All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Only been living here since September, but had more issues than positive experiences. Room was dirty (mould around the window) when I moved in and lots of broken elements that still are not fixed. Despite being told there is 24-hour security, we have not seen any security since the first week. They are late to arrive to fire alarms and issues. When we had issues with door locks and other problems, we are left waiting and were told there was a ‘shift change over’ despite there not being any security all evening. Carly is helpful and knowledgeable for being one of the only staff members, but apart from that the service is poor. Only two washers and two dryers for the entire building. Ridiculously expensive too. Feels like we are overpaying enormously for the quality and service we get.
I have enjoyed living at Abbeygate this past year our site manager Carly is the best she has helped me every step of the way with all the forms and getting my tenancy agreement sorted and helped me move in every issue I have had she has been a friendly face I can talk to for support and has help me settle and feel right at home couldn’t have asked for a better site manager
Takes too long to fix stuff and security takes too long to come and let us in or fix problems (2 hours sometimes more) there should be someone on site 24/7 or its not a worth of money
location is close to uni and a short walk from train station, but road noise is loud. onsite laundry is managed by circuit which means expensive and unreliable. maintenance is unreliable, and when major work was required for fire safety regulations, the scheduling and communication from management was unnacceptably bad. the fire alarms still go off randomly a few times per week, which makes for a truly excellent experience. the onsite parking is cramped but that is understandable as it is covered and its not like many other accomdation places can offer it at all.
Staff are horrible, rarely even there and have racist tendencies. No social space. No fridge or freezer space. No cleaning equipment. Random men working around the site walk in and out of rooms freely. Do not stay here.
If you're a third year I don't recommend living here at all. I booked a studio after living in a shared house because I assumed being private halls there'd be more 2nd and 3rd year students who had become accustomed to living alone and university life and would just get on with their lives - I was very wrong. The first years are so loud having pre drinks before nights out - which is normal in a university owned hall where everyone is doing that, but seems out of place to me here, especially for the money it's costing to live in a studio here. I do like my room, but it could be a lot better - for starters, having a cultery drawer and more kitchen space would be nice, they advertise the rooms having a lot of storage space but really they're just the weird cube storage boxes that are actually quite difficult to store things other than clothes in. The fridge is teensy, it has barely any room at all. The bins are absolutely horrendous, not maintained at all, always overflowing.
So there is no common area where every one can go and sit to watch TV or anything, second there is no cleaning appliance appliance available I would have to buy my own vaccum cleaner which would cost a lot

I have really enjoyed staying at Abbeygate. The location was really good for me and the staff are always very friendly. The internet access is sometimes slightly slow/disconnects but overall I would definitely recommend Abbeygate.
Nice room, with all necessary appliances. Could do with 24h security. WiFi is fast for most endeavours.
Good for price, location and space.
This is my fourth year at Abbeygate; it is my home. The destination is a perfect distance from town, the train station and the university. The staff are absolutely lovely and Iv made life long friends. The current circumstances have made life difficult but the staff have tried their absolute best throughout the pandemic to make sure that I have felt comfortable, safe and at home. I cannot recommend this accommodation enough and I will be truly heartbroken to leave.
Awful. Site staff never there. Parcels missing and staff never there to receive them. Maintenance is non existent. Rooms are dirty and issues such as flooring and cracks in walls. Lights don’t work.
The staff (Scott and Alison) work so hard to make everyone feel at home and do everything they can to make your university experience better than you could imagine. The accommodation is located close to local shops and is walking distance from all the campus’. Can not recommend Abbeygate Chester enough!
Abbeygate is my home away from home. It’s made my student experience better than I could have ever wished for. The location is perfect, for both town and university and the staff (Scott and Alison) have always been so supportive. My room is lush, and gives me a space to be independent. I never want to leave!!

I’ve lived here for nearly a term and I love it here. Clean, modern and the staff are always friendly. A short walk into town and a gym/swimming pool across the road. A lovely and peaceful area too. So happy I moved here :)
Great location to everything e.g shops, university and also the swimming pool and gym area across road. The management of Abbeygate are approachable. The management of Abbeygate put on social activities which is good as it allows students to meet new people.
