Houghall Court Biography
Staying at Houghall Court means you have access to a local bus service that leads to Durham University's campuses. The residence is just across the road from Durham University’s Graham Sports Centre, which is equipped with a gym, tennis courts, an indoor sports hall, a running track and artificial sports pitches. The accommodation is conveniently found at East Durham College’s Houghall campus and alongside the River Wear, less than a mile away from Durham city centre. Residents benefit from being a thirty-minute walk from both the train and bus station.
Inside you can find a host of handy facilities and amenities to make use of. The study room and vending machines are ideal when burning the midnight oil. The comfortable common room and outdoor social space are perfect for relaxing with friends after lectures and the cinema and music room are great for entertainment.

What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Overall great property and living experience. No grocery stores nearby and far from city centre - about 30 minutes walking.

A little expensive but worth the cost. Very clean and modern rooms with en-suite. Friendly staff and close to the university. Only issue is the site is not very close to areas populated by student housing meaning it may feel a bit lonely if you are not living with friends

Lived here for my last year of uni with 3 of my mates. It was the worst accommodation ive lived in for my entire time at university. The staffs' behavior bordered on harassment at times, coming into our living space out of hours making all of us feel incredibly uncomfortable. The reception staff made various rude, and at times homophobic, remarks towards my friends, at one point threatening to kick us out at 2am after coming in from a night out. They sound the fire alarm early in the morning once a week for over 2 mins at least, making you get out of bed and dressed thinking its an actual fire drill. It is hugely overpriced, with a mediocre location. I know the Durham housing market can be tough but please try to avoid.

I really like Houghall overall, so much so I convinced two of my friends to live here next year. Houghall was very popular amongst students for next year. Danielle really went above and beyond to help us to secure rooms for my friends, I cannot thank her enough. Good accommodation with great access to lecture halls and sports facilities. Quite quiet and a bit out of the way in terms of town, but great staff and good location near to a bus stop

Hey, just wanted to say that the staff here are super helpful and are always there to help you solve problems + back you up. I've had problems with flatmates being noisy and not changing their behaviour, Danielle helped me resolve the issue perfectly and I'm really grateful for her support and help. She's a marvellous team leader at Houghall court!

Hey, I spend a year in Houghall Court and I really liked it ! The staff is super nice and problems are solved promptly. But I have some ideas to improve the experience. First, it could be better if there was a cleaning agent coming every two weeks or once a month at least; cleaning inspection arn’t enough. I have spend my year with really dirty and messy flatmates and Being the only one cleaning the kitchen have been a real issues for me and my mental health. And, by the way, the mop provided is really bad; if we have to clean ourself, tools need to be better and easy to use. Second, there should be a system of booking (online, on paper, at the description, in the app…) for the TV room and the other « private communal » area. Beacause those room are not really used since you’re not sure, if you make plans, that you will have an access and no else gonna be using the room at the same time. Another point; I ordered the bed kit at the beginning of the year and it’s really bad quality.

Houghall court is beautifully located surrounded by farms, hills and forests. The absence of the sound of traffic is a delight. Danielle, the sales representative and receptionist has been resourceful in helping an international student like me to settle into Durham. I would consider her, my local guardian.
