Ablett House Biography
Ablett House is the ideal choice for students studying in Liverpool as it’s within easy walking distance of the University of Liverpool and LJMU. It's centrally located in the heart of Liverpool's city centre and is close to the main shopping centre, as well as countless restaurants and bars.
After a busy day, you can relax and catch up with friends in the lively social spaces including a cosy common room, outdoor terrace, study room and games room or attend one of the social events. You’ll have 24 hour support from their friendly on-site staff and for added security, the building comes equipped with key access, CCTV cameras and bike storage. There’s a maintenance team on-site to help with any needs you may have as well as handy on-site laundry, and post and parcels services.
Ablett House offers affordable rooms which are designed with students in mind. You’ll have your choice between one of the en suite rooms or a self-contained studio within a cluster flat. All of the options are en suite, fully furnished and fitted with high-speed WiFi.

I have lived here for 3 years now, the first 2 were brilliant, with no issues which is why I chose to stay, however the new management is running this building into the ground. If there is a minor issue they would rather evict you than sort the issue. I had a small leak in my bathroom and Ablett’s solution was to turn off my water and electricity for a whole day with no communication, leaving me no options but to stay with friends. All the washing machines and dyers are full of mold, resulting in me taking all my washing to my mum’s to avoid catching a disease. The rat problem in the basement has become out of control this year as well. The outdoor area looks like it hasn’t been cleaned since the old management left, we spent most of last summer sat out there but this year no one feels comfortable sitting amongst the mess. But don’t worry, the management is spending the budget on super useful stickers and ugly rugs for the common areas.
I like staying in Ablett house and the person named Ali who works in the reception helps us always with all sort of queries and always helpful
I was very happy with my stay, enjoying a nice atmosphere. However, what truly made my experience exceptional was Ali. He is the best staff member, always ready to help, ensuring cleanliness and security. Ali's kindness and welcoming nature make everyone feel at home. I appreciate every moment here, all thanks to Ali. He is the reason I chose this accommodation, and his dedication is truly commendable. The accommodation has been fab all round, rooms are a great space as well as the kitchen areas. All the staff have been lovely and helpful, particularly Liv from reception!

Love staying in ablett house. Close to the city centre and right opposite the library, perfect for if you are in john moores university or LMA. The staff are very nice and a joy to talk to, Liv is so helpful and a great member of staff.

I had been having troubles at my flat being targeted and picked on by the other tenants. Once notified about it, Ablett House took swift action to rectify my issues permanently and it was impressive how quick and easy it was. All the staff are loving and are like our friends. The events are great and the freebies never stop coming. Definitely THE place to live.
Very reliable team who support and look after us 24/7. Lived the best three years here, it’s in a perfect location near city centre. Perfect for students studying in John Moores University and/or LMA. Rachel is a really supportive member of staff to a lot of us current residents.
Loved here for two years (2021-22 and 2023-24). Loved it 2021-22 but money definitely if being invested on appearances rather than functionality now. Microwave broke, it was a good one with multiple setting such as steaming etc. Replacement was a cheap 750w, egg timer microwave that barely heated up anything. But at least the reception area is covered in unnecessary decorations, that’s what’s important! Constant issues with the lifts and the fire alarm likes to go off either due to student smoking/vaping in their rooms or some other issue (not really Ablett’s fault but still something to consider if you like sleep). The back gate had been padlocked even though it’s a fire door (has the green fire escape sign above it), assume it’s due to the homeless activity that happens there. EVERY single washing machine has MOLD in it so enjoy. Some staff are nice but management and weekly day staff not so much. It’s a decent place to live but if you have issues, don’t count on getting them sorted.

All the team, day , night, management are all here to provide the best experience to our tenants and we like to think we are all nice people so for letting you down, we do apologise and hope that we can do better for you in the future.We do have a wide range of microwaves as replacements, none of which were purchased cheaply. We would be happy to swap yours for a newer model if you ask reception. We do think it important that we replace appliances with quality ones. Similarly, the reception area is the first welcome everyone receives so we do want it to be warm and cosy and pretty but not at the expense of anything else.We are sorry to hear that you are affected by fire alarms. From our logs and records, these are limited in number and out the teams control but it is unfortunate that they disturb you. Similarly with the lift, which was out of order for a period around Christmas, such complex mechanics which are highly used do have occassional issues and it was really annoying for team and tenants however, this is why we have 2 lifts. Big apologies for any inconvenience caused to you.We do take our fire safety, as well as all of our health and safety really really seriously so please be reassured that the locked gate is NOT a fire exit. The shutter will open in the event of a fire which can be exited, but as the gate was being left open as tenants left through it, it was deemed best to be locked.The washing machines are maintained and cleaned by the provider and we have not seen any cleanliness issues but we will ensure that we more thoroughly check and log any issues here. Please don't be afraid to let the team know of any issues you have experienced or will in the future. We are yet to come accross a problem we cannot solve. Thank you for your loyalty to Yugo and thanks once again for your feedback. Coming from france and Staying in Ablett for the second year now, great place to stay in for every student, big rooms , i remember my old room was to small compared to the standard ensuite here and i was even paying more then i do now. Staff is very nice.

It is in a convenient location for lectures and in close proximity to the town centre. The living space is clean and maintenance is easily accessible. The place is really nice and so are the staff. All the scheduled events are quite pleasant; they're non intrusive if you don't want to attend, but plenty fun if you do wish to do so, and the free amenities are also a lovely plus. The staff are helpful, most concerns are met in due time and with a lot of help, and the rooms themselves are quite nice!

It’s been pretty great, especially because of the monthly events they put on for us. These events are a fantastic way to meet other students and just have a good time. The Bingo night was a personal favorite – it was fun and a great way to take a break from studying. Plus, the Clothes Swap event is such a smart idea. It’s a cool way to save some money, get some new clothes, and be a bit more eco-friendly, all at the same time. Overall, living here has been a really positive experience, and I appreciate all the efforts to make this place more than just student accommodation.

Amazing people and student environment
Overall the stay was good Bathroom and washroom could be little bigger.
I have really enjoyed my time at Ablett House. I booked a studio and it was so much better than a normal en-suite room since I am a nursing student. Their room and bathroom is beautiful. They have a spacious common room, with a pool table, ping pong and study areas. They have an outdoor terrace which is spacious for socialising with mates. They have an on-site maintenance team that will sort everything out quickly. On-site laundry. Great postal collection service at reception. All very friendly staff that can’t do enough for you. Very handy location to Liverpool city centre. Great location for easy transport links such as Queen Square and Liverpool One bus centre, and Moorfields, Lime Street and Liverpool Central train stations also. It is also located above a Tesco express which is very handy and accessible, opens 7-11pm daily.

I have been living in this accommodation for 2 years now and have rebooked for next year and I really love living here. The location is perfect with the library, university and city centre so close and the staff are fantastic and are always there if you need anything. There are always little events running which is exciting as there are usually prizes. The rooms here are perfect and really good value for money. I have felt really comfortable here and couldn't recommend this accommodation enough.

I really enjoy living in Ablett House. This is my second year living here and I have re-booked for next year too. The location is fantastic as it is right beside the university, the library, and the city centre. The staff here are so kind and really look after their students. They do events, give out prizes and mark celebratory days which makes each week different and there is always something to look forward to. They go above and beyond to take care of you and are always up for a chat. I have always felt safe and secure whilst living here. For all the benefits of living here, I think it is very good value for money compared to other student accommodations. I could not recommend Ablett House enough.

I have been living at this accommodation for 2 years now and have booked again for a third year next year, which shows how much I have enjoyed living here. Staff are so lovely and willing to help with anything, nothing is too much - they take very good care of you and are always there for a chat! I've always felt very safe and secure, and the location is perfect. Also is very good value for money when you compare it to other student accommodations in the city centre. Would 100% recommend.

I’ve loved this place. The staff are so helpful and actually think of students first. Much different to other accommodations in the city that have been shocking during this covid period. Couldn’t be happier with the accommodation
