Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.
All together, living at base, especially as a first year student is a great way to meet people but living in a cluster of you have never lived with people before can be difficult and as a person who has lived in a boarding school is east but when living with people that have never lived with others is difficult as you have grown up in a different living environment so things can get messy quite quick. I also think that it’s really good to have on site practice rooms as it’s really easy to just run down and practice. All in all a great experience, and a great first start to living in glasgow.
The best way to make friends at RCS. I would have struggled if I didn't live in base. There are lots of facilities like cinema room, dance studio, pool tables and gym that I feel like I'm paying for even though I'd never use, which feels significant when the prices are extremely high. Circuit Laundry is very expensive and not very efficient. The prices must go down. I've heard about a fair few safety issues of students being hurt due to faults in the building which concerns me. Staff are really nice and the building is in the most convenient place imaginable.

Base is a great student accommodation. Staff are really friendly and helpful. I have had an amazing time so far at Base because it’s in a really good location. It is so close to RCS campuses, city centre, public transport and shopping. Base offers a lot of facilities such as Gym, Roof terrace, cinema, laundry room and study spaces. I love the nice communal spaces within Base and how they are board games, table tennis and a pool table to use. I would definitely recommend Base to future students at RCS!!
Having had friends living at BASE when I was in 1st year, I wanted to see what the hype was about when I chose to move out from my family home. I was not disappointed. BASE’s facilities and amenities for us students are truly great and are a huge selling point for me as the opportunity to practice with quality equipment in my own building is one I’ve always longed for. As well as that, the staff are all kind, conscientious and ready to help at a moments notice with any queries and questions. Thanks Team BASE!
Base is nice. I think it’s good to start off at base because your surrounded by students at RCS or whatever your school is. So that’s nice. But sometimes I’m like… this is expensive. Like it’s a lot of money but the practice rooms are nice and stuff.
Base is the most convenient place to stay, just a couple mins walk from RCS. It is extremely well maintained and has brilliant facilities. There are many fun social events throughout the year. I thoroughly recommend staying here

I’m in my third year now of living at Base Glasgow, I have loved my time here and it’s really felt like my home. The staff are amazing, they are so kind and helpful and you couldn’t get a better location for the center of Glasgow and for the Conservatoire. I would highly recommend Base to anyone coming to the Conservatoire.
Great place to stay, really friendly staff and a really bright and welcoming vibe in the building. The main issue I have is that amenities features on the website haven't been functional all year such as the cinema room and the treadmill in the gym, this really is disappointed as the rent isn't cheap...
BASE is solid and reliable. The staff are super friendly, and there are a ton of rehearsal spaces. The only downside is the laundry room being expensive. Also if you're an older student, you might have a harder time. Otherwise, I'd recommend this to anyone under 25.
Great place to stay, especially for first year, in a well placed accommodation for RCS. Staff are great and will always do their best to help. There’s good events on throughout the year, often organised by students and are welcoming to all. The facebook group made prior to moving in made it really easy to connect with and build friendships with flatmates before meeting in person which eases a lot of potential nerves.
I absolutely love living at Base. It's such a safe, welcoming space where my friends and I have had many great times already. The location is perfect, you can practically roll out of bed and you're in RCS already! I fully recommend!!
I really loved staying in a studio apartment for my first year as a student. It had all necessary facilities and the staff are very welcoming. In my time here, any difficulties or problems were resolved in an appropriate time.
Such a great location, so close to everything- The Conservatoire so is perfect for students but also feel right in the centre of the city- everything is so closely accessible. I live in a cluster flat and the facilities are great and modern, and my en suite room is a great size and is perfect for what i need. All the staff are friendly and helpful, the building is always clean and super warm!
I've lived in Base now for 2 years and It's been a great place to live. Ive made great friends with my current roommates and i'm so glad i met them. The staff are lovely and so helpful. Anytime i've had an issue, they always went above and beyond to help me. I feel like i can always go to them, whenever i am worried about something.
I really like to be here, it’s amazing place, very close to RCS building, it’s cozy rooms and amazing friendly stuff who can help you with lot of things! Very nice practice rooms, nice community. Sadly WiFi not working in elevators😅
The staff at Base are so kind, welcoming and extremely considerate of your stay. I found moving from Ireland to Glasgow such a smooth process, thanks to the staff at Base who have been so on top of any issues that have arisen such as repairs or practise room usage. Base is such a lovely environment and I would 100% recommend staying here, not only as a 1st Year student, but to any undergraduates.

I am loving it here so much! The staff are lovely and the people living here are too! I’m always greeted with a smile when i come in through the front door and that always brightens up my day! I love base and everyone in it!
Base Glasgow is my accommodation for the last 3 years. I am happy here and it feels like home! It is very safe, there is always someone at reception, there is always someone to help if you have an issue and everything is easy. There are many social spaces such as a big living room with games, couches and tables where you can meet friends, cinema rooms, a gym, a dance studio, 3 pretty rooftops for the sunny days and practice rooms since we need those as artists! Also, it is very close to rcs and even if you wake up late you are still on time ;) It is also warm and you have no worries when you live in Base. If you need anything people will always be there for you!
As an international student, trying to find private studio/one bedroom accommodations in Glasgow was quickly turning to be very stressful - BASE Glasgow made the entire situation so much easier. The location couldn't be better, the social spaces (gym, lounges, balconies, etc.) are beautiful, well kept, and a great place to hang out. The practice rooms also made booking the busy rooms in RCS less of a hassle, and the staff are very accommodating and great to work with. Not to mention the net price of living in such a great community beats that of almost all other options I could find online.
Base is conveniently-located accommodation, and is particularly great for freshers. The team are really lovely and try to resolve issues as quickly as possible.
Dance studio floor isn't very good, the gym needs more equipment, and the Cinema Room has been broken for a while, but otherwise a nice, clean home. The move-in date being so late and package policy pre-move-in was absolutely absurd to me as so many students are coming from out of the country and needed more time to settle in. However, since being here I have found it very convenient with lots of spaces to hang out with friends etc.
Base Glasgow is fabulous!! Located in a great spot for RCS students to travel to and from the main building and Wallace Studios while also having the convenience of being right near the city centre. It’s amazing to have so many other peers from my course stay at Base as we spend so much time together and have a great time even though we are away from home. The staff are lovely!! I love how they have a range of spaces to practice, watch a movie, study, chill and enjoy roof top views.
Base Glasgow is an amazing place to live in, it's really close to the Royal Conservatoire of Scotland (less than a five munites walk) and it's really nice a cozy. There also a lot of stores nearby so you always have what you need close to you. You will enjoy your days here.
Base is great value for money. It’s clean, everything works and there’s lots to do. Everything is where you need it to be and everything you need is here. It’s very handy to have it located so close to the RCS. It’s not even a 5 minute walk.
I love base. It’s barely a 3 minute walk to RCS and the flats are a great size. Love living in a cluster because it’s like a little family in a house. However I did have a few issues with the household equipment not working and bathroom maintenance but apart from that base is great.

I have loved my time at base so far. It’s such a good way to meet people from all different courses at RCS. It’s also so close to everything on about a 5 min walk to RCS and then similar to get into the centre of Glasgow which is ideal

Base is the perfect accommodation for students at the RCS - campus is a 3 min walk away, and the practice rooms are gorgeous. Really great for the price too, by far the nicest student accommodation I’ve seen in Glasgow.
I love BaseGlasgow. Being only a 2 minute walk from the main building of RCS, I can quickly jump out of bed and onto the stage after a long night. 9 others from my course live here, and we are now truly a family thanks to BaseGlasgow's welcoming communal areas and spacious studios. The gym, cinema room and practice rooms located in the building have already come in handy for me. Base is a no-brainer!
Base is the perfect spot! The staff are lovely, friendly and always helpful. The location is perfect and accessible! Being located in the heart of Glasgow makes the student life easier. Saving time on travel and money! The atmosphere is always welcoming. It is clean, modern, cozy and comfortable. The people you meet will become like a wee family. I have stayed at Base, Glasgow for my first year and have to say Base is a big part of the reason I have settled well on my course and the move to Glasgow. I believe they matched me well with flatmates which made a big difference to my experience. The staff are friendly and approachable and I know they are there and wouldn’t hesitate to go to if I had concern or worry. Any small maintenance problems I have had had been dealt with swiftly and promptly. The location for both the conservatoire and the city centre is amazing with only a 10 minute walk to Wallace studios and a few mins walk to the main conservatoire building. I have always felt safe. Regular checks are carried out which make sure kitchen and living areas are up to par and are modern and a lovely environment to live in. Washing machines are a little pricey. There isn’t many social events which is something maybe to consider especially for first year students. Returning again for my 2nd year!
Base Glasgow is an excellent place to live in! Is located right in the city center, which allows you to get anywhere you want quickly. All members of staff are really nice and helpful. It is a very safe place and the social experience is very good. Also very nice and cosy rooms, perfect for student life!
Base Glasgow has been a great experience for my first year at university. All staff is understanding, kind, and helpful in many situations. The location is great and located in the city center (an easy 10-15min walk). it is located in a well to do neighborhood and close to many shops and restaurants. As a international student it is a very safe environment and I’m glad to stay here.
The building is maintained well and the building is usually very clean. It's a shame that the washing machines and dryers aren't included in the price which seems quite expensive. Many people keep saying that the WiFi is great, and I agree that it is most of the time although I personally have found that it is liable to disruption and sometimes it is barely usable. The location is great! I am a few minutes walk away from RCS and right across the road from where I work. It is very convenient. Maybe I am asking for too much, but the price just seems like a lot for what it is, considering you have to pay for washing and other things. The price (increasing again for next year) alone is forcing me to reconsider whether I should stay here again next year. The social areas are very welcoming though, especially the cinema room. The practice rooms are all clean and easy to book which is also great.

Base Glasgow had been a fantastic place to live whilst studying. The location is perfect being close to City Centre and the surrounding area is lovely. Some issues regarding maintenance and the need for some continuous request to have things fixed however.
Stayed here in my first year studying at RCS. The cluster flats are great, my room was a great size and very comfortable. It’s definitely on the more expensive side but most accommodations in this area seem to be this price. The social rooms are amazing me and my friends use the cinema room all the time. The staff are always helpful and friendly and are good at using things like Facebook and instagram to communicate with everyone. Would definitely recommend to anyone studying at RCS!
It is a well-managed property with lovely and helpful staff members. The location is excellent and generally the rooms are at an exceptional quality. Sometimes the equipments could be cleaned more frequently (i.e. washing rooms and washing machines, bin storage). But had a wonderful experience here and felt supported whenever there is an issue.

I like it here a lot as it's very close to my place of studying. It's cosy and warm. Would suggest to have a space for the students who booked a room for the next year (students who were living there from the previous year) to leave their things so they don't have to pay for a hotel/bring their bags from other cities/countries as it costs a fortune.
Overall, Base has an amazing location in the city centre and is great for students because of that. It's close to local shops as well, meaning nothing is too far out of your reach. It was a great option as an international student as well, as trying to figure out the housing market from America would have been so stressful. That being said, it is pretty expensive, especially compared to some of the flats my classmates are paying for.

I like the common rooms such as practice room and cinema room, and it's very useful. Also, Base is close to dance studio and all the shops, so I'm glad that I choose Base this year.
This is really fantastic accommodation, in a perfect location for anyone studying at The Royal Conservatoire of Scotland. The facilities at Base are superb, from practise rooms, to a Sky Lounge, to a roof terrace and so much more! It is, however, very expensive. This has come to light more so when we have been looking for a flat for our second year at uni, with most nice flats being absolutely no more than £120 a week. So £161 a week at Base is undeniably not cheap! However, it is such brilliant accommodation.

My stay at base was amazing. I have revooked for next year and i am looking forward to it. The cluster flats are amazing, as they have a big living room/kitchen wjere everyone can relax anf chillout after long day. The staff are amazing. Ann really is the savouir of the place. Overall the place is amazing!! It just needs some nore washing machines
I loved living at Base. It was extremely convenient to my university, RCS, and to Sauchiehall street, and was in walking distance to a subway station. The staff were always so helpful and kind especially Ann who made living there an absolute dream. I highly recommend living here!
LOVED my stay at Base. The facilities are great but The staff are the best part about this place. They truly make you feel welcome and at home. I stayed in student accommodation before where they treated us like kids and it’s not the case at Base, they actually genuinely care for all the students. The only thing I wish was that the clusters all had their own mailbox key each rather than collecting at reception :)

I loved staying at Base and was sad that my stay was cut short this year due to Coronavirus. The staff made you feel safe and at home and I love being able to practice where I stay. RCS is a two minute walk away. Definitely recommend Base to all students of the institute.

A lovely place to stay where the staff always put their tenants first. Always known the staff to be very helpful and always up for a chat, no matter the time of day. The building is always kept in order which is always very reassuring. BASE Glasgow is in a great location which makes it very easy to walk to my two places of study - RCS and The National Piping Centre
Covid-19: I left the premises before the lockdown, but when I was onsite, the staff regularly encouraged tenants to use the hand sanitiser that was available in many areas of the building.

I really enjoyed my stay and have booked again to stay in September. The rooms are spacious and the building is clean. I wish there were more social events at the start of the year coz if you are in a studio it can be hard to meet people.if it was a bit cheaper that would be good.

I had a great experience staying at Base. The management team were helpful, even if they had a lot to contend with this first year. There were a few incidents that I had with my flatmates but these are in no way the fault of Base's management and Hannah and other colleagues were all very helpful and friendly. There was one incident which I think could have been handled better, where a few pieces of information were passed on to the management at one time and only some were dealt with (although I can see why the ones dealt with took priority). Overall, the facilities were great, the management staff and, in fact, all staff were lovely people who wanted to help. I liked the practice rooms, but some of the pianos could have been better. The management were always looking for ways to improve the way they run, asking for input from students constantly and being creative. There were many social events which were quite well organised. I think this has been a great place to live.
Covid-19: The management team along with the RCS arranged for a refund of rent from the end of March to the end of the tenancy agreement. On top of this, they have been keeping us updated on what they are doing to help us, offering to do shopping trips for us and drop them off safely outside our doors, etc. For me, since I moved back home quite early, before the lockdown, I didn't need to take advantage of this, but they've been keeping everyone updated and keeping track of who is and isn't in the building. Before leaving, we were advised to leave our things in the middle of our bed, all packed so that they can send our things back to us if need be.
This is a fantastic place to live, you’re a 5 minute walk from the city but far enough removed that you don’t hear drunk people yelling at night. Really close to a large tesco and the light this place gets (because it’s on the top end of Glasgow) is everything you want in summer and everything you need in winter. The staff are literally my friends, I’ve spent countless hours chatting to them this past year and they’re on it when it comes to any issues. The rooms can feel small sometimes because the furniture is so substantial and takes up a lot of space but really it’s a good size. The kitchens are FANTASTIC. The appliances are so powerful you have to be careful not to burn your food (yes Mr.Fireman I was the one making naan bread). And clusters come with their own vacuum cleaner which is needed after parties. BUT the fire doors for each door can make the place seem isolating - there isn’t really a flow between friends because you need a fob to access rooms and you can’t prop your door
Covid-19: THEY REFUNDED US FROM APRIL!!! So. so. nice. They’ve implemented social distancing regulations like one person in the elevator, no communal areas, limited interactions with staff. And they were really kind to open the terraces for personal use because it is coming to summer and we’re feeling a little cooped up. So they listened to that and were compassionate enough to give us access. The only thing I’m annoyed about is having to pick up my packages at the post office because postmen can’t get in without a fob since they’re isn’t anyone at the desk. Oh well, at least I’m not sick.
I have been living in student accommodation for the past 5 years and this is the best place I've stayed at. The studios are spacious considering they are only 18m squared. The studios are well equipped. The studio felt very homely. It was a great location for me as I studied at Glasgow Caledonian University. The staff are extremely helpful and all of them are lovely. You feel that they want to make you feel at home and make the stay as enjoyable as possible. Events were often organised at the residence such as themed movie nights (Christmas, Valentine's day) or concerts. The building has always been kept clean and tidy. The terrace on the 4th floor is really relaxing especially when the weather is nice. Maybe to make the terrace better, tables would be good to enable students to work or eat outside. The only negative thing for me is the price. Although the facilities are very good, I believe that the accommodation is a bit expensive especially for a small studio.
Covid-19: The staff have been very helpful during this pandemic. Previously, a Facebook group had been created and it was a very helpful way to communicate during the lockdown. Staff were regularly asking whether we were okay and whether we needed anything. It felt reassuring to know that security was still on-site every night.
Great location, friendly staff, nice rooms/social spaces, extremely expensive though. Only thing I wished is that they managed the outdoor roof terrace more efficiently as it was always locked and so never got the oppurtunity to go out to see it. They had a few good events on downstairs which was nice.

I really enjoyed living here and have rebooked for next year. There are excellent facilities including practice rooms, gym, cinema room and social spaces as well as basic amenities. The staff are very friendly and always happy to help. The rooms are ideal and feel very homely in comparison to other halls which I have lived in previously. Location is excellent too.
Covid-19: I was anxious regarding refunds etc during Covid-19 but Hannah and the team were very helpful in getting us help with this. I can also see on the facebook group that for students who are still living in Base and unable to go home, staff are always on hand to help with food shopping and other needs.
It’s a nice place, new and clean and modern,in an excellent location especially for rcs students. The rooms are bright, and the terraces are nice, spacious and modern with a city view. The cinema room is extremely nice, and there’s also a collection of DVDs to borrow. The manager and staff are very pleasant and always try to help us in anything we need. It is however an expensive place, with some stuff being low quality (the pianos in the practise rooms, the limited equipment in the gym and some stuff in the rooms themselves are made out of plastic instead of sturdier material as they should. Also very poor mattress quality, painful to sleep on after a while as you can feel the springs poking through). All these considered, it could definitely be cheaper.
Covid-19: They have been excellent through all this. We were given updates all the time on the situation, provided us with hand sanitizers in the common rooms and safety instruction rules. Also we still have security on sight which is good cause we feel safe. The team has also been very good in answering all our emails with questions and stuff, really felt they where here for anything we needed.
