Due to there being 8 people in a flat, not everyone is going to get along, so be prepared to go to war with some of your flatmates - that’s if they’re not reclusive and appear once in a blue moon. With so many people in the flat, the kitchen will be left in an absolute tip with binbags piled up and rotting like landfill. Forget about using the fridges as there will be certainly stuff that’s left to ferment - if you’re ever tired from studying, just open your fridge and you’ll be punched awake by a waft of death every time. Don’t ever forget your FOB, as sometimes your room door will lock behind you and leave you locked out of your room in your own flat - thankfully for me, I was able to walk down to reception in my socks and boxers at 5am across the courtyard and phone security from there, who took a speedy 30mins to show up. Some were a bit alright but most are condescending and have far too much power. I’ve served my time there - have fun 🤣

The worst place I have ever lived and I spent 3 months in Govan. The accommodation staff themselves are ill-mannered and have less empathy than Anne Widdicombe. They do not care if you're being bullied, are suicidal or your flatmates have sent you death threats as long as you pay the frankly extortionate rent of £710.52 /month. The bins are rarely emptied, the washing machines are too few and not functional enough to provide a service for nearly a thousand students. The Residents Assistants are very lovely, however, as they put on a few events during my stay, including board games nights and free pizza nights which always had a really lovely atmosphere. The social experience isn't horrible, provided you get at least one person in your flat who is not a slovenly, ungrateful psycho. I do not see where the rent money goes to the upkeep of this place. It is run down. Just rent a flat or get private accommodation outside of university jurisdiction, as it will be far more worth it.
I was under the impression that halls were a great opportunity to kick-start a university experience and with regards to meeting my peers, and it was, however, the quality of living in Bainfield was so disappointing that it has forced me to leave such a negative review. Bainfield security was so unbelievably rude, we were completely treated like children in a boarding school and charged £10 every time we required assistance getting into flats/rooms that we didn't find out about until fines came though when we moved out. End of year fines were ridiculously over priced, getting fined for having dust on the desk or a non-polished mirror. The main entrance to my building was broken for weeks meaning anyone could walk in, as well as the lift and a window. Maintenance would barge in with little warning to swap shower heads every few months and it was luck of the draw if you got one that worked properly. I would not recommend and am thrilled I now have my own flat.
Worst experience of my life. Please avoid this place at all costs. Staff are some of the most unhelpful and rude I have ever met in my life. They basically call you liars and all they care about is getting your rent money. I know some people will think I'm being over dramatic here, but staying here has actually caused a bit of trauma for me. Most of my flatmates were awful, causing me disturbance and personal distress practically every night. Kitchen was a landfill everyday too. Tried to seek help from accommodation staff to sort these issues out and they ultimately made me feel like it was my issue. Please don't stay at Bainfield and find alternative accommodation elsewhere, because trust me if you are facing a bad situation at Bainfield, the staff and management will not help you out.
i'm not a person to ever leave bad reviews, but my stay here has been so awful i'm so ready to move out. here's just a few key points; 1. my shower drain broke 2 months ago. i told maintenance and they've refused to fix it so they can charge me the £35 blockage fee when i move out, so i've had to take 3 minute showers for the past months and risk flooding my entire bathroom on the daily. 2. there's no parking. move in day is hell. 3. the lift in my building broke for a month in december. i stay on the 7th floor. my asthmatic flatmate couldnt stay at accomodation for a month because of this and obviously was still expected to pay the full rent. 4. the internet went down for 4 days on deadline week. 5. the fire alarm went off at 12am, and noone showed up for 40 minutes. 6. the rooms are so tiny the rent is just not worth it at all 7. they will charge you for ANYTHING possible. just go to private accom. i promise
Feels like a horrible hotel, social spaces under utilised. Incredibly overpriced. Bainfield is promoted like the place to be when going through the application process, but quickly the mask slips beyond the point of no return. I would never return

Bainfield is very expensive for what you get. Small rooms with eight people living in the flat. If anything is broken it takes weeks to fix, or they don't even fix it at all after weeks of hounding them. They charge you for ridiculous things and the charges are extortionate for what they are. WOULD NOT RECOMMEND.
I had a pretty decent year at Bainfield, met lots of new people and had lots of fun. The staff was extremely helpful and friendly. Lots of free stuff during the year as sweets, energy drinks and instant pasta. Only complaint is that the isolation of the windows on the ground floor is really poor, my room was cold all of the year unlike the upper floors.
would not recommend unless you have £705 a month to spend on a little cushty room with a bathroom. Be prepared to not charge and play on your phone at night as no plugs beside bed. Also showers are not powerful. Social room is bad compared to some others. There are no cleaners who come clean the flat like other accommodations. Internet is good but crashed about 4-5 times, each time for 4-10 hours, which hindered my studies. Really nice place tho, canal is beautiful, and nice walk to town. The laundry contractors (circuit) are very very very bad (look up their reviews as well). would not recommend tho just for price alone. Wish I had chosen different halls :c

Awful staffs, try every single way to rob money from student pocket, even make up things to fine for money, unfriendly and not respond for your need but quickly respond for money. I hardly hate people but they made me really angry. good for location and transportation.
Problems began within 20 minutes of being in the building. I needed to use the bathroom which for starters was white everywhere unlike the colored wall that was advertised, however deceit of an aesthetic nature are somewhat commonplace in the 21st century no? A further issue soon illuminated itself, or rather failed to; the bathroom light and fan were designed to come on when the door to said bathroom was opened, however, only the fan came on, the lack of a bathroom light was certainly unexpected considering maintenance staff had 4 months to resolve this issue. As a very easy going person I decided to deal with the issue the next day by notifying reception of the issue, expecting it to be resolved in a couple of days and until then just keeping the door open to allow light from my bedroom to illuminate the bathroom. A week passed so I went to reception to inquire when my light may be fixed only to discover no one had logged the issue. It took another week for my light to be fixed.
terrible, Just dont stay here. Complete waste of money. S*** staff, S*** rooms if you consider the amount of money they cost, S*** wifi which is down all the time and you have to pay extra for it. S*** cleaning facilities, the washroom is honestly really disgusting.I dont usually write reviews on anything this place just pissed me off too many times save yourself the trouble and find litararily anywhere else.
Would not recommend these halls too anyone. So completely overpriced it brings a tear to my eye. The en-suit looks like a hospital bathroom, you will receive a £25 fine for having a poster on the wall even though there is hardly any wall space and your already paying nearly £700 pound a month to live in a tiny room and have a kitchen that is always breaking (cant tell you how many times the fridge has broken) with 7 other roommates. The management is absolutely terrible, I moved in paying £400 a month and then received an email after i had already moved in saying this was a mistake and that im going to have to start paying an extra £288 which was absolutely impossible for me too afford. The noise is fantastic if you love endless roadworks and constant music at three in the morning. As for the location its really close to the town centre which is great however its not close to the napier sighthill campus so get ready to pay an extra £45 a month for the bus.Overall its a piece of s***.
Undisputedly, this is excessively overpriced. Premium is not worth the extra £180 you pay in total. New changes to the properties for '17/18 make premium even less worth the price (TVs are being placed in all properties). Ad is also deceptive, there is no 'Bainfield Cafe' due to licensing restrictions upon the University. Overall: the halls are good, modern and the location is the best perk of it all. You're merely minutes from the city centre of Edinburgh. Excellent social experience and therefore highly encouraged to move in. Flats of eight ensure you will like someone however highly discourage halls if under eighteen. Don't leave passive aggressive post it notes! Always talk to your flatmate abt issues. Only rota you should make is for the bins + recyling, it really is worth it. Downfall is mostly due to staff and maintenance. Extremely excessive for private accommodation, however are often prompt to fix issues relating to key fobs/lights etc. Expect weekly emails from Petra.
Really, really think about your options before you plan to move to Bainfield. Yes, the pros are en-suite facilities, it's across the road from a couple of nice restaurants and a cinema and it's not exactly a far walk from town. Plus moving into halls is great for making friends since there's always a flat party going on somewhere. But it's not worth almost £700 a month. Maintenance is often carried out, but is intrusive. They like to shoot out an email in advance sometimes, and I guess it's good that they try to keep on top of things, but what's carried out isn't always necessary or wanted. They have some sort of power-saving light sensor in the bathroom, which is ridiculous if anything dangerous. Your bathroom will go pitch-black after two minutes-even with the shower running-and you'll having to reach out and frantically wave at the sensor to pick up that there's someone still in there. The list honestly goes on. Make friends in classes and go to parties through them. Not this way.
Bainfield is really good for location as it is very central and I met loads of amazing people there, but that's literally the only good things. The staff are rude, inconsiderate and unhelpful. Our fridge broke and it took them over a week to sort it out meaning we had basically no food. Our flat door also didn't lock and they were very rude about sorting it out, even though the front doors could be opened easily by anyone and there were several break ins. The rent is far too expensive for what it's worth. Internet never worked and if it did it was slow. Washing machines were over priced and didn't clean your clothes. Constantly woken up early by maintenance and once had a workman drilling outside my room at 9am. They also fine you ridiculous amounts for the littlest things. £25 for a new key is a joke when they probably cost about £3 to make by some little kid in China. Bainfield summed up in one word- s***.
Bainfield was honestly just a horrible experience for the full time I was there. I lived in the bottom flat with a big room and shower room which when I moved in thought it was great. The first night staying there having a shower, flooded my whole bathroom, I complained about this problem for 4 months before anything was done about it. The accomadation officer seemed to just want to charge me of some non existing damage rather than help with the problems I faced with me flat. Living on the bottom floor meant anyone coming into the building I had to hear their conversations at all times of the night. Was unable to leave my window open as smokers hung outside my window. And basically wished I stayed anywhere else but here at bainfield a complete waste of money and 9 months of my life...
The Internet was clearly the cheapest available as it it terrible unreliable and drops all the time. The price is far more per month than any flat privately especially since there 8 man flats and so should be cheap! Regardless of what you add to the list of things they missed out when you moved in(the form for damages and breaks) the management team will still attempt to charge you for all of them when you move out. They will try charge you cleaning charges when you leave regardless of what state the rooms in and will attempt to fine you as much as possible in an effort to rip you off and take as much money as possible. All in all bainfield is terrible! And this is all due to the wifi and management team
Overall rely bad experience, staff constantly hassling us about inspections, constant fire drills randomly at any time of the day, too many people in one flat (7), and also my bike was stolen in brought daylight under their surveillance in whilst chained up with a motorcycle chain, nothing was done about it, and it continues to this day, also way too expensive your better flat sharing or something.
Expensive for what you actually get out of it although the bedrooms and flats are modern and a decent size for a university halls! The wifi was good and the location was great- just outside of the city centre! The kitchen was good although I struggled for room in the fridge as there was 7 of us in our flat! The clothes washing facilities weren't great due to price and cleanliness of the machines and room! My social experience was good and I have made plenty of friends, however I do think this was hindered by the layout of the flats and how secluded they are from other flats! In most University's they give you a personality test during matriculation and ask you about going out and interests in order to group you into a flat with people with similar interests..I had nothing in common with my flat and we didn't get along at all! The room maintenance was awful, I had people coming in and out of my room, weekly, to fix my shower head and lights even though there was nothing wrong with them)
For what you're paying its ridiculous. Endless problems with shower blocking, drawers coming apart, cupboard handles coming off, the front door never locked properly, security were forceful and very rude and the fines were ridiculous. Would not recommend. Better to find either a private flat or lodge.

My overall experience of bainfield was generally good. However, I found the halls staff very rude and unhelpful towards my flat in my experience. We started the year with a broken table that ended up being pushed into a corner so we couldn't use it, for fear of breaking it. After a number of emails acknowledging our broken table, nothing came if it and any other emails were ignored. (Not naming names) The halls staff continued to inspect our flat three weeks in a row. I understand the need for cleanliness but three inspections in three weeks is a joke when no other flat got the same treatment. I found that security did their jobs very well and were polite throughout my stay. All in all the location of bainfield is good for university campuses and night life. Dissapointed that it had to be this way I just hope that it can be fixed for next year. Major adjustments needed.
My main issues with my stay at bainfield were the staff. Not the security staff but the halls staff. I found them very unhelpful and rude towards most members of my flat. I would urge next years tenants to view the flat with someone and take pictures so that they cannot charge you for things you didn't break. We came into the flat with a broken table and asked for a new one up until about Christmas time until we realised it wasn't happening. The halls staff didnt help with any issue and the flat inspections were a joke about cleanliness. However, I had a great time at bainfield but that surely wasn't helped by the staff there. Hopefully it can change for the coming year...

Bainfield is the perfect place to stay if you want to go out every single night and never get any sleep the whole uni year. The rooms are very small for the amount we paid, and the walls are extremely thin so you hear everything, but the en suite was very nice. The amount of inspections and repair work that had to be done to lights etc was ridiculous, they were in our flat more than we were. The only plus is the key fob allows for better security, however it didn't stop bikes being stolen etc. If you don't care about any of the above things I would stay here, I met the best flat mates and it is in an ideal location.
Value for money: £126 p/w (probably more for '16-'17 students) is extortionate, considering how terrible the wifi is. They charge *extortionate* amounts for the slightest amount of damage. For example, my friend's flat got charged £40 in total (with 4 to a flat, that's £10 each) after a flat inspection because jars left on a windowsill left rings (which could have been wiped off easily). Their justification? That the windowsill needed to painted. That was completely unnecessary. The wifi is absolutely terrible. Either the ceilings are thin, or I had noisy neighbours, but I kept hearing them. The doors to the buildings can simply be yanked open, leading to multiple thefts from people's flats (since Gibson terrace, the street opposite, is full of jakeys). A couple of positives: everyone goes there, so it's very social; bainfield bar is good for revision (cause nobody ever goes there); the actual quality of the rooms/common areas themselves is pretty good.
It's not worth the money for what it is. Stuff was always breaking and took ages to get fixed. The people who worked there were awful and we were treated like children as we had flat inspections every other week and room inspections. It's a good location for going out but if you go to sighthill your a good 45 minutes on the bus. The people you meet are amazing though and it almost makes it worth it!
Probably one of the better accommodation s at Napier, however the lack of securit and understanding fron the management abd ridiculous prices both for Rent and Fines makes it an unpleasant experience. However the social experience at bainfield makes it worth the hustle.
Far to expensive for what it is worth. You will have people constantly coming in and out of your flat. There is break in and bikes stolen from their supposed high security. They blame students for these even though people are getting past their "high security" The rooms are small and you'd think they heat up well, your wrong. internet crashes on a regular basis a lot of times when its coming close to deadlines. Staff are disrespectful and will look through your personal items and argue points that are unnecessary for example I'm a digital media student and I shouldn't have such a big pc with me. You pay so much for so little you are cheaper going to reigo or Morrison circus, cheaper still going private. Ontop of your rent being more than you think it will be they will charge you for anything and i mean anything the smallest dust particle in your room is enough to try and charge you £30. DO NOT come to Bainfield.
First of all, they charge you A LOT more than they advertise the flats as. I rented the superior suit which should cost 135 a week, but actually costs 167 a week, which they don't tell you until its too late. Flats are modern but has a lot of faults: 1. Security = terrible. several break ins, outside doors can't be locked etc. 2. Heating = non-exsistent. During the winter we had 2 hours of heating a day, however the heaters are prevented from going further than medium and the rooms are really poorly isolated. 3. Washing machines = dead expensive, doesn't clean at all. 4. Fire alarms. Going off atleast twice a week. record is 3 in 48 hrs. 5. Reception staff/ Accom office = extremely unhelpful, tries making money off charging fines for non-exsistent things. 6. No fridge space. 8 people in a flat with less than one shelf each. 7. WiFi. Terrible, shuts off a lot, slow even though I paid extra for 50mbps. In other words, I don't recommend living here for that high rent.
Poorly ventilated rooms and when you do dare to inch the window open the slightest breeze switches on the automatic light in the bathroom w/ annoying fan. Not a comfortable environment.
The only thing I have enjoyed is meeting people at this accommodation. However! It is not worth the rent money spent each month. Heating is on for a few hours a day leading to rooms being cold for the most part. Accommodation officer and reception staff are rude and unhelpful. You will get fined for anything. Even issues present at the time you move in. Security is lacking severely with bikes and personal items being stolen and security staff slacking off often across in the entertainment complex. Most of the time stag in reception so regular patrols are non existent. Doors to blocks are easily pulled open so anyone can get into the block. Parking is terrible and accommodation officer only really cares about getting his car parked outside reception. Reigo, slatford, Morrison circus all seem better than Bainfield so look at them before deciding on it. Private accommodation seems to be cheaper as well.
They charged us (as a flat) £80 for a new bin because the old one was dirty. Internet dropped at least twice a week, ridiculous amounts of noise, I see they're building a secondary school right next to the accommodation (you poor poor sods) and generally it was a pretty dismal time. Highlight was my amazing flat mates, with the only exception being the Russian girl who invited her friends around for shouting matches at 3am. Lay some ground rules down, kids.

I rarely give bad reviews places but the staff and accommodation here pushed me to do so for Bainfield. To start off, the flat is very expensive for the dorm-like rooms you receive (most flats have 8 people living in them). The rooms are very small, which wouldn't be a problem if the rent every month was a lot cheaper. The staff here are INCREDIBLY rude and not helpful. They are less than willing to help if you have lost mail or have not received a package you are expecting. I've also experienced several disruptions, as there are always people coming in and out of our flat and rooms for inspections or other work. It did not feel like it was actually my space. You can find other accommodation for a better price that is a lot nicer, and probably a more ideal location as well. I would not recommend this flat.
Absolutely awful student accommodation. I would advise everyone thinking of living here to find housing elsewhere. We have had to put up with internet connection frequently not working, 2 weeks of no hot water for myself and a month for my flatmate, noise from the building site next door, shower rooms that flood because the floor isn't level, washers and dryers which are almost always either full or not working (there are nowhere near enough to accommodate the amount of people living here) a letter box which is broken every other day so we have to ask reception to open it for us, automatic lighting in the hall which does not turn off and a very unwelcoming and unfriendly head accommodation officer. Our lock on our door broke during the easter break through no fault of our own, and it took them 3 weeks to fix it. Anyone could have simply walked into our flat and taken anything from the living room/kitchen area. there are several other points, but you get the idea. Stay somewhere else
Aesthetically pleasing but other than that it's s***.
Bainfield as a whole has been good due to the people I have met, the nearly double beds and having an ensuite but apart from that nothing else has been pleasant. There has been continuous disruption due to building works, regular fire alarms going off at 3/4am in the morning weekly due to 'technical' faults, door handles breaking, leakages in the corridor, ridiculously expensive washing machines and driers to name just a few of the problems. I could go on but what you need to know is that although the price is way to high for the quality of Bainfield it is worth it compared to other accommodation available and to meet such amazing people to share the halls experience with
Great, clean and very modern. No real common room, just a bit of a rubbish "Union bar" which nobody goes to. Hall management was a disgrace, would've gave 0 stars if I could, had a very troublesome flatmate who caused distress to everyone for 3 months before he was eventually kicked out. However, I have met plenty of good people and friends in nice surroundings. Have to make the effort yourself to meet people though. Overall, very good (apart from the management).
Bainfield is very new and modern, although it is a lot of money for what you get; it is the nicest accomodation that Napier have at the moment. Cleaning is the responsibility of the occupants of the flat although hallways/lifts/outside areas have external cleaners. If the room allocations were based on the personalities of individual students then flatmates would propably get on better, however the rooms and en suits are expentional.
Staff are a nightmare and as nice as the accommodation looks - it's falls apart all the time and they fine the students about 10x the price. Go for it if you can afford the fines & don't mind everything breaking/leaking/not working!

Pros: - decent, modern accommodation - en-suite toilets in all bedrooms - excellent location close to centre of town - close to pubs and clubs - fountainpark directly across the road which has a nandos, pizza hut, chinese buffet, cinema and more.. Cons: - very expensive for what you get (definitely not worth the £595 a month price tag!!!) - misleading price (told it is £122 per week, which should work out at £488 per month, however rent for September and May is split up into the remaining 7 months which pushes up the monthly price by over £100, becoming unaffordable for people relying on student loan to pay for rent) - poor (and rude) management who fail to inform you of important information - halls are right beside a construction site where a new school is being built - loud noise from 7am til 6pm. And management did very little to try and improve the situation
Bit expensive but overall brilliant halls
Its a nice building, personally feel there are too many people in one flat. Also having such a diverse mix of students in one flat is difficult. It is quite expensive especially when there's so many people in each flat however facilities are good and for the area its cheaper than a one bedroom flat. I think experience at halls all depends on your personality and whether you get on with you flatmates.
