Abeleven is an amazing accommodation. The flat and rooms themselves are of very good quality. The kitchens come stocked with cuttlery, pots, pans and glasses which is very convenient as it spares a cost. There is a well equipped gym that has been installed this year which has been very handy when I need to workout. There is also the common room which is a great place to go down relax, play some pool, watch the TV or even study. The accommodation itself is cost effective given all the facilities that are provided and its location being close to town and bus stops that can take me to my university. I would definitely recommend this accommodation to anybody looking for some.

What tenancy length do I need?

What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?

ABeleven is a great accomodation for students of RGU. Its location is good for the social aspect as it’s near many pubs/restaurants/shops and it is also only a 10 minute bus away from RGU. There is also a communal area within the accommodation with a tv and pool table which often hosts fun events which residents are welcome to. Rooms are nice with lots of storage and a tv and lovely helpful staff. Overall would definitely recommend. Student id -AAB429380
Comfortable place, good location
would definitely recommend ABeleven to anyone looking for a lovely accommodation with friendly staff and people. it’s a great place for someone firstly moving up due to it being so close to the city centre and also not far from RGU, helps ease you into the busy city life if this isn’t something your used to. ABeleven not only has stunning rooms but great facilities outwith, including a common room and a gym which are great value for money. rent is a little expensive but i would definitely rather pay more for the value of the rooms and treatment than pay less for a terrible time especially when you first move up to Aberdeen.

Abeleven is a good accommodation, close to Rgu
It’s in a perfect location, really close to the city centre, and super convenient for everything. The rooms are clean, spacious, and have plenty of storage. It’s also a 15-minute bus ride to RGU, which made getting to campus really easy. Definitely recommend it for any student looking for somewhere well located in Aberdeen
Value for money: Abeleven is more expensive for student accommodation in Aberdeen. However, I was impressed with how modern and big my room, ensuite and kitchen were when I moved in. Location: It is in the city centre and a minutes walk away from a bus stop. It is easy to get to town or uni by bus and there are many places you can walk to. Property Management: I have only had a few interactions with the Abeleven team and they are helpful, e.g. with lock outs or collecting parcels. Cleaning: There are regular room and common area checks and bathrooms are cleaned over the holidays. Social Spaces: There is a common room on the main floor - I have been in it once and rarely see others in it. Social Experience: I have not been to many of the events and I feel they’re not advertised well enough. Wifi: The wifi is good and I have not had a problem with it since living there. A con of abeleven would be the sensitivity of the fire alarms as they were very frequent when I moved in.
Perfect location for social events/pubs/clubs. Great Location for RGU students too! Just 10/15m bus from campus. Beautiful & modern inside too. However if a problem ongoing/ takes too long to get resolved. Down side about management staffing hours, 9-5:30. Inconvenient if you require help later at night and no onsite security. Fire alarms sensitive & go off frequently. Gym & social room is beautiful, small but modern etc. Overall nice place to stay, just some small things I would change. Gorgeous carpark/outside area. Nice views.
pros beautiful building, very clean and certain flats are very spacious. nice surrounding space such as clean car park and grass space. gym and common room are new and clean, often quiet excellent location for RGU students, close to bus stops, shops, Union Street. RGU campus is within walking distance (45mins ish) staff are friendly and approachable. cons very sensitive fire alarms so going off all the time, sometimes taking up to an hour to be switched off/ let back in the building (having about 3/4 a week) expensive rent physical issues within flats take a long time to be fixed. staff often not at reception during office hours, making it difficult to collect parcels. no security. outwith office hours there are nowhere to have parcels delivered or anyone to collect unless you are there yourself. overall a lovely place to stay, despite the high costs.
Despite paying within agreed period in the contract, they reported late payments to Rightmove, negatively affecting my new rental application. I contacted the management for a correction, but there's no response or assistance. This has harmed my future housing possibilities. Their inaccurate references and unresponsiveness could impact your future rental applications.
