Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.
The only positive aspect of this accommodation is the location, it is a 5 minute walk away from the Old College and is in the centre of the social activities happening around sound bridge. The accommodation is actually part of the a&o hostels building and this has been the main source of issues. Some of the front desk staff are extremely rude, and at times judgemental. The wifi connection is extremely poor and sometimes can stop working for hours at a time. There aren't many common rooms, only some with a table and some chairs but that's about it. The bar below is VERY noisy, especially on Fridays and the weekend. The bar is supposed to close before midnight, but loud people and loud music can be heard as late as 2am. The hostels housekeeping staff clean your room for you, but some of them are quite rude, especially if you make it clear you do not require their services, even for just one week. It has felt very invasive and uncomfortable staying here. Would not recommend to anyone.

This place has some nice features, but all of them cease to have any value because of this one massive drawback: No sleep. Cowgate is the WORST place to live in edinburgh, by far. Freshers? No sleep. Lectures? No sleep. Exams? You guessed it, no sleep. Lots of noise comming in from the drunkards wandering the street and the "convenient" bar features bad live gigs weekly. It doesn't help that the noise isolation is non-existant and the doors are literally impossible to close quietly. The closing mechanism slams the door shut every time so whenever your flatmate decides to leave their room/go to the kithen you will get woken up. The window might as well be open with how much noise it lets in. Also my neighbors upstairs are often jumping and stomping around so hard that my laptop and bed are shaking. That, seriously overpriced laundry, constant ear-piercing fire alarms, mainenence issues with door keys (cant access kitchen and late to lectures) make this place a no-go.
Cheap and very central, but I didn't enjoy my flatmates, and I have many friends who had the same experience as me.
I enjoyed my time here, it's really plush and great value for money. Socially it's a bit crap, you definitely need to make friends outside to have a good year
Location is very good and is very close to both uni, city centre and supermarkets. Common room is a bit small but bedrooms are great sizes
