Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

The Kingfisher, Exeter is one of a good accomondation choices that come with great value and location. I do like the interior design because my room is modern and has a lot of storage spaces. Beside, the reception staffs are friendly.

I have lived in the accommodation since September and I am so impressed with the staff and the halls! All staff are wearing masks around the building even when sat behind the screens in reception. The cleaners are on top of everything I go in and out of the building a lot for my course and I always see them cleaning the door handles and lift buttons etc. The halls manger Hannah is so friendly and always makes time to talk to me. I haven’t been able to see my family for a while and it’s a bit lonely but I feel better that I can come down for a chat. We haven’t been able to have social events but the staff organized a ‘decorate your door’ competition for Halloween and has put up decorations for Diwali. I’m so glad I chose the Kingfisher!
Great accomodation in a convenient location for both Uni campuses and the town centre. The Halls manager is very friendly and consistently ensured that we were very well taken care of. Any help I needed was immediately provided and I was treated as a valued guest throughout my stay. The rooms themselves are spacious, modern and clean. Having spent a year here I would thoroughly recommend anyone to stay, the rooms are great and you will be well looked after!
I like Kingfisher. The location is good. It is close to restaurants and shops. Staffs here are friendly to me and help me a lot in life. Equipments inside are good. The room was clean when I moved in.
All my flights were canceled due to covid-19 so I can’t pack my belonging kingfisher staff gave me number of company that will pack but I decide to get rid of items. I just need three book returned to my tutor in Exeter I asked manager if she would post them for me but she said she would deliver them herself so no charge to me. So thankful for this! Really help me a lot!
false advertising,no CCTV here. stuff attitude are the worst. Hard to get back deposit refund.
very awful experiences here,you will never find a worse internet service. The management team is very poor you even heard about your friends get stolen as those management stuffs could come to your flat without any permission at any time. Additionally,the fridge and cooking equipment are bad……
Bad Wi-Fi,always no net. Bad stuff, enter rooms without any notice. Trating tenant with bad attitude. Bad security,no CCTV. Unreasonable charges.
living at Kingfisher is an awful experience cause you will find your money maybe get stolen in your room. Accommodation stuff wouldn’t admit due to their poor management. The staff even will entry your room without any permission at anytime they want

Such good place to live. I really like the free hot drinks and sometimes treats for us. Social events are fun and meet new people. The receptionist is always friendly and also manager always say hello and ask how I am. Makes it feel like home. Common room is always clean but sometimes the halls are often need to use cleaner machine. Only bad thing is internet is slow sometimes.
Very good living experience!! All the staff are worth to get 5-stars feedbacks. Especially the super receptionist Jenny!! She is the only staff who can speak Chinese in the Kingfisher, that is greatly improves the convenience and living experience of Chinese students. How nice to have a receptionist from China when more than half the residents are Chinese students. That would be the only reason I would stay in the kingfisher the next year.
Glide is the worst interest service The kingfisher never help us to solve the problem of internet. They just said they have a contract with Glide so that they cannot change it. Okay I will never recommend this apartment. Fully s***
I think that some review have been done after someone was rude at the desk yesterday when I was waiting for parcel a boy was arguing about being told off for smoking in his room. The manager stayed calm and was explaining it was against the tenancy agreement. Reception does open 8am to 5pm because the part time staff who work till 6pm is not here sometimes. My review is that reception staff always smile and be nice, the halls is nice and clean and social events are done often like today is valentines day and there is hot chocolate with marshmallows and sweets!! very nice! I always get notification to collect parcel and have never had problem Kingfisher is best accommodation
The Kingfisher is a really good accommodation due to the great location and enthusiastic staff. I like Jenny quite a lot as she always is full of fun and cares for everyone. When Jenny is on holiday, the reception will be closed at 5 for some reason?The manager Hannah seems forgot to do stuff quite often as we wouldn’t get quick response from her and even tried to open my room door without my agreement for twice. This makes me feel panic sometimes when I heard any noise from the door.
My apartment is great, has everything I need and any maintenance problems are always sorted very quickly. Particularly like that reception are always available to take packages when I am out and notify me when they arrive. The staff are all great, friendly and helpful. Particularly Hannah and Jenny!! Great place to stay and would highly recommend!

Location is great,and the management is good.But i have to say the WiFi here is terrible.
To be honest, the heating is terrible in the first floor where I leave. Before going to sleep, I turn on the heating and after 1 hour it turns off and in the morning when I wake up, it is so cold in my room, sometimes I feel myself bad because of the temperature in my room. Social areas are good, but during weekends, students make parties and they do not mostly clean after themselves, so during weekends it is impossible to sit and study in the social area zone

The enthusiastic staff here, glad to help me. while the wifi in kingfisher is really bad especially on rainy days. our students reported this problem for times, but the result remains the same that is we had to report the situation to the internet dealer. I think this is the apartment's obligation. Hope to see the problem to be solved.

Jenny is very, very, very professional and kind. I have rebooked room and recommended my friend to book a room as well for 20/21 because of her :) I hope Jenny can work full-time for us!! Everything is good at The Kingfisher except the WiFi due to the poor connection :(
The studios are great to live in and the staff is exceptionally friendly. The rooms are well furnished but the window seal is not too good. Sometimes it can be a bit noisy in the evenings as a club is relatively close by. Unless you are Asian I feel that it is very hard to connect with other residents as they like to stick in their groups. Even though Kingfisher offers socials (cinema night, quizzes etc.) every now and then I still feel that it can be lonely. But in general I am very happy to live there as I found many friends outside of the accommodation. So just don't expect that you will meet many people there.

Staff helpful and nice. Sometimes manager puts cake or fruit by the coffee station for tenants to take to Uni. Always clean - cleaners are in everyday to clean common spaces and hallways. Common room has football table, pool table big TV's and study area! There are washing machines and dryers, also a bike store area. My favourite thing is the security! fob access to the building and is surrounded by a fence that has fob access through gates. Close to shops and town. I am staying another year!

I think it would be better if there is a sporting space in this building. Besides, the wifi sometimes connects not well.

I really enjoy staying at the Kingfisher, because of the course I need to move in 1 week earlier than the original contract, and the team helps me so I can move in early. Also the hall is pretty clean and there are staff cleaning everyday.
Great studios, nicely furnished, very friendly staff but not much of a social life within the hall (if you are not Asian).
The staff at the kingfisher are so helpful and one of the reception staff speaks Chinese so is so much nicer to talk in your own language. The management are lovely. There is a pool table in the common room and organized social events are happening all the time, so you can meet other students. It is always clean. Close to the Odeon cinema in Sidwell Street, a Tesco, KFC, Pizza hut and other restaurants so it is really convenient.
