All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

I really enjoy living in this apartment and people are really friendly. Everything is good.
Very nice accommodation, staff are very friendly and attentive. Great value for money with a nice common room to add to it
Ive been staying here for over a month now and I wanna recommend anyone who's coming over to Nottingham for studies to stay in archer house it's in the heart of city and every shop, restaurant, tram stops, bus stops are very close by you can't ask for anything else. It's just amazing
the view is super nice here, and it will prepare the welcome gift and a lot of things you need!very close to the downtown!!!like it!i am so lucky to choose archer house!
I love the location. It’s in the exact city centre!! Good environment, bright and clean
Great accommodation, great staff, great experience
Archer House Is a decent accommodation based near the city centre with shops everywhere and easy transport to the universities.
People are very nice, location is good, roomate are friendly, everything here is perfect, it’s like a real home.
Very convenient address, there are many shops around, so I don’t have to walk too far when buying food every week
The accommodation has improved significantly over the past year especially when the new manager and office staff were appointed, there aren’t any social spaces but they are creating one currently. The rooms are modern and spacious.
Too keep it short, the accommodation as an accommodation was overall quite good. The staff are very friendly and approachable, any problems such as Wi-Fi or Electricity are dealt with in a quick and professional manner. The Building is kept clean for the most part and kept pretty safe. There is a lack of social spaces apart from within your separate apartments and also, noise is a bit of an consistent and annoying issue. Overall though, quite good as I said.
A beautiful location placed in the buzzing city centre, surrounded by everything you could need as a student. The accommodation is fantastic, with excellent space and great staff who will accommodate to your needs.
Nothing was completed on time/ moved in to a half finished flat. Security is awful, can get into any apartment without a key. Had to contact management a number of times to get this sorted, however still not resolved for a number of apartments (was an issue 2018/19, still an ongoing issue 2019/2020). Rooms are nice and location is decent too. Management are slow to get anything done, and don't stand by their word. We were promised an 'act of good will' to compensate for the mess that it was, however we never received anything of the sort.
A scam. The company will also try rinse of you any deposits eventhough the faults may be due to faulty appliances around the apartment. For example, water marks on the wall due to bad ventilation within the showers or the TV falling down due to them using the wrong nails to screw the TV in to the wall. They understand that the quality of the apartment is below standard and will promise you compensation. YOU WILL NOT GET ANY. Save yourself time and money and look elsewhere.
Very unprofessional. Worst accommodation I’ve stayed in.
Property agent not helpful, if you would like to live in an accommodation full off people vomiting and rubbish, then I am fine. Never have a letter box for everyone, waiting for letters is like winning a lottery. No gym, no common room.
