All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Company advertised that the security is 24/7. However the opening hour changed after living in which caused difficulties when contacting to reception or security. Sometimes even during opening hours listed, there’s no one at the front desk, residences have to wait there for 5 or even more minutes to have one staff. During the closing hours, even if there’s someone there, as I forgot to bring my key, they would question me asking me why I’m here when the reception is closing. Uni students’s schedule is mostly based on hour timetable, which I have no idea how could I adjust my timetable to fit in the opening hour for the reception. Also there are rats in the bin room and residences room, when reporting to the reception they said be brave.
Please, at least organise weekly common room cleanings
1When complaints are made it is passed on to higher management by reception however nothing gets done about it. Example cleaning products missing like hoover and bin bags . 2They need to buy new gym equipment . The rack and benches are broken and the flooring under the rack is broken hence this is a safety hazard . Instead of financing painting the gym this would be a better reallocation of finances. 3 more stable boxing bag in the studio is needed and new boxing mitts 4 New foosball table is needed that table is rusty and new pool sticks and balls 5 Locking the common room at midnight just because of some people’s behaviours is unfair … they should just fine them or prevent dodgy people from walking in 6 Need to fix buzzer outside the building just in case someone forgets key and the buzzers at the blocks are just for decoration now along with the phones in our room should be used to buzz people in or call reception in case of emergency. 7 water dispenser andcups in common room

There are mice in the building, it doesn’t seem that there is being done a lot. I feel like hallways overall and also the ones from en-suites should be cleaned. The kitchens for the en-suites should be cleaned maybe ones a month or ones in a while, especially when there are a lot of new students. Feedback about peers should be taking more serious to ensure a nice environment.
Decent experience overall, the rooms are good. However, many things need to be changed and fixed. The pool table and foosball table is not well maintained, and the common area closes at midnight which sucks. More events and efforts to increase the social and fun part of student accomodations should be made.

There are areas for improvement, which you would know by the review that I gave thank you for the experience, though.
add a smith machine, an EZ bar and cable attachments like a rope attachment and a straight bar attachment
The location is very good. Now, about the negatives: it took two weeks for pest control to come because there were silverfish in my room—I was finding two per day, even on the ceiling, crawling into the air conditioning. No one explained anything to me; I had to figure out how everything worked on my own—oven, washing machines, taking out the trash, picking up packages. The shared flat kitchen is DISGUSTING. Supposedly, they clean once a week, but all they do is take out the trash, barely cleaning anything. The smell in the hallways, elevators, and the entire -1 floor is really strong, it stinks. There is NEVER anyone at reception. EVER. Even though the schedule says they should be there, they never are. And no one knows how to fix anything—if you have a problem, they’ll just give you useless answers. You have to insist and speak to the manager; otherwise, you’ll be stuck with the same issues, like I was with the bugs in my room. If you’re looking to socialize, DO NOT come here.
Everyone and everything here is just being perfect.
Good stay at drapery place, thanks to the amazing staff—Elmi, Pav, and Nathan. They were incredibly supportive. A special thanks to Elmi, who helped me move 12 luggages. So kind of him, really eased my moving stress.
The accommodation is fine, except that the management team can’t enforce rules. 1) It is forbidden to smoke in the courtyard, yet people smoke there day and night, and the smell of the smoke goes into your room if it is facing the courtyard. 2) it is forbidden to make noise after 10 PM, yet there are often at night groups of people in the courtyard who laugh and shout loudly, which makes it difficult to sleep. If you call the administration, they will come and deal with it, but they are not proactive, so you are already awake. 3) sometimes residents dump their garbage in wrong places. Except for this, all good. Location is very convenient, room is spacious enough, wifi, electricity and water are good, they recycle garbage, etc
Collection of parcels took several days for us, even my package was delivered yesterday, the reception made it an extra three days to get
Yusuf, Michelle, Steph, Ram and all of the reception team have been exceptionally professional and helpful. They deserve a pay rise to be honest…
Huss and Salal are sooo kind and great! They helped me a lot!!!
Really great place to live. The staff is amazing and helpful.
Huss is very kind and nice. He helps a lot.
Mr. Huss did a great job in reception, and I really love his work.
Michelle was awesome, she needs a promotion. However a few of the new staff at the reception, who I think was the manager, is way too controlling and needs to calm down.
The reception staff are really nice and they helped me a lot.
This accommodation is the worst place you could possibly stay in London. First of all, it is extremely expensive for what it actually offers and not a good value for the money. Most of the private rentals are way cheaper if shared. The security for this accommodation is at the lowest point. First of all, at the beginning of the year (October 2019), someone entered the accommodation and threatened one of the students with a knife (even though we are supposed to have a key to enter and 24h security). The man entering the building stole all valuable items of the student. He was not caught, and the student wasn't even able to make a formal complaint. Multiple times, the security guard was not even present at the reception for several minutes or even hours (especially in the evening). Also, they are extremely rude and unprofessional, screaming several times to students. There are also problems with room maintenance, WIFI and noise during night.
Cleanest and best accommodation but the rooms could be bigger.
on 9th floor, block 1, there has been an infestation of mice for more 2 months and no action has been taken yet. People are sleep deprived, cannot cook in their own kitchen due to the unhealthy conditions caused by the droppings of mice, and, to make it worse, it's exam period. People woke up in the middle of the night from the noise of the mouse in their room. Please consider before booking a room here. The service regarding this matter has been absoluteley terrible.
