All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Staffs at SW are very approachable and supportive as well as the the living experience here
Great place but sincerely not worth the money if you have other options. Not sure but some of the reception were very rude especially Grigor. Maybe because it was summer and he is here with summer students but his attitude toward students was deplorable. It was a ok place for a few week stay but if you are staying longer, I highly recommend just getting an airbnb or staying at another place
Reception team is exceptionally kind and responsive
I wanted to thank all Sidney Webb Staff for their exceptional service throughout the year. I’m immensely grateful for the kindness of all people working at Sidney Webb.
Great place, good location especially.
Great experience so far. The staff is helpful.
Overall good experience. Location isn’t too far from campus and the London bridge / tower bridge area has lots to do. The accommodation itself is good for the price paid.
While not everything is perfect at SWH, the people who look after the building are awesome. Rollo and Grigor are always there to help us in a good mood!
I really enjoyed my time here and I know many other that did so too. I am really happy with the location, staff and common room. Mihai especially was a great staff member and I hope he stays there for next year.
Clean, well-organised, and friendly staff (Mihai at reception was always very cheerful).
The Sindey Webb House is a great accommodation to meet other students and the rooms are very comfortable. The staff is also very kind, Mihai has always been very helpful and has taken care of any issues I had.
Sidney Webb house has an amazing location and good size rooms. Mihai is a kind member of staff that has been really nice to me since moving in.
Sidney Webb House has perfect location and the staff (particularly Mihai) has mad it super easy for me to move in!
Grigor and Rollo are definitely the most useful staff and always there to help when needed
Rollo and Grigor are super cool. They always have smiles and never lose my mail.
I love living here. Grigor Tanchev is one of the best Sidney Webb house staff. He is so nice and patient and helpful whenever we have any accommodation issues.
I want to express my greatest gratitude to Grigor Tanchev! He helped us so much about the maintenance of my room. He is my favorite SWH subwarden!
Very good service, 24 hour available. Cute and friendly reception staff. Grigor in particular is very helpful every time I am in need! We all like him!
Great place to study, fantastic accessibility to the transport and right in the heart of London
Great place to live, nice and homely feeling and definitely great for university students.
Sidney Webb house is excellently located and consists of spacious rooms. Mihai is an incredibly friendly staff member who has been very warm since my first day here!
Sydney Webb House is a great place to stay in. The location is great as well as the good size rooms. The staff was really helpful especially Mihai who has been so nice since moving in.
Since staying here starting last September, the Sidney Webb experience has been nothing short of perfect. The staff have been friendly yet professional, the facilities have been functional and reliable, and the all round aura has been safe and warm. I want to give a special thank you to Grigor, who no matter he time of day, is always on top form both professionally and personally. Good job Sidney webb!
It was very good for a student and very helpful staff to guide you through the process to booking a room. A young man named Mihai really did help me and make my decision to stay in the venue easier.
Sidney Webb House is a real gem for students looking to live in London! The location is great as well as the social areas. The staff is really helpful and welcoming, especially Mihai!
Sidney Webb house has an amazing location and good size rooms. Mihai is a kind member of staff that has been really nice to me since moving in.
It’s quite an expensive accommodation, but Sidney Webb is a very safe, comfortable and clean place to stay. There appears to be lot of maintenance issues reported in the building, but I personally haven’t experienced any first hand. Reception staff are extremely effective, friendly and helpful - especially Grigor and Rollo. This creates a really nice atmosphere, hence my overwhelmingly positive review.
The reception service is very good! Grigor was very nice and helpful when I needed some urgent help:)
Sidney Webb has been a very comfortable place. The staff are very friendly, i had a medical condition which i was helped with by the receptionist Grigor. He is very friendly and helpful. Also there’s a tall British guy who has always very helpful.
Great location, they have pretty good facilities but the laundry service is not great. Moving in was very easy because of the receptionist staff especially because of Mihai who was really helpful.
Grigor made the hall experience more comfortable with his hospitality and helpfulness.
It is an amazing place to stay in. The staff is so helpful. Especially Grigor at the reception desk, he’s always so sweet and warm. I’m really enjoying my time here at Sidney Webb House
-it's outrageous how much they charge us for laundry
The location of Sidney Webb is by far its biggest asset. Bus connections to campus and other parts of West- and East-London make your time in London really enjoyable and comfortable. However, when it comes to the accommodation itself, it must be said that the maintenance of the building is unacceptable and unworthy. Although Sidney Webb is one of the cheaper accomodations, 8000+ pounds for a 40 week contract is still a lot of money. The least one could expect in return is (i) a lift that actually works, or is repaired within a reasonable timeframe, (ii) a roof that is watertight, and (iii) functioning showers and heating. All these elements have not been self-evident at all. I hope the property managers, Unite Students and all the others who are responsible have learned several lessons from these bad practices. To end with a positive note: the receptionist Gregor is amazing. Kind, welcoming, and never loses his patience. He is always ready to help and understanding for everyone.
It is a good accomodation, communal spaces are always clean. Property management is good and the staff is always helpful and professional.
First contact point with the personal was Gregor, he was a very helpful and welcoming contact and continued to be so afterwards.
Bestest experience ever!♥️ Everything is well taken care of you and specially Grigor who is super sweet!
Grigor at the reception was particularly helpful and friendly, always responsive to request and helping me.
Thanks to the amazing staff at Sidney Webb. I am especially thankful to Grigor who made it feel like home and was always very helpful.
This place is fantastic, having the absolute best time here and the staff is exceptionally supportive and amazing, especially Grigor! He makes us all feel like we are home
Strongly recommend using a different housing. The value for money is quite low, even compared to London standards. Access to all facilities during the whole year was restricted due to Covid, despite that, room pricing remained the same. Multiple cases of theft have been reported just outside of the entrance gate, yet no safety provisions were made.
I strongly advise you to look elsewhere and to not consider Sidney Webb. It is true that the place was refurbished relatively recently, but the people in charge really could not care less about the tenants. We had a hole in the kitchen ceiling with water dripping down onto an electrical outlet, and it took 6 months for them to even begin getting it fixed, after we quite literally had to chase them around. When they got around to doing something, they only put some spackling paste over it, gave it a new paint job and called it a day without actually fixing the leak. I don't envy the people who will take over my flat next year when that starts molding and cracking. The year after I lived there, they promptly proceeded to raise the price by £40/month. I'll let you draw your own conclusion based on that.
Bit expensive for its location, cleaning limited to the kitchen. Socials are OK with people in the same flat as you are. The internet, however, is completely unstable - if you're doing a video interview/chat, or play online games, it's not usable.
place is absolutely terrible. Internet works off and on, the laundry room often doesn't and staff does nothing about it, also laundry costs a lot of money. There is mold in rooms, the bathroom is a shower and a toilet together so when you shower the entire bathroom floods with water, and almost every students heater didn't work so they were forced to spend even more money and get their own. I've had a number of maintenance issues and have asked numerous times to get help but nothing changes. This place is the worst place to live in and the fact that LSE recommends it is appalling.
Coming from South Africa I had imagine London Accommodation to something out of this world. Sidney Webb House provide to be a disaster of a place to stay. From complacent staff to appalling living standards, you will experience blocked drains, broken and leaking toilets, malfunctioning laundry machines, poor internet and more mold than is legal in an apartment building. This place has truly been forgotten and left to house the poor students who find themselves in this hell.
The room is satisfactory and staff are helpful and friendly. Yet the lift button has been out of order since I moved in. Only two stoves out of four in the kitchen are working effectively and the WiFi is not stable.
