There is also many bus stops very close by as well that make it easy to go all across Aberdeen. 403 also has a dishwasher and washing machine, which helps save cost as you don’t have to spend a fortune spending money on laundry machines. Both maintenance and the reception resolve issues quickly and efficiently and are very friendly about it. The 403 rooms are also very spacious and a good price for how big the flats are. Couldn’t recommend it any more!

There are no hidden costs at 403 King Street as all utility bills and contents insurance are included in the rental price. Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Good value for money as the flats themselves are very decent for what you pay. However there are no communal spaces whatsoever so it’s hard to meet people from other flats. Also, the management staff are very unhelpful and slow to respond to issues in the flat. Maintenance is good but there are a lot of things that need attending to so sometimes feels like you’re living on a construction site. Overall, would recommend if management team were more helpful however there are other places that have better social spaces etc for the same price.

One of the best accommodations in the city in terms of location and value for money, especially for Aberdeen university students. Even though we can rent out the trinity court space, it is a shame there is a lack of social spaces at 403 king street. Aside from that I have nothing but positive things to say about 403 king street.

I will not recommend this accommodation after the change of the management team. Maintenance guys and other contractors came into your house without any earlier notice, and they are not wearing mask under covid situation. No cleaning services for over half a year.

After having stayed at Powis Place for 2 years, I decided to move property and come here. This place is amazing, not even comparable to Powis, very good value for money, it does feel like your own flat and the property team is so lovely. I strongly recommend people to stay here over any other private accommodations!

My experience at 403 King street has been great - any minor issues with maintenance have been resolved extremely quickly and the facilities are excellent. The flat is of a very high standard and the location is perfect for both the University of Aberdeen and the city centre.

The Wifi is always not working and the connection is bad even when it works. It caused serious problems especially in current situation that all university learning is online. I really hope that it could be fixed.

Location is good but that's all the positive there is about this building, the staff are unhelpful as there is no one available on site for issues. There is no social space so how are you supposed to meet people?? The hallways/outside is never cleaned there is always rubbish everywhere. The wifi is terribly slow, would never stay here again, management are useless they only offer free pens to try to resolve issues
Really high prices for the value given, definitely will not be staying here again, service can be bad at times too
