Waterways Biography
Waterways is conveniently located only a twenty-minute walk away from Loughborough University Campus and not far from the city centre. The accommodation is near the Rushes, Sainsbury’s supermarket, Market Place and Baxter Gate where you can find endless shops, bars, restaurants and an 8-screen cinema.
There are comfortable sofas in the reception area where you can meet up with friends. If you are looking to work up a sweat, you can pop next door to the 24/7 gym, as they offer great rates for students. There is parking available at other sites for an additional charge.
Waterways offers residents comfortable en-suite rooms with a shared kitchen and lounge. In your room, you can find a bed, a private bathroom, a bedside table, under-bed storage, a desk and a desk chair.

All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

In general, as expected. On-site staff act promptly on complaints, and rooms are maintained to the standard. There is very little in the way of social space within the accomodation itself, but this is made up for by the social spaces in the vicinity. As with much of University life, value for money is essentially non-existent, where "scalping" is encouraged by the current ecosystem. It was thousands of pounds cheaper (per person) to rent a 5 bedroom house closer to the University for the calendar year, than this accomodation for the academic year, and if anything I would favor the former for overall quality of life. Waterways does not facilitate students who drive, despite its cost.
I think it would be better if the management team could spend more money on regular cleaning in kitchen rather than social activities as activities only fit a small portion of students and kitchen is for everyone.

Priya was very nice and chatty. The staff were helpful and there were lots of social events. The buildings especially block 23 need a bit of TLC but overall not a bad place to live

I’ve really enjoyed it here at Unite students! The staff as lovely and incredibly helpful. Priya made sure that I was able to extend my stay here and Grace was able to sort out an issue I had very quickly. Overall I would highly recommend this accommodation to anyone.

I didn’t know what to expect when living in serviced accommodation but it is so much easier than living in a house like I did in second year. Location is brilliant too, so close to Loughborough town centre.

Extremely nice accomodation, in a great location, with a great value for money and lots of facilities. I've been living here for the last 3 years (almost) and I would definitely choose to do it again. Amazing staff, all of them very friendly and helpful, but I would especially like to thank and recommend Surprise. I think she should be viewed as an example and a model in what she is doing.
