Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Amazing new building that basically has it all. Rooms are spacious and smartly designed with lots of storage. Plenty of mains sockets, and blazing fast internet via wifi and ethernet. Great view out of the windows. Walls are thick; your flatmates can be having a party in the common room and you'll barely hear anything! This combined with the out-of-the-way location makes unsworth an amazing accom for people who can't stand noise. The kitchen is big, with plenty of cabinets and fridge space. The TV is great, the sofas are comfy and the dining table is big. The cleaners come around twice a week and do a pretty good job, but if youve got messy roommates then you'll find the counters and sinks getting pretty crowded. The fallowfield campus itself is fantastic. The mail delivery system is super convenient and easy. The on-campus cafe had great food for good prices, and maintenance (while not blazing fast) resolved all my issues. And it's right next to takeaways and the big bus stop.
Unsworth Park is a virtually brand new development with en suite rooms. The kitchen space is huge so perfect for sharing with 10 people, modern with good facilities. Rooms are big and comfortable also, can’t complain. Cheaper than other unis such as Liverpool also.
The nicest accommodation here, very clean and sociable
It’s a really nice, modern accommodation. The kitchen is nice and big, especially for a flat of 10. It’s safe and there’s a lot of security around, especially at night.
It’s stunning place but far out of the city
Great space, and really pretty and modern. Close to two gyms and all the sports fields with three student bars either on or next to the campus. Social life isn’t as good as some other blocks on the fallowfield campus but all of them are close by if you ever hear of a party you want to go to. Cleaners come twice a week and even things you report to maintenance are fixed within about 2 days from my experience, sooner if it’s an urgent report. There’s a common room with sofas and a TV and pool table, a big laundry room and a study centre. Have a good post office reception with really helpful staff and Amazon lockers. Great location, most places deliver food and ubers are around, great location to bus stops
