All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Very good student accommodation. Very cute, extremely welcoming and the people at the reception are always a good help, you can count on them.
It’s very wonderful and the receptionists are helpful.
the studio is amazing, modern look and cozy with ample space
IF YOU LOVE YOURSELF DO NOT BOOK HERE! Subpar security (gate always left open), some receptionist are horrible especially at night, MOLD in the showers, problems with water pressure and temperature, dirt in the hallway left there for weeks, dirty kitchens (unhygienic and unsafe in some cases), MOLD in the washers, clothes always stained and smelly, dryer takes at least 2h to barely dry, £10 per load, and it’s 3 washers and dryers for 150+ students and only 2 vacuums. 1 oven has been broken all year, and there’s no window in the kitchen, MOUSE in multiple kitchens, MAGGOTS in the carpet (nothing happened when i complained), and no matter how much you vacuum the carpet will stay dirty and the room will stay dusty no matter how much you clean. I have a view of a grey wall with 0 light (very depressing), can’t open my window because the dumpsters are bellow with horrible smells. No common area or living space or dining area. You will eat, sleep, study and cry all in ur tiny room!
If you love yourself or your child do not book a room here. The location is amazing and making friends is easier but security is subpar (gate always left open), dirt in the hallway left for weeks, kitchens are unhygienic and managing cleaning schedules with 9 other people is impossible at times. MOLD in the showers, water pressure or temperature problems, I have a view of a grey wall and absolutely no sunlight. dust builds up in the room and when i open the window the dumpsters are below so the smell is intolerable and massive bugs come in. we have had only one working oven for 10 people all year even though it was changed twice. no common area or living space or proper dining area so you end up eating in your room. no adequate smoking area so smokers have to be in the rain behind the building. MOLD in the washers that smell horrible and your clothes will all be ruined and stained and come out smelling musty. dryers don’t work and you have to put it on two cycles at pay 10£ per wash.

the staff at arbour house are always friendly and caring. Always helped me with anything I’m confused with.
Hello, thank you for leaving the review! We are always there to help :) Arbour House Team
The living conditions are honestly horrible considering the amount of money we pay each month
It’s okay, the rooms are nice, but it’s understaffed so sometimes no one’s at reception which is annoying, and the safety is meh as the main gate is always open during the day, and it’s too easy to get in without a key, almost everytime i’ve left my key in my room i’ve gotten back in without help.
I would recommend it to a friend because it’s really close to the city centre, it’s close to the university and the staff is really friendly and helpful.
Hi! Thank you!
Very good but bad and dirty neighbors
