University of Derby
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Time to expose some truths here. For all those prospective students reading the positive reviews: you should know the building bribes its residents with prizes to get them to write glowing reviews about them. Unfortunately, the reality is far from it. The staff are far from friendly; they have their "favourite" residents who they will go above and beyond before, but if you're a student like me who keeps to myself and doesn't kiss ass, then you get treated with disdain. I wish I could write more details but I worry they will take away my deposit. What I will say is they make you pay the full rent despite the common spaces (e.g.) the gym being closed for more than half the year, and there is a complete lack of security of the building. After the staff go home, there is a "student warden" who is on-call; yes that's right, one student in their room is supposed to keep the building safe. Needless to say, there have been incidents...Also, careful the location; the street is full of bars...
THE BEST accommodation in Derby! The staff are very friendly and cater to any requests you may have. The communal areas such as the courtyard, study rooms, gym, cinema and common room are great places to venture out of your room to when you want a change of scenery. I live in a premier studio with my boyfriend who also goes to the university of derby. This room can be lived in alone or with your partner for a very reasonable price, we haven’t had any issues sharing this space and live very comfortably, it definitely feels like home. A modern theme flows throughout this building, feeling very luxurious for the price you pay. I gave this accommodation 5 stars across the board for a reason, this is the best place you can stay as a student and I know this resonates with the same company across the UK with their various locations. Cannot fault it.
Cannot fault this accommodation, the staff are friendly and very helpful. Corridors and communal areas are always very clean and free of mess. Facilities such as the gym, study rooms and common room are always spotless and great spaces to escape to when you want a change of scenery. The rooms however, have everything you need to live very comfortably, with all the amenities you need meaning you don’t really have to leave your room. Would definitely recommend this accommodation. You get what you pay for!
Roman House has been the best accommodation I could have asked for in the first 2 years of my University experience. The staff are welcoming and friendly to approach. The building is kept clean and during the pandemic, they have ensured that there are hand sanitisers available for use.
Lovely accommodation to live in with nice staff and fairly quiet neighbours. Communal areas are always clean and rooms nice and spacious.
Very good value for money accomodation, staff are very welcoming and keep the building well managed and clean. Can be a bit noisy sometimes as the building is next to a pub/ night club so you can hear that a lot but nice private accomodation for your own space.

This is one of the best student accommodations that I have stayed in and one of the best student accommodations that I have seen. It is a private accommodation and you might not meet as many people as you would if you stay in halls but having your own space that you can keep clean and tidy, especially when you're not feeling well, can be a life changer as you can chill out how you want to.
Roman House is a great place for students to live! I have been living here for 2 year and I love how it is in a central area near town and the University. The staff are welcoming and always willing to help. The rooms are cosy, and spacious with plenty of storage and space. This accommodation is modern yet comfortable, making it feels like a home from home.
Roman House is a good accommodation as the staff are always there to help and are always friendly when I see them. The rooms are quite spacious and the facilities for the students are pretty good too. The social life is not bad as students have access to the group chats and the Facebook page which makes it easier to get to know the residents and its always nice to have a friend just down the hall :D. They always make the effort to get everyone included in the social events such as bingo and quiz nights and there are usually prizes to be won. The location is really good since its a 10 min walk from town which means the shops, pubs, restaurants etc. are close by.
Overall a fantastic accommodation!! Wish I knew about it sooner! The rooms are so lovely and very spacious. The staff are always very friendly and always help with any problems you may have.

The Roman House has fantastic facilities, the rooms are so gorgeous and comfy. The staff have always been incredibly kind and they're always available to help. A lot of my peers from uni live here, I only wished they told me about it sooner! There was no better place to spend my final year at uni.
The accommodation is very modern, nice and spacious! The staff are so lovely and extremely friendly, always there when you need them! The hallways are kept clean and the building has amazing facilities. I really enjoyed living here!!

Lovely and friendly staff who are available to answer any questions you have! Nice rooms that are clean when you arrive and the upkeep of the hallways and other facilities is kept on top of. Cinema room, study rooms, the social room and the gym are great to book and use! Have lived here for two years now for my studies and would have considered it for all three if I had known about it sooner!

When it comes to student living I wouldn't recommend living anywhere else as a student. Fantastic in-room facilities such as a private modern kitchen equipped with a dishwasher, oven, and microwave make life so much easier! A private bathroom with a shower is in every room! Rooms are modern and well equipped. The management team, as well as the maintenance team, is always friendly, caring and are fantastic at quickly solving any problems that occur in the building. Overall, I am absolutely delighted that I found and was able to live in this place throughout my 3 years at university. I would consider this is an exemplary student accommodation that delivers a completely different student living experience than others at very high standards.
Ideal location, 5 minutes walk from the city centre and only a leisurely 20 minute walk through marketon park to the university campus. Accommodation staff are friendly and helpful with any situation. Rooms are a great size and each one has an on suite.

The best accommodation for university students in UK. It is my 4th year and it feels like home since my first year. I am really sad that it is my last year of study in university which that means I will not have the chance to stay here longer. Roman House provides a huge range of luxury apartments for students compare to other nearby student accommodation. It is also a safe and clean place for you to stay during your studies. As well as It is value for money if we do consider the services they provide(gym, cinema room, common room etc) In other words, I definitely do recommend this accommodation to every University of Derby student, no matter if you are a first year or 3rd year of your studies. It is never to late to join this 'family' which it has it is to offer you from the start. Come on book your room now :)
Rooms are really nice, management and maintenance are great. So much nicer than halls, more private. Only downside is no parking
Great halls! Management is lovely and deal with any issues quickly. Only issue is, if your room is on the left side of the building be prepared to be kept up all night by the music from the bars.
I’ve lived at Roman House for the whole 3years of my degree and it’s been very comfortable and I’m happy to say it’s felt like home. I’ve not got much bad things to say about it, however would it be nice to see more social events for residents to get to know each other more for the future

living at roman house was amazing! very beautiful and modern rooms, felt very secure, cinema and fitness room were such a great plus! loved the little study rooms. the only thing that bothered me was popworld next to it which I could hear from my room, but I suppose it depends on which room you are in. other than that it is a great place to live!!
