All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

every staff here is very friendly, i’m here alone without any family member but it feels like home

Never ever any staff available ! No one is ever at the desk it’s exhausting trying to get a hold of someone for the simplest of things like parcels
‘24hr staffed’ reception is disappointing. The addition of rats in our flat is a nice feature, nice addition to the flat. The black mould around the flat isn’t ideal either. Friendly receptionists is a positive.
Lovely and friendly halls, staff are always helpful, any maintenance problems are dealt with really quickly. Good location and usually quiet as it's not on a main road, only issue can be the basketball court which is right next door and is often loud throughout the day but this isn't the accommodation's fault. Definitely recommend if you're looking for something a bit quieter than other halls!
Last year was great. This year has been abysmal! They kept the rent high, but removed the cleaners of communal areas, reduced the reception (meaning you can't get anything delivered unless you're at home waiting for it). Noise complaint at 2AM? Report on the app and nothing happens. 'Nothing we can do' they say. Fridge flooding and food spoiling? Reception told me to fix it myself. Literally laughed in my face when I asked if they could fix it. Location is great for Hallam city campus. That's the only thing going for it now.
Overall good but would have stayed in different halls like the Forge or Pinnacles if I did uni again.
Okay halls for 1st year, not much chance to socialize as a timid person
Amazing place before refurbishment and I imagine even better now. Although on the high end of rent, it's worth it 100% as it's bills included. Cleaning came over every 2 weeks and if there was anything wrong, reception was very friendly and would sort it immediately. Good wifi and social space not that I liked anyone who lived there so I didn't care about that but you can't choose your neighbours.
The person in reception is rarely there, parcels always delayed
It is a very quiet place most suitable for postgraduate students. It was my birthday and few friends came over to wish me at 12, and the next moment i had a noise complaint on a friday night. Guards came and ended the brief party in 2 minutes. Worst experience. Also, the lifts stop working twice a week and theres dirt everywhere. For 150 quid a week you can certainly do much better.
It's nice but it is small so there is less of a social life. Plus there is no plug sockets by the bed.
The Anvil is a decent hall if you're not into being in a party hall, usually quite clean and flats are spacious and alright value for money. It is fairly dead though, you won't usually bump into anyone in communal spaces. The keycard system they use for entry is horrendous though, not very reliable and easy to lose your card. The location is great for city campus but abysmal for collegiate at Hallam.
Small but lovely halls, everybody knows each other and everybody was so friendly
Lovely accommodation, friendly staff, good size flats and overall great place to stay
Loved both of my yearly stays here, always quiet and relaxing, any problems always sorted ASAP and lovely staff! Made my student experience!
A lot could be improved in terms of the service!
