Don Gratton House is ideally situated in Whitechapel allowing students easy access to London city centre, with tons of amenities like restaurants, supermarkets, galleries and pubs. What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

An accommodation located in a location that close to Central London with good transport links and amenities (big supermarket etc.). Security wise not the safest and the building is running down. The maintenance is a bit slow but student service is excellent.

Dreadful experience l, mattress with springs poking through, broken desk chair, mouldy bathroom, black mould in the sealant in the bathroom, leaking shower with a fixed un move able head, non flushing loo, broken extractor fan in the kitchen, broken window and internal blind for the whole of my stay resulting in flu/chest infection/ear infection and sleeping with a hat on through winter (this won’t be fixed until I’ve moved out I’ve been told) , inconsistent hot water, we actually had no electricity for a few days over winter and they want full rent when they can’t meet their contract terms by providing me with a safe, clean home, staying here has made me physically and mentally unwell. DONT RENT FROM THESE PEOPLE THEY ONLY WANT YOUR MONEY

I can see you have been in contact with the site team and raised a complaint regarding the repairs required over the duration of your stay, and this is being dealt with by the site team through the complaints process. All repair requests are seen to by our in house caretaker and if unable to complete a repair this is then raised to an external contractor by our repairs team. Once a repair request is received by the site team the resident is kept up to date with the progress until completion. Although we try to complete the repairs in house there may be times when we need to get an external contractor in due to the nature of the repair. Although we plan for unforseen circumstances some repairs are not within our control such as water and electricity and as we rely on service providers if they suffer any disruption this is then experienced by the site. Should an incident occur we have procedures set in place to mitigate any disruption until the issue is resolved.
For a zone 1 location, this is a very pleasing, spacious accommodation. With bills and cleaning service all included in your rent.

It is a great student hall with a lot of support. There is a front desk with helpful and welcoming staff who are there to help - including accepting packages for you and tracking your deliveries. The laundry facilities are amazing - very clean and even include an app that allows you to track whether your washing is done for a reasonable price. The internet connection is flawless, which I appreciate. The bins in the kitchen are emptied every day and any problems that need fixing are attended to quickly. The area is a little far from my university but that is obviously relative - and it is well connected - being a 5 mins walk from Aldgate East (which has three tube lines), Whitechapel (also three lines) and 10 mins from Aldgate station. There is a big Sainsbury's about 7 mins away and many tescos within a 3 min walk. Really good facilities and restaurants around. simply great!

Has been comforting so far, made friends while having social anxiety, room has started to feel like home. And getting used to a new area already. My accommodation has regular maintenance checks to ensure everything is how it should be which is nice as it feels like a hassle to have to ask about concerns! Shared kitchen is nice as it feels like a family.

Overall pretty good. Upped the price for next year which made me leave as I don’t think it’s worth that much. Staff are lovely and always helpful. Anything repairs wise takes ages. I had a problem with my window and shower. Took abt a week for the repair guy to look at it and it took him less than a minute to fix. Honestly just a shambles in that department. Anything else is very good.

I’m a King’s student. Living here is very convenient as to its location and environment. The kitchen is big enough for some people to cook simultaneously and for each week the kitchen is cleaned by a staff.

The staff have been helpful when necessary, and my overall experience has been really good. Met some interesting people and made some friends that I know are gonna las me a lifetime. Overall the place has been good except for a few delays with some requests I made regarding some issues in my room, but it was resolved when I brought it to the property managers attention.

I really enjoyed my stay here for my first year of university. The room was a great size and the kitchen had plenty of storage space for myself and all of my flatmates. I enjoyed making use of the social spaces, particularly with the various events hosted by the accommodation. I would definitely recommend this accommodation!

Reliable student accommodation. Very close to tube stations, and thus very easy access to the centre of London. This place is a solid 4/5 stars. Nothing overly special, but reliable and does the job.

For student accommodation, it's not bad at all. My main problem is that the rent is quite high for what you get. The social areas are quite rundown. When one of the smoking shelters got destroyed in the wind, instead of buying a new gazibo theirs just a a bit of wood holding up the support with plastic sheets. The ping pong tables are also unusable. I was also told in my welcome documentation that their woulbe a vending machine however this is not the case. Staff are lovely and have always been able to resolve my issues with ease
