What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Really easy living experience and great location for city centre and campus
Nice place with nice people. Very friendly environment. Rooms are kinda hot but you'll get used to it. Overall my experience can be described as good
I’ve had an amazing stay at iron bridge studios, since the first day I was welcomed by the staff and everyone in the building were great! Not only is it close to a park but it is also situated right next to both the Exeter college sites making it ideal for me! The wifi is incredibly fast for an Ethernet connection and wireless is just as good during off peak times. They also really encourage the residents in the building to take part in activities or to go down to the common room to socialise and because of this I’ve made some great friends and it’s made my stay here even more worthwhile. Definitely going to be coming back next year.
Value for money - As far as studios go, great if not best value for money. Location - A 5min hill climb to the high street with a nearby bus stop to Streatham, St Lukes or St. David's Station. Property Management - It's a smaller property than most so management is efficient and kind. Cleaning - Great, any messes are practically unnoticeable the next day. Social Spaces - The courtyard and common room are nice for social events before it's late. Social Experience - Since the whole building is just studios the privacy you get can sometimes deter from your social life. Realistically, the social experience will only be as good as the sociability of the students. The staff do a great job in offering loads of activities for students to get involved in. Wifi - It's fine. If you've ever had ASK4 wireless, then you'll have an idea of how good the wifi is.
Pretty much as good as it gets when it comes to Studios for students. The entire building is easy on the eye unlike some student accommodations. Ideal for people who value privacy.
Living in Iron Bridge is a very pleasant experience, never felt like this before.Comfort is very good, the bed is very soft, very tired;Iron Bridge each room has a sofa, very soft and comfortable.Sound insulation is also very good, very quiet, can not hear the sound of other rooms.The style of the whole furniture looks very comfortable.There are many plants on the opposite side of the window. There will be white flowers in February and March. When the wind blows, the petals fall down.Tieqiao is close to the city, so shopping is very convenient.It takes two or three minutes to walk to the river and it's easy to exercise.The front desk is also very responsible and the hygiene is very good.Free food is provided on a regular basis and regular events are held.It's fun to live with friends.
There is always something fun happening at the reception. The staff is friendly and quite approachable. The rooms are spacious and the accommodation is super-clean. Definitely recommended :)
I’ve lived in this building for 2 years and it is great! The staff are so friendly if you ever have any issues they’re so helpful! The building is relatively quiet most of the time but there are usually always people hanging out in the common area that you can chat to and it’ good for studying in during the day. Being close to town is great because you can get anything you need and it’s a 2 min walk. The rooms are decorated nicely and it’s a very comfortable place to live in. Would definitely recommend for students who prefer their own space but don’t want to miss out on socialising with lots of people!
Spent 3 years there since I couldn’t find better value for money! The perfect central location, close to everything and still in a quiet region of the city! The staff was always available to help and fix any type of issues (truly any type!). Would recommend 10/10!
Ironbridge is a really great place to stay as a student. The location is very close to the centre of the city and not far from the university campus with about a 20 minute walk. The property is very well looked after and the rooms are spacious, clean and easy to feel at home in. On top of this the staff are very friendly and able to help out if you have any issues. I would really recommend Ironbridge Studios.
Ironbridge is a wonderful place to stay as a student. The location is perfect, very close to town and not far of a walk from campus. The rooms are spacious and clean and the property is well looked after. There’s a decently sized common room for gatherings and parties too. The staff are friendly and always able to help! I would definitely recommend staying here.
The rooms have everything you need and are very spacious. The location is great, being near the university and right next to the city centre, with plenty of shops nearby. And the internet is good enough for me to win a few online video game tournaments and the dowload speed is very fast. Going back here next year and would definitely recommend it to others.

Covid-19: Quick response, good service.
Location is good. Cleaning is very bad and i have to clean it by myself again before moving in.
Covid-19: Very poor management during Covid-19 Very slow response It's very confused on e-mail to communicate to staff since they changed the management agent and there is no response from both new and old e-mails. There is no clear informing on communication method. Provide refund just for 50% started from May but we leaved since the end of March. Also, queen street accommodation offers 100% refund for student.
Very good location. Friendly staff. Room hadn’t be cleaned/ emptied before moving in. Communication very poor from the agency. Frequent fire alarm issues with no explaination/ apology. Awful internet, I had to buy an Ethernet cable as the WiFi for the smart tv wouldn’t work, I raised this as a maintenance issue and was told to contact the tv manufacturer. Most of the time I relied on my mobile phone data for internet.
Covid-19: 50% rent waiver for May until September however we do have to move out as soon as lockdown ends.
