All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Incredible place biggest rooms
I wish the hot water problem can be solved fully. I feel everything is good except for that question.
Problems with hot water and dirty kitchen on arrival. However space is good and internet if perfect. I would’ve hoped rooms could have better curculation, as air gets pretty heavy inside even with the window open, since it’s not opening a lot.
Good experience here, sometimes maintenance are a bit slow when you report and issue but other than that no problems.
Generally good, but always run out of hot Water
Love the accom, fire alarm goes off frequently and blocked shower but location is great, myles is a friendly nice member of staff
Poor considering how much we pay. So many issues.
The experience has been great. The phoenix court team is great at resolving any routine maintenance issues expeditiously. The reception is friendly and great as well.
There have been a plethora of issues, we’re paying a ridiculous amount (£205 a week), there are no staff present at the desk for a majority of the day, we’ve had months and months of issues with hot water, complaints take a long time to resolve. Theres been multiple times we’ve had someone up to our flat to fix things and they’ve left it messy, takes days. I’ve put a noise complaint in at 2am, had no response, nothing was done, heard nothing back. Things broken in the kitchen, freezer draws are all smashed up, etc. Rooms are tiny, building is in a nice location, but paying so much weekly for not much.
paying quite a bit, staff sometimes not around, sometimes not hot water
As many have said, hot water is often off and it's very irritating. Feels like the ceiling walls are made of paper and if someone walks around in their room in the middle of the night you will hear it. Not enough staff in the building they don't always solve your problems. Fire alarm goes off way too often and it's annoying. Apart from that, the location is great for it's price, there are many shops around. However be aware the road can be noisy with motorbikes and sirens from the police and ambulance. The rooms are great as well.
Pretty good, bit rubbish in some ways but great location and the loveliest cleaner
great, the hot water issue should solve quickly
Sometimes there is no hot water but I think it is not a big problem and the overall experience is good.
Place is in great location and staff are friendly, but it’s often hard to find staff available or at reception, the fire alarm goes off frequently which is very irritating and the boiler malfunctions very often causing hot water to stop running
It's a close enough spot to the buses as well as the nearby shops. Very warm, overall a solid experience.
I really like my room, it’s big and nice. The hot water gets cut off too much though
Honestly a nice living experience not much to complain about.
The staff are great, the price is quite steep though
Good location and room sizes but some issues with maintenance such as hot water and missing items in the common room.
Good time in Phoenix and great location for opportunities and going to my campus
Overall ok but expensive for what you actually get. Others are around the same amenities but much less expensive
It's a nice place to live right in the centre so it's close to everything
Regular hot water issues which are pretty annoying, but they say they're trying to fix. Social soaces aren't very good, but it is joint with marketgate so it's not too bad, cos they're social spaces are much better.
The accommodation is fine. It's very big and comfortable to live. And the staffs are friendly and kind. And it's close to the city center, just 5 mins walk. But sometimes the security issues can't be guaranteed very well. There are some drunk people knocking others' door loudly and this situation happens many times which seriously influence the residents' lives.
I love Phoenix Court and am grateful to have found a home away from home! I would recommend it to everyone in first year!!
All together everything has been really lovely and all the staff have been really nice. And it’s really easy I to get through since it’s in a great location.

Thank you for your review. Glad you love the location also!
amazing location, nice modern flats and staff are lovely! have had some issues with no hot water but only small issues. my room was so cute and cosy and loved my flatmates xx

Thank you for your lovely review.
generally everything is good! But what it’s not and it’s very annoying is the fire alarm going off all the time and running out of hot water!
Amazing place to stay as a student. The location is amazing I would totally recommend it to first year students.
Kinda slow to fix problems but it does get fixed
Overall good, but not very social
Great, although common areas could be better.
My flat is very functional and there’s a nice view of the city
Homely, nice staff. Good storage in rooms
Had [and maybe still have!] issues with oven that have yet to be resolved, but other than that it's been alright!
Generally fine, the bathrooms have very bad ventilation systems.
Kitchen sizes vary a lot in Phoenix despite paying the same amount and are the smallest out of all the Unite buildings in Bristol.
Phoenix Court is one of the best accommodation located in city centre with friendly and helpful staffs always doing the best for you. Would highly recommend !
never anyone at reception, no security
Over priced and tiny kitchens.
Very safe and comfortable halls
Phoenix court is great in some areas and not so great in others. Very friendly staff but not great at enforcing certain things. I have asthma and can’t be near smoke or even the smell of smoke. My bathroom reaks of cigarettes through the air vent. I’ve raised this issue multiple times to no avail.
Had the best time in halls but that was due to the people I was living with. The halls as a whole were pretty rubbish, we had a flood from floor ten down to bottom floor and were kept awake all night before lectures. A lot of things wrong with the flat, took a long time for anything to be sorted. Great location, very central.
This is a really long review, but you really do need to read it. Do not stay here. I chose this place to live because i needed somewhere quickly and i could just about afford it. If you’re saving up just to stay here there are so many other better places you could live. There’s a lot to get through to explain how bad of a place this is to live, most of it is personal things that have happened to me but there are other bigger picture things that affected the whole building. The room itself is pretty nice when you first get in, i was staying in a studio and it was big, you get a desk and a double bed. As a welcoming gift Unite give you a little box full of stuff like tea bags, biscuits and stuff like that. They also give you a bed sheet, if you’ve forgotten to bring one. When i first got to my room I was just dropping a few small things off, so i decided to put the bed sheet on, when i discovered it was basically made out of toilet paper. Then I sat on my bed and found out that just T
WiFi tends to cut out sometimes which is pretty irritating. Social aspect has been sick, met loads of good friends and attended a lot of decent parties. Flat is a mixture of both boys and girls, different ethnicities and both home and international students. Location is the best being opposite Cabot circus and not far from either harbourside or most clubs so pretty good location. Also have another accommodation next to ours with a walkway between, they just need to make it so we don’t have to have a key to get into the other accommodation since the other accommodation can easily get into ours.
Awesome place to live, however extremely expensive
phoenix court is ok to live in, the location is really handy and all the staff I have spoken to are nice but the main thing for me is that this building is FILTHY. The reception area, common room and viewing flat downstairs are all clean but as soon as you head upstairs the corridors are stained, crusty and filthy. There has been a crusty stain that looks like sick on one of the stairwells ever since I started living here months ago and it has never been cleaned. It also smells really bad because no one has ever properly cleaned these carpets. Same goes for inside my flat, the carpets are filthy and I was told I would have to pay for someone to clean it. If there wasn't a hygiene problem it would be great living here.
The internet was terrible all year, our kitchen was really small compared to the Marketgate kitchens, (accommodation which you pay far less for) they had builders working on the outside of the building who looked directly into our windows for months, and the washing machines constantly broke down. Good points are the location is really handy, the staff are friendly and the rooms are all spacious and come with desks and storage space. If you're going to live in the city centre, I wouldn't recommend Phoenix Court.
Only major positive is the location, the unite staff are often rude especially the manager. Wifi is slow at peak times. Over priced for what it is.
Overpriced compared to what was on offer at other halls but you pay for a nicer building, really friendly and helpful staff and a very quiet living environment. During my year we didn't get any cleaning services though we did have inspections every month or so. Socially it was very quiet, which I saw as a plus, though they did organise pool tournaments and movie nights fairly regularly and the common room did become a party spot some weekends.
