Overall, Id recommend somewhere else being a postgraduate. The management was like speaking to a brick wall. The bathroom has black mold running up the wall. The kitchen had burned holes into the counter from I guess when it was an undergraduate dorm that never got fixed. My flatmates were honestly a nightmare. Its postgraduate, but don’t be fooled. If youre looking to focus on your studies and not lose sleep from partying and being miserable from the lack of cleanliness and consideration MAKE SURE you reach out about the ages of the people in the flat. Im 27 and got stuck with people in their early 20s acting like they were fresh out of high school. We also had an undergrad in our flat even though the whole building was supposed to be postgrad only. The Internet was pretty good though so thats a plus! There is a garden but often people smoke next to the door which drifted into my window on the 2nd floor. Our elevator was broken the whole time too. There’s no excuse for that.

Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Amazing Experience! Ratcliffe Terrace was recently converted from postgraduate to undergraduate accommodation. This means the rooms were much bigger than the other student accommodation. There are 2 bathrooms on each floor of the house – one with a shower and the other with a bath/shower. There is a communal area and kitchen on the ground floor (plus an extra w/c) and 6 rooms downstairs. The remaining 8 rooms are upstairs. I lived in the 14-person flat which was great for social gatherings. The only downside of the accommodation was that there was only really one communal area is the available for the whole set of flats. The accommodation is about a 15/20-minute walk from George Square Library and the central University of Edinburgh buildings as well as Kings buildings. The overall atmosphere of Ratcliffe Terrace was friendly and welcoming. Would definitely recommend this accommodation to others!
