All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Very pleasant place all the staff are welcoming and nice, very much worth it
The staffing is good and the social spaces are much better than the other locations I’ve seen, benefits a lot from the location which is amazing.
It’s great but it’s a bit grimy, the staff is really helpful. Asper and Stanley are really helpful and very communicative. The location is great amazing it’s in the middle
Asber and Stanley is such an amazing receptionist that is also my brother, my mentor, my best friend. I really appreciate their presence during their night shift ensuring the safety of over 100 students during the rough and unexpected night. Without them I don’t know how I would be adjusting to a new university environment as a major stepping stone for the future.
When I first arrived the staff were very very welcoming. The rooms are very spacious and provide everything essential needed. The spaces provided downstairs are more then adequate with a study room, cinema room, games room and a lounge area. The spaces are nicely decorated to invite warmth and community to the building. The reception team at Unite are very friendly and always greet with a welcome and goodbye. They provide free tea and coffee and sometimes breakfast snacks. This accommodation was my last choice when picking somewhere to stay but it has become a place that I love to call home and come back to after a day at university.
Since moving in I have always been greeted kindly by the receptionists who do their best to help everyone out and ensure they are enjoying their stay. The common room has plenty of things to do and is well kept. The study room is a great space with lots of room, and the Wi-Fi is very good. The location is perfect, and the rooms and kitchens are well equipped with functioning appliances. Sometimes there is a wait for things to be fixed however this is usually never long. The cleaners are friendly and do a good job. Overall very good, although slightly on the more expensive side
It was great, big up the Rackhay!
It’s conveniently located just a 10-minute walk from the university campus. The rooms are reasonably sized. However, issues regarding flats could be resolved quicker. I would also recommend at least one more washer and dryer, due to the huge inconvenience it becomes when one out of the two washer and dryers stop working. All in all it’s great value for money, staff are friendly and clear effort is being made to improve the building.

Rackhay is pretty great value for money in my opinion. It has everything you need and is in an amazing location (be careful through because you are dangerously close to the shops and I did spend loads of money)
The Rackhay unlike some of the other accommodations doesn’t have a great physical appearance, however the location being right in the city centre within a 20 minute walk to the majority of university buildings, night clubs, gyms etc definitely makes up for this. Also the flats are modern inside and the rooms have small double beds with decently sized bedrooms that fit a good amount of belongings - I overpacked haha and I still got it all in!
so close to city centre and really good socially as it so close to Waverley and favela
really good location and amazing social experience
was my 3rd choice but i absolutely love it here!!!!
Everything was simply bad, apply to stoke bishop instead.
we got free Ben and Jerrys. All is well with the world
