All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

No staff on site. Dead lift never fixed. Broken stuff never repaired. Homeless people sleeping in lodge.
close to the university, the train station and shops. Not enough maintenance staff considering they are having to fix issues at windsor court and st Andrews gardens.
Thank you for your feedback Do get in touch with us on any issues regarding maintenance in your room/concerns that you may have, as we are keen to improve and make your stay more enjoyable :)

I stayed at Windsor Court for 2 months and had an overall positive experience. The location is excellent—close to campus, public transport, and plenty of shops and restaurants, which made it really convenient for both studying and social activities.

A wonderful accommodation with great staff and great value for money.
Happy to hear that you are enjoying your stay at the accomodation! The team will be happy to hear the kind words that you have left for them :)
The staff are kind and helpful, making me feel welcome from the start. The location is also fantastic—just a short walk to the city center and UOL. Plus, the price for the studio was very reasonable (my previous accommodations you would get a shared flat and en-suite for the same price). If I wasn’t graduating this year, I would definitely rebook. Highly recommend!
Would absolutely recommend this accommodation the rooms and campus is lovely. The staff are friendly and attentive and always ready to assist with a smile. Any issues I’ve had the staff have always been there to help! They have many events on for all students to be involved in where many freebies are given away. I’ve had no problems since moving in and I love it here! The location is great as it is right in the city centre which makes it easy for me to get anywhere. Again, would recommend to any students looking for an accommodation.

Many fire alarms, very poor standard of accommodation. See my google review & photos
We are sorry to hear that you have not enjoyed your stay. Regarding the fire alarms, as provided in your check-in pack, we do conduct mandatory weekly testing on Thursday at 12 to ensure the functioning of our systems. Throughout the academic year, we do communicate to all students regarding fire safety and awareness- as well as distribute information on how to reduce the number of activations of alarms that arises from burnt food and etc... Thank you for taking the time to provide feedback, if you have any other issues please reach out to the team.
Awful maintenance and terrible communication. Forced to leave accommodation for over a month due to electrical faults with the building. No heating from moving in to the building in September to January when it was finally fixed. Multiple times left without hot water. Dated interior and useless microwave oven. Enter your room with less than 24 hours notice in a non-emergency situation, which is trespassing. In summary the only good thing about this place is the location, an awful place to stay.
Extraordinary living place for student! Good attitude reception and wonderful room. Largest studio at L3 with a fair cost.
Thank you for leaving us a review. Glad to hear you enjoyed staying with us, all compliments to staff will be made known to them.
The tenancy takeover was smooth and all the staff is really helpful.
Thank you for your review We are glad to hear that we could assist with your tenancy takeover- the compliments to staff will be passed on. Please let us know if there is anything else that we can help/ improve on.
Absolutely avoid at all costs, majority of rooms have mold issues and general issues whether it be their already pathetically small or balcony or in some cases entire flat. The communal areas do not exist and the management is terrible, incredibly expensive for what you will pay and very forceful staff, it is not a surprise nobody wants to rebook. This building is only ten years old and somehow is in this much of an utter state, the heating system in the building doesn’t properly work and constant power outages. Don’t bother calling maintainence as they are in London and will not help, I know countless others in this building with issues. You can find somewhere better for yourself, do yourself some justice and ignore this building and fake positive reviews.
We are sorry to hear you did not enjoy your time at Windsor Court. We can assure you that any reported issues with mould are investigated and dealt with when we are made aware. Balconies are dependant on the room type that you select, and we always encourage students to come for viewings to see our studios in-person. Regarding our maintenance team being in London, this is simply not true- maintenance staff are on-site during opening hours of the accomodation. Any issues with heating/power outages that have been reported to us we will have a contractor out as soon as possible to investigate and resolve. As you may be aware, to leave a review on Student Crowd, it requires you to verify yourself with your institution's e-mail- therefore a review left on this platform will be a student that would have lived with us at some point. Thank you for your feedback
They sent an email out requesting a five star review because they know they won’t receive one otherwise. This is the worst accommodation I’ve stayed in during my four years at university. Originally they had tried to move me into a flat which was filthy and had not been checked. On multiple occasions the building was left without hot water and heating for week long periods throughout winter, their solution was to go and shower in a different accommodation block. The reception staff are rude and unhelpful and were rarely there to offer help. The halls are loud despite being advertised as “suitable for mature students and young professionals”. The studio flats also contain the bare minimum e.g. a combi oven, it’s definitely not worth the ridiculous prices that they are charging. Receiving my deposit took longer than it should have done due to the fact the staff had entered the wrong details into the DPS and in turn, this delayed my repayment. Do yourself a favour and do not stay here!
We are sorry to hear that you did not enjoy you stay with us. We would like to clarify that we do not send out e-mails requesting students to leave us 5 star reviews, and all cleaning is conducted by external cleaners. Regarding your raised issue with the lack of hot water, any reports that have come through to us via the maintenance app/brought to our attention in-person of such nature, we act immediately by contacting external engineers to attend on the day to investigate and resolve. Please note our accomodation is only open to students, and not young professionals, if there are concerns to do with noise we have a security line that students can call during the night. Thank you for your feedback, if you have any other questions or issues please get in touch with us.
