All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Good location as it’s in the middle of the campus and is very close to the library. People are nice and the place is clean.
Thank you for your review - we are glad that you find the location convenient and have met some great people :) - Harry
As a student, it is in a perfect location, very close to both sides of campus as it is near enough in the middle. Perfect for heading to lectures, the gym and right next to the library. Plus, although lots of people share the kitchen space this generally has a reputation for creating a great social experience to meet and get to know lots of people.
Thank you for your positive feedback! We're delighted to hear that you found the location convenient for accessing campus facilities and that you enjoyed the social experience in the shared kitchen space.
Good value for money, great location for STEM subjects, cleaning staff amazing and generally good student accommodation. Returning third year asked for other returners but was housed with all freshers.
Good value for money with regular cleaning making it easier than having an en-suite and any maintenance problems were been dealt with immediately. Very close to the library and the engineering departments - only downside was the distance it took to walk to town though there are buses that go directly to town if needed.
Everything that’s essential is available at Telford the management made sure the kitchen and toilets were cleaned frequently, it’s located very close to all of my lecture theatres and labs and it the value for money was great.
Telford Hall has been a great social experience and is the best hall to choose in terms of the social aspect. It's great value for money being the second cheapest hall in Loughborough and having a wash basin (sink). Despite it being shared toilet and bathroom honestly it doesn't matter Telford has cleaners who clean public spaces every week day and you kitchen gets cleaned once a week aswell. Only possible downside is that despite it being in the student village its a 25 minute walk to town ( other halls are the exact same though) so it can be long walking for the shops or going out. Cleaners are great and often time when I've reported an issue with my kitchen it has been resolved same day or next business day. All in all Telford has been a great first year experience and definitely recommend.
Fantastic value for money in good location, 5 minuets from the library.
It is one of the cheaper accomodations for a reason it has a good location. Some buildings renovated but old Telford is not acceptable and pays the same price. Only had one toilet and one shower between 7 mixed and had other people from different flats walking through ours.
Very positive experience. Perfect location on campus.
Great price, cleaned every weekday and is located right in the middle of campus so you are not far away from anything. Value for money I think it is the best Loughborough has to offer.
Great value for money, get what you pay for but social facility could be better
Overall, good accommodation for what you’re paying. But some aspects were poor, especially in terms of cleaners. They never filled the soap dispensers and sometimes would miss cleaning my room fully. Didn’t always get cleaners cleaning regularly as we were contracted to.
Very good and worth the money good for social life and close to lectures regular cleaning is very handy and the shared toilets are easily better than an en-suite accomodation
Pretty good and pretty neat :)
Close to library and all lecture halls.
Very good value for money, cleaning and security are very good. Shared toilets are cleaned very regularly. Any problems are quick to be solved when reported. Lots of bus stops to town nearby. Bang in the middle of campus, everything on campus is within a 15 minute walk.
I love the location of Telford, it’s in the heart of campus and I find that wherever I need to go is of convenience distance. I also enjoy the layout of my room as well as the fast working internet!
Even though it is one of the cheapest halls you can get in Loughborough, its still very expensive for the quality of the buildings itself, as well as for the lack of attention the staff provides. Apart from the cleaning service.
One of the automatic door stoppers fell off the door and almost hit my head but it didn’t. Other than that, very good experience.
Was pretty decent, good location and cheap so have more money to spend elsewhere.
Cheap so who am I to complain.
Good for first year, just not ideal location wise. I’m usually on the other side of campus so when it’s 9 am it’s easy to just roll over. Social spaces are okay just boring and I’d rather use my kitchen/ dinning. Could use more space, better seating.
Decent accommodation. Good value and lovely cleaners. Centre of campus so not close to supermarkets but buses to take you there if needed.
Telford hall has clean and modern buildings in close vicinity to the university buildings
The walk to class is a easy being close to west park, and having laundry on-site is a lifesaver. However, thin walls mean late-night studying can be tricky, and some communal areas take getting used to. Still, it's a fantastic place to be in the heart of campus life
It is a great place to live although the quiet blocks do get slight noisy past 10pm.
Any issues such as boiler issues are always promptly fixed. The kitchen gets cleaned once a week and is always left looking brand new! Also rooms are cleaned every other week and are cleaned very well. The social spaces are poor considering the amount of students in this hall and the size of the social spaces. One pool table isn’t good compared to what other smaller halls pay. Located in the student village, there is no better location that this hall as it’s in the middle from everywhere with a bus stop just a 1 or 2 minute walk away. WiFi has very rarely been a problem and being supported with Ethernet cables ensures high quality speed.
Love The Telf, not the fanciest but good for what you pay for. Have cleaners that clean the social spaces and rooms, but are very inconsistent with room cleaning, so you never know when they're coming. Great location, equal distances from everything, and right next to the library. Most social hall by far, lots of good events, a very friendly hall.
The best cheap, social filled hall, that offers a great community as well as a comfortable living space.
Very good but when there’s stuff broken it takes ages to fix
For me Telford gave me the best first year experience. Not only did it provide the best social experience out of all the halls regarding events that were planned for us, but the the layout and closeness of the flats and the outdoor area meant I was able to meet so many people and make life long friends. I highly recommend this hall. Although it might not be as fancy as somewhere like Claudia Parsons, it definitely has every hall beat with the experience it gave. You might think oh surely it’s the people that make the experience not the halls themselves, but you would be wrong. Choose Telford, you won’t regret it.
Very good affordable hall, good socials and good cleaning
really enjoy living in Telford, location is great and the rooms have everything you need. Only down side is the social space as I’m in a smaller kitchen there isn’t loads of space
Very good value for money and great location on campus. The common room isn’t too big but the kitchens are great to socialise.
I absolutely loved telford. Compared to so many other expensive accommodations, you get so much more for your money. The people are great and the location is perfect, right beside the library and the shop. Would defo recommend !
If you want somewhere cheap it is good enough and they resolve all issues quite quick and hassle free but if you can afford it it’s worth it for sure. Have had to deal with silverfish, an ant infestation, ovens breaking all the time literally hours after they’ve been fixed meaning we have to cook in a different flat completely, hot water outage and leaky pipes that flooded a flatmates room. social side is completely dependent on what you make of it, some people get more invested in the hall than others. also your flatmates (chances are they’ll be good mates for the year). the rooms are big enough and sharing bathrooms is not an issue at all, wifi is unreal if you have a wired connection.
Get what you pay for. Good social but not good spaces within the halls to ha g out
Overall pleased, it was right next to my subject area in west park, And the vibes from all of Telford where amazing Up the Telf
Decent, good for money, did have ants
Really cheap and in the centre of campus. Excellent fortnightly cleaning and access to 2 common rooms.
Telford is one of the more budget accommodations so it’s as good as what you would expect. Nothing special but does the job.
It’s great value for money, with a clear sense of community spirit. Wifi can be slow and some kitchens are quite small
Telford is in a great location with easy access to anything you will need
In a good area on campus near the engineering school and the business schools meaning accessibility to lectures is easy and convenient. Issues i had with my room were resolved reasonably quickly.
Telford is a good value for money as it’s cheap but it depends on your flatmates, if you have a good bunch you will be fine and time at telford will be good
Telford is very decent value for money especially compared to what other accommodations receive for a far higher price. It's by no means a 5 star hotel but definitely comfortable to live in. The location is its strongest asset being right in the middle of the campus (hence everything on campus is within only a 10 minute walk max) and literally a 2 minute walk from the library.
Absolutely not worth it, run as far as you can from it. The warden 100% does not care about anything, the committee is even worse than the warden. Your showers will stop working at least 4-5 times, sometimes even your electricity (for weeks). Didn't have heating for months and got the smallest amount of money back for it. The only thing is the position of the blocks, they're close to everything. Better pay less and stay in Faulk, you would also pay less. IMPORTANT: do not buy the sub halls, an absolute scam. Not worth it to pay 100£ for a bottle of vodka. Had the worst experience here, during quarantine asked the warden for help and he completely ignored my request. This also happened during the second time my flat quarantined at the end of the year. The corridors make you feel like you're living in a prison and you should pray you won't have to cook in the prison kitchen. The walls are so thin, you can hear everything and the door are really loud for some reason. -10/10
Cheap and cheerful!! Really lovely people and the best social scene on campus. The rooms are a good size with plenty of storage and it’s nice to share a kitchen with so many people as it’s so good for socialising. If you think shared bathrooms are grim, they’re not!! They are cleaned regularly and it’s easier than having an ensuite. Showers are better too
Telford is perfectly located in the heart of campus and despite covid has been great socially, especially in the larger flats in the halls
Amazing value for money, great social events
Quiet rooms and lovely with big kitchen space and a dining room to socialise. All facilities were great!
Pretty basic but value for money. Could do with more showers and toilets between people. In certain blocks the kitchens were very small for the number of people using them.
I enjoyed my time in Telford. It's a social hall, and is in a great location to get to lectures and gym. The cleaning staff are good at cleaning although the cleaning management can get overbearing at times, and we were regularly threatened with fines for not meeting their standards. It is hard to meet these standards when you are sharing a Kitchen/Dining Space with 12 other people.
A very central student accommodation facility that makes you feel connected to the student life - especially during first year.
Very sociable hall, made great friends here. Super close to all parts of campus, made it very quick to get to lectures. Lovely bedrooms too
We're glad you had a great time staying in Telford! Tendo
Kitchens are the only communal areas, some kitchens are pretty poor for this (1E/2E and others that shape) while others are better (2C and those types).
So good I came back second year
We're glad that you enjoyed your experience that much! Tendo
I love Telford - we are in my opinion the best hall on campus being in a great location in the village. It is near the Purple Onion shop and library and the rooms are really nice and equipped. I met some of my best friends in Telford and now live with them in town.
We're glad that you made great friendships whilst staying at Telford! Tendo
Telford is great value for money and I love the fact it’s self catered and in such a great location. I would prefer a bigger bed but obviously the price would go up so I’m happy with a single!
An ideal hall for freshers wanting to make friendships and socialise as Telford is one of the largest halls on campus, located in the heart of the student village and hosts continuous social gatherings in the two common rooms.
Thank you for this great review! Tendo
Have had the best 2 years of my life in Telford. Great atmosphere, great value and a 2 min walk from the library. Would definitely recommend
We're glad to hear that you had such a great experience! Tendo
Incredible - family atmosphere, welcoming and friendly
Thank you! #LboroFamily Tendo
Cheapest and largest hall, with the greatest hall spirit!
We're glad that you enjoyed staying in Telford! Tendo
Best hall by far, close to all facilities. Great people who are all keen to get you involve
Full of fun flare and Friendship
What an alliterative review! Thank you! Tendo
Without a doubt the best hall in the Country, maybe even Europe! The committee try so hard to uphold the hall. You won't find a bunch of students that try harder than them
I would probably lose an arm for this hall, I legit bleed green. One of the most beautiful places on earth and the lesser known 8th wonder of the world.
Telford is a really sociable hall, great location being 2 seconds from the library and only a 5 minute wall from the union and really good value for money. I loved my time in this hall and would recommend it to anyone
We're glad that Telford was a convenient hall for you to stay in! Tendo
Amazing value for money , huge dining room and kitchen facilities provided. Modern looking and cleaned daily
Very sociable hall, it's one of the biggest
It's a brilliant hall! All the rooms are good sized and are reasonable given the price! Cleaning takes place frequently and any problems are dealt with immediately when reported.
Social, cheap and great communal atmosphere.
Awesome hall with the best atmosphere. Smaller rooms but worth it for the experience and price
Incredible for the cheap price as it's one of the cheapest at Loughborough Uni, superb location near the library and also the PO shop plus not far from union. Cleaners keep it really clean and internet is fast and always connected, and the communal atmosphere of Telford as a family is incredible, never had a problem
Telford is an amazing hall for social experience, it's always buzzing with people and everyone loves to have fun (and get drunk!). it might be one of the cheapest but it's definitely the best hall!!
Telford hall is best hall. Sporty and sociaable. Super friendly.
Good location as is close to the library and engineering.
I've lived in Telford for 12 weeks and had a great time, but everything falls apart from time to time
Telford till I die, this hall is legit the best thing since sliced bread #funflairandfriendship
Annoying some blocks are newly refurbished and some haven't been touched and it's completely random which block you get. Location is fantastic, basically ten minutes to every part of campus. Toilets and showers cleaned daily. Socially, Telford has the potential be on the greatest halls on campus but it will be down to your committee and you to create that. Kitchen facilities are a little on the small side but modern appliances that are cleaned weekly. All in all for the price you pay Telford is what I expected a typical student accommodation to be like.
Wifi keeps dropping out but it good quality when it works, was easy to meet people and become friends and kitchen space was big so it was a good place to socialise.
Telford is a hall which is great value for money. With a great atmosphere, and in the middle of campus. This makes it an easy walk to both lectures and the library.
Hall is very nice, very social, but cleaning and wi-fi are disappointing.
Most social hall on campus. Met all my friends in the hall. The rooms aren't the best as they're quite small and the furniture is quite old looking. Apart from that I had a great time at the hall and would definitely recommend
portable accomodation very convinient location a minute away from the library
Loved it. The only thing is some blocks are more modern and bigger than others. Annoying when you're paying the same price. But all in all, incredibly sociable. Bedroom sink is very handy. Shared bathrooms was never an issue, they were always cleaned. Fabulous location. I loved Telford!
Fairly average hall, but in a great location. Flats make or break your experience here and they arent organised well e.g based on interests
Best hall not only on campus but in the world, best people and freshers week never ends for the people in Telford
Love it!! Definately best choice!!
Telford is the middle ground, affordable and simple it offers the perfect student living.
The rooms are very reasonably sized, I've realised after spending time in Telford and different halls with ensuites, that I prefer not having one! Sharing was never a problem in the year I lived there. And regardless of any of that, Telford has one of the best atmospheres on campus, it has a very friendly and open atmosphere and with being one of the biggest halls on campus, there are always people to meet. Telford is a hall that you never want to leave, and will always welcome you back for the rest of your uni life.
It was awesome! The kitchens are dodgy though...especially in 1E...:)
Such a great hall with a lovely lively atmosphere! The housekeeping staff are nice but just don't break anything!
Great hall, decent rooms in a great place on campus, next to the library and central to everything else.
The atmosphere in Telford is great, everybody knows everybody and it is by far the best aspect of these halls. The rooms are decent, although the rooms that haven't been as recently renovated have hideous curtains and the beds leave a lot to be desired! The kitchens in most blocks are adequate, although in my flat there was no workspace and the ovens kept spewing smoke (although this says more about the cleanliness of my flatmates!) The bathrooms are fine, showers have decent water pressure and there is never a queue. The punch parties are awesome, Telford is most definitely the rowdiest hall with the absolute best social life (in my biased opinion :) )
quite dated in terms of facilities, but the committee are excellent, and get everyone involved in RAG, action, IMS and many other events
A really positive, inclusive atmosphere created by the old and new committee. I was encouraged to engage with lots of social activities from sport to charity work and this led to an enjoyable experience being part of what felt like a large family.
Haven't got a bad word to say about Telford everyone i've met here have been amazing, and i know i've met the greatest friends in my life, that are going to be with me for the rest of my life!
Great place, it's like one massive family with the best social life! Location is ideal on campus near the library and gym and in the student village. You get a good deal in terms of facilities for what you pay for, rooms are refurbished and homely. Cleaners and hall management are very efficient and really helpful with whatever you need.
I have had an amazing experience in this hall and would recommend to anyone
Living in Telford has been one of the best experiences of my life! I couldn't have asked for a better group of people to spend my first year with or a more social hall.
Excellent atmosphere with friendly and welcoming people and committee
I've had an amazing time in these halls of residence, loved the location and the management of it!
Telford hall has created the best student experience for me ever.
Had the most amazing 1st year in Telford and couldn't have asked for a better experience! Bring on my second year in halls and may it never end!
Great value and location and possibly the most social and most fun group of people you'll ever meet
Incredible hall with great opportunities, had the most amazing first year, everyone is very welcoming and there when you need anything
Loved every minute this year, never a dull moment. Would definitely recommend any applicant to this hall.
The social aspect of this hall is probably the best on campus. Friends from other halls comment on how close our hall is and how there is such a strong sense of spirit within it. I will always remember this hall and see it as where i met most of my closest friends
We won hall of the year at Loughborough, what more do I need to say?
Couldn't have asked for a better hall
telford hall is a sociable and welcoming hall with the best reputation on Loughborough campus, proven by winning hall of the year 2015.
Without a doubt the best year of my life was spent in Telford, the best hall in Loughborough by far!
Telford is my home. Halls was my first step into university and I couldn't have picked a better one. The family environment, the strong student led committee, right in the heart of campus. Telford provided me with my first and closest friends. Even when you move out of halls you can still be involved through being a fresher helper, through sport, volunteering and the social life extends past the campus boundaries. What more could you want?
4 years, all done, f****** loved every minute, big up Telford hall
Brilliant hall made even better by the people in it. The cleaning and management can be unnecessarily annoying and pedantic sometimes but other than that good definitely best in the university.
Amazing facilities, brilliant social life. Set me up with the greatest memories.
Surprisingly close-knit and social for such a large hall. There's always an upcoming event\/party to look forward to!
Telford has just won Hall of the Year 2015 which says it all! It is a massively social hall looking to get everyone involved.
Telford is the best hall lived there for 2 years and they've been the best years of my life!
Happiest year of my life living here, i was so sad to leave my room. It has the best atmosphere, the best people, and the best damned punch.
Absolutely incredible hall, I am so happy that I made the right choice that I've decided to return to telford next year. I couldn't recommend it any higher, it felt like a community rather than just accommodation.
Amazing hall, very social and great value!
So many antics made my first year amazing! Great atmosphere, great people and a great home for the year!
i have loved living in Telford and the social experience it provides. I am returning next year I have enjoyed my time there so much.
Moving to university I couldn't have imagined living anywhere would make me feel as happy and at home as Telford has. The hall spirit is amazing and I genuinely believe the experience I have had living in Telford for the past two years is better than any other I could have had.
Had the best experience in Telford, given the opportunity to meet loads of new people and get involved with loads of different things. Only thing I would request as a fresher is not to be placed in a flat full of returners as they weren't really very social
Second year in a row in Telford and it has only got better. It's a fantastic place and although I don't know many of the new committee.. the ones I do know are lovely (...most of them anyway!)
I lived in Telford for a year and it was great. I met lots of wonderful people and had fun.
Great location right in the heart of the student village. Room standards differ as some blocks refurbished. Older rooms due an update (desks, wardrobes, carpet, sinks). Cannot understand why it is the same price for a refurbished room when they are much nicer. Shared toilets and showers yet cleaned daily, Monday- Friday. Kitchen and communal area cleaned weekly with a fridge and freezer shelf each. The biggest hall on campus. Student card allows access to any block if you live in Telford as most blocks are connected. Great for your friends from Telford to gain access to your flat, not so great with other Telford residents, that you do not know, gaining access to your flat. Kitchen is lockable only by the 8 residents living in the flat. Safe and secure location with wardens on duty during the night and at the weekend if you need any assistance.
Amazing social life, friendly crowd, hard working committee
