All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Very verulamium very very very very good
Horrendously bad, no proper maintenance. As I am writing this review I am listening to a fire alarm that has been going off for 4 hours which is a weekly occurrence and the bathroom ceiling is falling in from flooding. Do not expect to get any sleep due to fire alarms and do not expect to move into a clean flat. Nothing works and nothing gets fixed. Horrific for £140 a week.
Absolute joke. Mould everywhere, no staff, nothing gets fixed - absolutely shocking.
My viewing and booking experience with Joanne for Manchester Court was really easy. All my questions were answered and any problems or queries were resolved immediately. I look forward to my stay and Joanne was very warm and friendly which was very welcoming!
Visited the property for a viewing. Was impressed with the cleanliness and overall professionalism of the tour and the friendly and welcoming tour guide. Thank you!
Great location, just 3 min walk to the city centre, all the shops, restaurants and train or bus stations. Nice and clean kitchen with your own washing machine. And the team is so friendly and supportive! Especially Ewelina and Joanne, who always greet you with a smile and are ready to answer all the questions you may have or help with some issues. Thanks to Ewelina and Joanne this place feels more like home :) I've enjoyed living here during this academic year.
The rooms are adequate and sharing spaces as well. The staff is very kind, especially Joanne who always lets me know straight away if a parcel has arrived in my name. It's an affordable option in a great location in Manchester.
I had many questions about the accommodation and Joanne answered to all of my questions. She was really kind, and willing to help with any doubts.
Location to uni great. the inside was looking neglected but i have just been back to get some of my things and they have started painting and it looks really nice. Not sure what’s happening next year but will rebook if my uni says lessons are going to happen.

Covid-19: They have actually been very helpful, they've given us a lot of options and have replied to us whenever we've had a question.
My time at Mansion has been great. I stayed here for my whole three years and am sad it has been cut short by the pandemic. I had an instant connection with the staff who have gone out of their way to help me.
Covid-19: I have received an early tenancy leave enabling me to keep my belongings there until lockdown has been released. This was handled professionally and I received all the information I needed.
