Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.
For 6 months, I have been dealing with a smoking problem with my neighbor. I was written off and told for months that I need to "just deal with it" from the staff. I went back to them when it started affecting my physical health (worse quality sleep, nausea, and vomiting due to the strong smell being constantly in my apartment). The person smokes in times that the office is closed, and despite knowing this, the office has not made any attempts to fix the issue. I had to call the Bristol Council to attempt to intervene. Instead, KSS avoided their calls and emails, and upon the council investigating my room and making recommendations to prevent the smoke smell from getting into my room, they ignored the recommendations provided from the council as well. KSS had, at some point, also given me a number to text when the smell would happen, claiming that a staff member always has that phone and would be able to investigate even after hours. They then blocked me from the number .
While the area is pleasant, the building’s conditions are severely lacking. Issues with drain flies, silverfish, rats, black mold, and damp persist despite complaints. Hygiene and maintenance are poor, with many problems left unresolved. Some staff are kind, but others are rude, unhelpful, or dismissive. Staff turnover is high, and security personnel who struggle with English make safety concerns worse. Fire safety is questionable, with alarms taking up to an hour for staff to respond to, leading students to ignore them. There are also periods with no staff on-site, despite claims of 24/7 security. Overall, poor management, neglect, and unsafe conditions make this an unlivable place.
It’s honestly amazing how awful this place is. Been dealing with a smoking issue since October that they refuse to take care of. The smell of my neighbor smoking began making me physically sick and nauseous, to the point where I had to go live elsewhere for a bit to feel better. Called city council, they ignored them for weeks. When they finally responded, they told them that they had addressed the concerns and taken the actions recommended which was not true (they suggested door strips but nothing has been installed). On top of this, maintenance takes at least 2 weeks to get to any issue (even when my sink doesn’t drain, they don’t view it important). Pieces of my ceiling are also falling off. Staff is nice but that doesn’t make up for all the issues, given its small apartments at a high price. If it wasn’t for high speed internet I would think the whole place is a scam. Highly recommend living somewhere else though.
Has a good social space but they refuse to fix the broken public toilets. Room was dirty when I arrived and there have been periods where the elevator was out for over three months with them doing nothing to fix it. All this despite how much they charge and if rooms don't sell out they will just undercut you.
Internet and maintenance is so poor. I have moved in since last year September and my toilet light was spoiled and it’s already Feb now but no one come and fix this issue although I have informed. Not worth for money, totally not recommended student who have high expectations.
I paid £360 per week, which is quite expensive. The reception often had no staff available during working hours, which was frustrating. On the positive side, the location is close to the city centre, and there’s a Tesco Express downstairs, making it very convenient. It’s a good option if you can find a studio for around £220 per week, but anything over £300 isn’t worth it. I’d more recommend looking at other places in BS1, like New Bridewell, Number One, or Tower. These are really near to city centre, and have quite a few bus stops right at the building, it's just that you have to stay in higher floor, or else it would be too noisy at night.
Maintenance is too slow. My room is relatively quiet, which is definitely a plus.

I'm writing this review because they said they'd donate £1 to Student Minds if I did. The location is lovely, and it's good to have a common room, a cinema room, and a laundry room. They give out free notebooks sometimes, but that doesn't make up for the fact that there are sometimes silverfish under my pillow. I told the team about several issues when I moved in in September, it's now February and they haven't been fixed. The 'fully fitted kitchen' that I share with my friend is two paces wide and two paces across, and wasn't equipped with a bin or a kettle, and the door to the microwave-oven was on one hinge. I'm paying more than my student loan for this room. It's nice to only be a 20min walk from UoB, though, and 10min to Cabot Circus.
many problems in my room haven't been solved since I moved here. Like the sofa is still dropping leather everywhere, the faucet of the shower
Light switches within kneeing distance, wifi adequate, walls between rooms soundproof, oven controls confusing, mattress nice, social areas sociable, receptionist always really nice :D, short walk away from both Tesco's & my uni, apples, ə, 10/10 student living experience!

I’ve lived in king Square Studios for 3 years now and am rebooking for my masters year of study too! The staff are amazing and always help resolve any issue. Martin, Dominika and Alice are especially friendly and are extremely supportive with any issues we might have.
The building is a maze! Social areas and laundry may be very far from your room. The staff leaving after 5 pm is not helpful at all for packages or getting locked out. Other than that though it’s pretty nice, staff are sweet!

Good customer service and nice location. Hallways are sometimes dirty and the outside of the accommodation too.
It’s a good accommodation, but the facilities in the accommodation is too old and it’s not clean. Especially the lift, it’s not work at almost the time.
It is the worst accomdation I've ever lived and the price is so high. When i moved in the room. It is not clean, full of dust and silverfish. However, the room is very big, which is nice and i can hardly hear my neighbour. Ineffective maintenance team: I lived beside the street, i can smell weed from time to time and cold air often leaks from the windows. I reported this since September it's still not fixed. The elevator is broken for at least a quarter of all time. The range hood is useless, extremely low power and cannot be turned off, the button on it is just a decoration. I contacted the maintain team about this, but they say this is how they designed. Lastly is the receptionist, some of them are rude, low efficiency and be off the work far eariler than they should be. I highly appreciated the new receptionist Mattia, he is the best receptionist even though he just came to work for one week. He did an excellent job and is very responsible.
King Square Studios is a great place for students to stay. It is safe and you get great value for money. It is close to the city centre, bus stops as well as other things which makes life easier. I have enjoyed my stay there and would recommend to a friend.
Facilities are poorly maintained, addressing the occasionally suspended hot water. I am lucky enough to use the elevator a few times before it stopped working. Staff are really nice and polite. Facilities in room are usable after finding the maintenance team. Generally a fair accommodation, but not recommended concerning the price which raised every year.

After living here for a bit now there are problems that keep occurring like: no hot water for 48 hours, wifi being unreliable, unclean hallways and common areas, packages always disappearing when ordering, garage door left open so that anyone can come in through the smoking area. Also most if not all the flats where not a good standard of cleanliness when we first moved in. The only really good thing about this place is how central it is. Everything else seems not worth it's money.

The facilities are very old. The kitchen and bathrooms show signs of deterioration everywhere. The windows do not close tightly. The pipes are often blocked. No maintenance for weeks after reports. Parcels are often lost at reception. And emails are sent threatening residents with unreasonable charges. Including but not limited to Locked out of Room - £42 / person. not recommended for any student.
i am a resident in studio 121.there are some problem in my studio,firstly, there is no kitchen chair in my studio that I cannot setting to eat food. Secondly, there is no glass plate in the microwave oven that makes me confused. I can heating food by using it. Please give me feedback ASAP!
Depends on personal expectations, the staffs are all friendly, but the maintenance provided are not efficient in my opinion. For example, the elevator usually broke, which has huge impact on living experience for those who live on 4th or 5th floor. Moreover, the locations of utility room(garbage room, washing machine...) are strange. People have to walk in the building like a maze to reach the destination.
My kitchen stove has been broken for almost a month and no one has come to fix it even though I have reported the damage.That was really badddd

King Square Studios has been a lovely place to stay for the past year, so much so that I have rebooked for another year. The rooms are a great size with everything you need. A special mention to the on-site staff and management who are wonderful.
The manager of this place Daniel Reed is the nicest man you will ever meet. His helpful personality along with his positive attitude is very refreshing. I know that as a student it’s rare to come across these sort of people within student housing companies but he has been a joy and I would recommend him to any students looking for accommodation.

this is my first time to come this accommodation. everything are good. my room is really clear and the staff from reception helped me to solve a lot of problems like repairing my lights
Quite frankly it’s a terrible choice of accommodation considering the price and quality. People are loud and inconsiderate; the maintenance rate and quality is low, and the general atmosphere is not pleasant. For the price of a twodio, you can get a studio flat in uni accommodation with a lot more perks. Plus, there have been many safety concerns: dysfunctional fire alarm, homeless people tailgating and sleeping inside, staff entering rooms without permission, etc. People smoke inside their rooms and leave trash outside which stink up whole corridors. You can definitely get away with better deals than this.

Honestly best accommodation I have ever live in! The staffs here are so welcoming and friendly and they are super duper helpful with a lot of things. More importantly, if there are any complaints on any matters, the management quickly resolve it. It’s really hard to find a student accommodation like this! Will definitely miss this place once I move out!
Location of KSS is very convenient as it's near the city centre. Large and extra large studios are very spacious! Fast wifi. Also, receptionist (Mia) is always kind, friendly and helpful, so makes the experience of living here great!
So far we’ve had a lovely experience living at King Square Studios. While initially we did have some issues that were usually out of the staffs and building managers control, any issues we did have however were resolved quickly and we have thus been very happy with the service at King Square Studios. Following from that the receptionists are extremely lovely and so willing to help and go above and beyond for any issues or queries we have had, so helpful in fact that we decided to rebook for another year. The location is also great being right next to Cabot circus, as well as not to far from the Harbour, so we are within great access to shops, restaurants and bars.
Due to heavy rain in Bristol, it caused a leak of water into my room, I immediately got the help i needed within minutes of the incident which shows how professional and caring the staff at kings square studios are. Also, I am very happy with how they helped me through this situation as they booked me a hotel right away including a voucher for uber eats as well. Overall I highly recommend students to choose king square studios as their new home at bristol!
Good accommodation, location is perfect, near everything. Staff is really nice and welcoming! A bit sad that the common room and the games room is closed after 11pm, we pay for 24/7 utilities and we cannot use them
I would happily live here again. If I’ve had any problems they’ve been sorted out effectively and quickly by reception.
Some students aren’t friendly. Me and my friend have been discriminated at least 1 time. Especially the social area
Receptionist staff are the best! Management have been slightly slacking but understandable as they have newly acquired the property from the previous owners. Social areas are great, meet a great variety of different people! Beautiful location, very close to everything.
Worst place ever! Money minded people who refuse to refund when students are not able to travel there and who already paid well before the pandemic. Definitely not recommended!
Not really value for money, WiFi is shocking! Location is good in terms of next to the city centre but dodgy area. Rooms alright but heating is also an issue, along with the silver fish, however lovely staff!
King square studios is a nice place to stay, the location is great if your studying at Bristol University or BIM.

Good social and study spaces, gym and the Internet is great for calls and general browsing/online classes
Kings Square Studios is based in city centre Bristol and everything you need is within walking distance. The staff is excellent and really friendly. Any issues I have had whilst living here were resolved ASAP.
I love the staff and the location is amazing. The tenants are not always social. I did engage in discussion multiple times with students on laws around smoking indoors specifically. Could help to establish a routine checkup in partnership with the security team that will keep behaviour friendly and accommodating.
I had some issues moving in but the staff was able to listen my concerns. The building has a lot of social spaces that can be utilised but unfortunately due to covid we couldn't use it.
Had some issues moving in that were sorted out in the end. After this issue everything else has been good.

Lovely accommodation, staff have been great, we extended for a second year, if in a budget it could be a little pricey if a single person. However, as a mature student at 25, the social side doesn't have the same experience but would be good for students coming from A levels/college.
Alround nice place to be and met friends for life
