James Watt is exclusive for Aston University students and is located right on campus and a five-minute walk from BCU, meaning you can literally roll out of bed and into class. On campus, you can find handy facilities including a Tesco Express, library, Student Union and Sports Centre. Birmingham city centre is a short ten-minute walk away and is full of bars, restaurants, nightlife and culture.
Inside the building, you can find a cosy common area furnished with bean bags, sofas, a pool table and table tennis. If you are needing to get some work done, you can take advantage of the study room, vending machines and on-site Costa Coffee.

What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Great location for getting to your lectures 10 minutes after you've woken up but that's where the benefits end. My room was missing a bookshelf for the entire year that Unite Students repeatedly told me would be replaced until one day when they told me they couldn't and that I would be compensated for it. Safe to say I received no such compensation. Frequently had maintenance meaning we'd have a day every so often with no hot water, my shower broke and they took a week to fix it so I had to use my flatmates, one of the two lifts broke which made getting up/down very slow in a 17 storey building housing around 400 students. The common room was alright but not used much by me personally. No cleaners for kitchens so up to the students like most places but saw my fair share of rancid kitchens. Rest of the building was cleaned but sometimes took days; saw a maccies bag that was lying in the lift for a week straight, also saw a small puddle of blood in there once so that was something.

Room and kitchen are to a good standard. Reception staff, however, are uninterested in doing their jobs (except a couple) and maintenance issues are NEVER resolved in an acceptable time period. I'm paying £150pw right now and due to the poor reception and maintenance staff £150pw is massively overpriced...
So sorry for your experience with unite we always want to ensure our students are recieving the best possible service can I double check whether your maintenance requests have been resolved?

I have throughly enjoyed my stay at James Watt, the rooms are extremely spacious and the common room is well designed with lots of events occurring. I would like to specifically praise the property management team (Mommin and Abdul) as they helped me to get back into my room after being locked out. They made me feel safe and comfortable during the incident and done their job to an amazing standard.

This is an okay accom for firsts years I guess but other than the fact it’s on campus I would not recommend it. I feel as though u get a lot more out of other accoms such as tv in kitchen, coaches etc.

Terrible really, costs a fortune and the only real benefit is living on campus and being guaranteed a place in first year. The bare minimum is given, WiFi is terrible and heating is always too hot or too cold.

The accommodation price is expensive relative to others. it is extremely close to the main building. you do get cleaners but sometimes they just throw your stuff on the floor or on the desk just to clean the work surface of the kitchen and don't put it back. there are night clubs everywhere around the campus that you can go to and if you don't like nightclubs there are other clubs to join around campus. wifi is average and the people around campus are a mix bag sometimes they are really nice but sometimes you do get the occasional crackhead
Oh my god, please don't move here man. Not worth the money, hot water is rare for showers, elevators are fault and dont work half of the time. save yourself the trouble.

The accommodation is very modern and almost always kept spotless. If there is ever an issue it is fixed promptly and with little fuss.
Fast WiFi, lively social side (not overly loud), location is excellent and the rooms are nice and well furnished
JW is probably the best value for money accom in central brum, and the best in AU for first years as its best socially and has the best lifts
Big room compared to other student rooms with a lot of storage space. The ensuite bathroom is also a good size along with the kitchen. However what has really let me down about living here is the lack of being able to give preferences on who you live with, for example I do not go on nights out as often as others and I prefer to get a relatively early night. Unfortunately I was out with flatmates who play loud, booming music until 5am which was not good for me as I have ended up sleep deprived as the majority of my lectures are early. In addition to this, the Hall management have received a low rating due to me raising this issue and it not being taken as seriously. Overall I love the look of the accomodation and rooms but the management is not the best.

I really like being in the centre of Birmingham and only 5 minutes away from lectures, also my room is bigger than I imagined and I like having an ensuite shower room. The one big disadvantage is the fact that my room is right next to the kitchen and as the walls are thin you can hear noise from the kitchen most nights, which isn't so great if you have lectures very early the next day!
Clean, new, all ensuite. Very well insulated, but means the accommodation is very overly hot almost the whole year, as the windows only open a small amount.

No sofas so not great for having people stay over, nice room as a whole
Good halls for staying here as an individual. Poor social spaces within flats, no sofas / TV so makes it difficult to socialise within flat. No sofas also means its not great if having friends / family stay over.
