All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

It is an amazing student accommodation
Grand Felda House is a clean and well maintained accommodation. The staff is nice and helpful. The gym and swimming pool are well maintained. The rooms are spacious and airy. I would recommend any student to stay here.
Grand felda house is one of the best acomodetions that I have lived in my student life. The staff is kind, cering and helpful. Also any broblem that happens is getting solved on time. I defenetly recomended to any student you things to move in.
Wonderful experience! I have been living here for several months, the environment is so nice. The reception staffs are so kind, they have been help me a lot. Especially Mr. Godwin, they should give him a medal for his hard-working and warm heart.
The staff here are highly unreactive to certain situations. No management on weekends and their email response time is non existent. My room is okay however after doing my inventory there are still many things that need to be attended to. Things that should of been fixed when I arrived have still not been repaired. Paying 200 a month for no promised ameneties and have not been able to do laundry for 3 weeks!
The location is great, most staff are friendly and helpful.
Grand felda stuff was really helpful throughout my stay. There were activities such as therapy dog and they were celebrations for days like valentines day. I would recommend you to stay here :).
Decent place to live in with a great location :)
Great support and services from the staff.
Nice place to live in, a bit far from downtown but there are lots of places to go nearby. Definitely good price for the value. Everyone at reception is always friendly and patient, Ayesha and Shianique especially are always nice to me and they remember my name :D
A very good student accommodation, still expensive though for students. Little problems that are constant with the escalators and lifts. However the maintenance team is efficient with any problem happening in your flat.
Very good and lovely! The staffs and neighbours made me feel like at home during Chinese New Year~
Warm and friendly staff. Exciting and interesting events. Super excellent accommodation.
The flat hosted many events, such as the World Cup and Christmas. Especially the Chinese New Year, the flat held a party for Chinese students, which made us feel like we were home
I'm so highly unsatisfied with the management and the services provided by Grand felda. My tenancy started on 18th September 2021. Here are the reasons: 1) Managament team: There are certain people in the staff who don't know how to talk properly, thy are very rude and they start talking behind our backs to other members of the accomodation. 2)The swimming pool is closed since 4 months and it was mentioned in the contract that we're also paying for swimming pool but they have not managed it to repair. Also, the escelators, lifts stop working every week, and there is no permanent reapir of the things. The escelator literally took 3 months to be repaired, but again it stops working every week. The lifts stopped working since a month. 3) Water is a big issue in the accomodation, the hot water stops working and the management tells us to keep the shower and taps on for 30 mins only then thw hot water will come. Whenever we have work to do we have to face these issues.
I found this accomodation at the last minute and from start to finish I cannot fault this place. Its safe secure and friendly. The staff are helpful and answer any questions you have. I have been here for 3 years with another year to go and will be sad to leave :( I couldn't recommend this place enough!
Hi, Thank you so much for the 5 star review. It's great to read you are enjoying your stay with us and that we have you with us for another year. Thanks again. Jonathan and the Grand felda team
Grand Felda is one of the best places in Wembley. I rebooked here every year, and have been paying the same initial price because of their nice price-freeze promo. It's very well located, surrounded by everything you need: small stores, restaurants, pubs, a pizzeria, Asda, Sainsbury's, Tesco, Lidl, Curry's PC World and a McDo, Wembley Park Underground station, fairly close to Wembley Central as well. Grand Felda also offers a free gym membership, which comes with access to its facilities and especially the swimming pool. With regards to the management, I haven't had a single issue. Every member of the team is sociable and willing to help at all times. The new manager, Jonathan, is very friendly and enthusiastic, which brings a whole new vibe to the place. I can't imagine why some would call them bullies. They've recently bought a popcorn machine, which would be perfect for the cinema room (guys, you better put it there when the lockdown is lifted). (I reached the character limit)
Hi Edward, Thanks for the 5 star review. It’s fantastic to read all the positive comments about Grand Felda and the team here. I will see what I can do with popcorn machine….. Jonathan and the Grand Felda team
I am in a studio room for £212 a week which is a really good price for your own kitchen and bathroom. The kitchen had everything you need to cook any meal. Unfortunately everything is small of course and I don’t have a lot of room to move around and do things like yoga. There is a very good free gym, but this was closed in lockdown. It is close to the tube, in addition lots of good amenities in the local area. Unfortunately it was too far for me. I cycled from Grand felda to central London as there is a very nice cycle route along the grand union canal that you can get to along other protected routes from Grand Felda. It takes about 1 hour to get to Westminster bridge by bike. Grand Felda has very nice locked and covered cycle parking. The management is excellent, they promtly respond to any concerns and the building is kept very clean. The wifi is horrid, very unreliable, despite complaints to the company which always says everything is fine. Ethernet works very well though.
Thanks for the review and the positive comments about your experience at Grand Felda. The gym is now open again and all our residents can make use of their inclusive membership again. With regards to the Wi-Fi we currently have up to 140Mbps broadband capacity and are in discussion with our supplier to increase this. If you do experience any difficulties with the Wi-Fi please log this via your student portal so we can resolve it as soon as possible. Jonathan and the Grand Felda team
Do not book here, at all cost, do not book here! This is the worst CRM management team and systems that I've ever experienced. There is truly no care for you as a student here, the management teams are bullies and devoid of all responsibilities. Even upon moving into the space, it was disgusting. There was mould that had grew in the showers that remains unclean (even after you tell them), they hadn't moved out the previous tenants belongings upon moving in either. The fridge, oven, work tops, cupboards and bathroom were all filthy. Even after this I received no compensation and they forced me to stay in the tenancy, although I made it clear how they had legally violated the agreement of providing a sanitary, habitable living space. Furthermore, they would lie and create a narrative to punish you however they wish - I'm aware this sounds unbelievable but my experience of living here has been the worst I have ever faced. This has been just a fraction of my experience.
Thank you taking the time to post this review. Firstly I am sorry to learn that your experience at Grand Felda is below expectations. I would really appreciate it if you could touch base with myself or the customer services manager via reception who will be able to discuss and look into your complaint further. We take all complaints very seriously and would very much like resolve the issues you have raised. Whilst I am unable to divulge sensitive information pertaining to individual resident experiences on this platform, in instances where complaints have been addressed and a resident wishes to escalate further, we have a full complaints procedure that can be utilised. I hope to hear from you soon. Jonathan and the Grand Felda team
Awful. Do not book here. Lifts and escalators are constantly broken, there are very often problems with having no hot water, no cold water, no toilets flushing and no showers working. Fire alarms go off in the middle of the night and there are rats in the courtyard. These are just some of the issues at Grand Felda.
Thank you for your review. I am sorry to read you have experienced these issues, but thank you for bringing them to my attention so they can be looked at to ensure they don’t happen again. If you do experience any further issues, please log maintenance issues via your portal where our dedicated maintenance team will address them as soon as possible. I am pleased to be able to tell you at the present time all facilities are in good working order and we will do our upmost to ensure they remain so. In relation to vermin, all residents are encouraged to dispose of their bins correctly in the courtyard bin chutes as advised to prevent vermin. Pest control regularly service the site and at the present time there are no sightings of vermin. Again I am sorry to read you have not been satisfied with your experience at Grand Felda. We take all feedback on board and if you would like to discuss this further I can be contacted via reception. Jonathan and the Grand Felda team
The staff at Grand felda are absolutely fantastic! They are always more than happy to help however big or small the query is. As a student, being looked after, valued, safe, and secure is what makes Grand felda feel closer to home. The facilities are fantastic and the general cleanliness is of a good standard. If any problems arise, they are quickly resolved by the efficient maintenance team. The security staff are vigilant and fulfil their responsibility well. Often, the team put together events to boost student morale or even do something simple like leaving treats at the door to make us smile as we enter the building after a long day. Rooms are an adequate size, modern, and have a likeness to the pictures displayed on the website. Transport links are practical. It is easy to get into central london and even other parts. The station is 5 minutes away, and bus stops are near enough as well. Overall, this is an excellent accommodation and I would recommend it to everyone.
Thank you for taking the time to post this very detailed review, it’s so pleasing to read you think the staff are fantastic and how highly you rate Grand Felda. On behalf of all the team we really do appreciate these comments. Thanks again, Jonathan and the Grand Felda team
I like reception because they’re cool and nice (shout out Lorraine and Dom)
Thank you for the review. I have to agree Lorraine & Dom are very nice (although I am probably too old to comment on if they are cool or not!), and it’s really appreciated you have taken the time to mention them in this post. Thanks again, Jonathan and the Grand Felda team
I had a really lovely stay at grand felda house. The facilities were good for the price and the staff onsite are very friendly and helpful too.
Thanks for the positive review. It’s great to read you had a lovely stay with us. Jonathan and the Grand Felda team
A very nice place overall. Clean and the location is brilliant! Next to amenities and public transport. I wouldn’t say it’s a value for money though considering that due to COVID most facilities were shut down, the gym only opened a few weeks ago. But overall nice place to live and I will definitely miss it. Many parks nearby for walking with good scenery.
Thank you for taking the time to write this review. I am glad to read you like the location, it really is hard to beat! I appreciate it hasn’t been ideal with the COVID restrictions we have had to adhere to, but as you say the gym & pool are now re-open (I even managed to go for the first time yesterday), and please look out for an e-mail coming very soon about the re-opening of the games room, cinema room, other public areas at Grand Felda very soon… Thanks again, Jonathan and the Grand Felda team
Good modern accommodation but fire alarm is constant, WiFi is awful but staff are great
Thank you for taking the time to write this review. It's great to read your positive comments about the accommodation and the staff, it’s really appreciated. I am sorry to read you have a couple of issues with the fire alarm and Wi-Fi. The fire alarm when triggered will sound to enable staff to investigate and ensure the wellbeing of the residents, which is always our number one priority. I appreciate the alarm going off can be an inconvenience, but unfortunately this is unavoidable. With regards to the Wi-Fi we currently have up to 140Mbps broadband capacity and are in discussion with our supplier to increase this. If you do experience any difficulties with the Wi-Fi please log this via your student portal so we can resolve it as soon as possible. Thanks again, Jonathan and the Grand Felda team
The rooms are modern with plenty of storage with under bed storage and plenty of social rooms such as cinema room, games room and study rooms. The stadium is a short walk with the arch visible from the top floors as well as the arena and outlet within a five minute walk with good pubs close by as well. Blue check does a student night on a Wednesday which is just over the road which makes the drunken walk back easy.
Thanks for the 5* review. Its great to read how much you are enjoing your stay at Grand Felda House. Jonathan and the Grand Felda team
