All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Would highly recommend this student accommodation due to its great location, cleanliness, safety and welcoming staff. The property manager, Raihana, is a super friendly and attentive go-to person who was always helpful and kind. Alongside security, maintenance and other staff members this is an amazing community space/ accomodation for students!
The services and living experience are good. I'm having a good time here.
I've had a fantastic stay so far. The building is very conveniently located and the staff here has always been helpful. I highly recommend Lightfoot Hall!
It’s a super cute place to live in!!!
fantastic staff, good location and overall perfect accommodation.
Very welcoming and warm environment. Although I knew no one in the beginning I didn’t feel lonely at all. Everyone is so kind and nice and they make you feel welcomed.
Really great staff, the manager Isaac goes out of his way to do above and beyond. I would give Isaac 10 stars if I could! He makes the stay worth it.
Great place, Staff are always friendly and helpful!
Reception is very kind and the location is the beat you’ll get in London!
Everyone is so nice, and the reception group are awesome! Worth to try. Nice room and neighbor.
Please fix the main door entrance and the lift.
Very nice staff who are very welcoming and go beyond to help. Spacious big room with television and other students are friendly as well.
Really amazing location and Nadine at the desk is super helpful and friendly
Outstanding service, Thank you Nadine for always responding to my emails, for the virtual tour of the room and all your kindness, during these difficult times, people like you make the difference. take care.
I've lived here for almost 5 years and I always have the same room. It's one of the biggest here. The facilities are great. I have everything I need in here. My only complaint is I need more clothes storage. South Kensington is a fabulous place to live and has great restaurants, and bars, museums and galleries. So close to harrods and and Harvey knicks too. If you stay here you won't be disappointed.
Unfortunately due to the current situation my stay at Lightfoot Hall was cut short. But during my time there I really enjoyed it. The view from my room was great. The location is lovely and surprisingly green for Central London. Battersea Park is only a short walk away, so is the Thames. Being so central I've been able to view all the typical tourist sights of London, and some hidden gems. I've visited many galleries and made friends including my roomate. But honestly I think I could have had these thing as most of accommodations in central London. What sets Lightfoot above the rest is the staff here. Nadine is always a friendly face. Katerina is really kind and thoughtful, I once was very ill and a bit strapped for cash, I was feeling really down and isolated. Katerina came up to my room with care package of soups, yogurts, a pudding and a cold compress because I wasn't able to chew. That kind thought will stick with me forever. Thank you Homes for Students for my positive experie
Amazing building value for money, Nadine is brilliant, always supportive and with a smile.
Nice location, its situated in quite an expensive area, I ended up using the local sipermarket loads and cooking in the kitchens. There are sometimes lots of kids young kids around which is ok as they dont get in the way. I loved London as there is so much to do and see.
Amazing location, very accessible, and the staff are kind and helpful.
Staying in this place is truly comfortable
nice place to live in. have to say Nadine is really a warm-hearted staff in here, always taking good care of me even during the lock down time.
Really nice place to stay, staff here are real nice too, especially Nadine. She's never without a smile on her face. It's just a short walk away from Imperial so the location is great for me.
Wonderful place to stay in one the most sophisticated and safest neighbourhoods in London (especially if you’re on a budget). The transport connectivity at this location is worth mentioning- with many bus stops accessible within a minute or two from the hall and the tube stations like Sloane square and South Kensington within 10 minutes of a walking distance, students have easy access to getting almost anywhere in the city (especially in central London). The hall is cleaned almost on a daily basis and the staff and management at the residence are super helpful and act out immediately to any special requests or help that a student might need. Even amidst the COVID-19 lockdowns they have been able to provide immense support to the people who have stayed behind in the hall. Special shout out to Nadine who was able to help me during my Final exams that were conducted online, by providing me with a great space to study and write my exams in the hall without any distractions.
Great place to stay in the best location, it's quiet but at the heart of everything. The staff are really nice and have been very helpful. I'm coming back next year.
Covid-19: They have been very good, they have taken all the right steps to keep everyone as safe as possible but still maintained a full service.
Perfect location, there’s a bus that drops you off right at uni, clean and tidy and the residents are great, very friendly and easy to make friends
