I had an amazing time staying at this student accommodation! The moving in and out process was very smooth and easy, whenever I had a maintenance issue, it was always resolved quickly and completed to an excellent standard. The facilities were also very clean. In addition to this, Tam, the manager, was always very attentive, helpful and friendly. She made me feel very comfortable and confident in where I was living. She made my living a lot easier and it was like my home away from home. Tam was always understanding, kind, approachable and had genuine care for the residents. All in all, I will highly recommend this place to anyone looking for a well-managed accommodation that can be substituted as your home away from home!

Graystacks offers fantastic accommodation for students in Nottingham. If you are studying at Nottingham Trent University it is just a nine-minute cycle away or if you are a student at the University of Nottingham it's only twelve-minutes by bicycle. You’ll find supermarkets, food outlets and transport links all within walking distance.
There are excellent social spaces on the property to hang out in with friends and neighbours. This includes a comfy communal lounge and a huge roof terrace which is ideal for BBQs in the sunshine! There are also some handy facilities such as on-site laundry facilities, secure cycle storage, a 24-hour on-site team and CCTV. To ensure your stay is as convenient as possible, there is WiFi, contents insurance, Sherpr, key fob access and all-inclusive utility bills.

What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Overall this stay has been extremely affordable. Good people and close to UON campus. Only issue is getting into town as it is a 15 minute walk, however it does not hinder the experience

I have lived in Graystacks for 4 years and spent my entire university experience there, to which I have loved. Sharing with 12 flatmates sounds like a lot however, the facilities and shared spaces are large enough to accommodate all. There are plenty of cupboard spaces and fridge/freezer space for everyone. The bedrooms are also very space efficient with lots of storage, including under bed storage. I had a canal side view which is lovely to wake up to and creates an overall peaceful environment to study in. There is also roof access in flats 4-14 which adds to the nice areas to socialise. Graystacks has a nice balance of social and alone time. I had an ensuite bathroom so if I wanted to focus by myself studying I had little distractions. It is a very good place to make friends due to the back decking connecting the flats. The building is secure and covered in CCTV with 24/7 staff. The location is ideal as its very close to Lidl, Sainsburys, B&M, Puregym. I highly recommend :)

Graystacks is in a good location with easy access to public transport. It’s close to both unis. It’s surrounded by various shops like Sainsbury’s, B&M, McDonald’s, Burger King, Lidl and Pure Gym all which are within a 7 minute walk. A cleaner comes in 3 times a week to clean communal areas and you have access to a staff member 24/7 for any problems you may have.
I think the accommodation is good value for money: Decent sized room and especially bathroom, as well as having the decking outside and spacious kitchen. Location is perfect for me between Nottingham Uni and town; And good for NTU students aswell. I think there could be a few social events, especially near the start of the year, across all stacks to get to meet other ones, as I thought we’d all be more integrated (hopefully that’s not just our stack who hasn’t mixed lol). I’m happy with how management have responded to problems and appreciate that there are many other stacks and so some issues aren’t the highest priority, which I feel some other flatmates could’ve considered more. Thanks to Linda (?) for cleaning the place; It’s a shame that 12 adults seemingly can’t look after their own place however. All in all, I’ve had a really good time here and would stay again if I was in first or 2nd year.
A good place for first year students , accomodation is nice and spacious. The bus stops are close by and it is a really convenient location

The location is convenient, with a short 10-minute walk to the tram stop and around 20 minutes to the city center, which is perfect for Uni of Nottingham students like myself. Additionally, being within a 5-7 minute walk to a retail park with various shops like McDonald's, Sainsbury's, B&M, Lidl, and Pure Gym adds to the convenience. However, there are a couple of areas that could see improvement. While the maintenance team is usually responsive, there have been instances where the wait times for repairs stretched longer than desirable. Security is another area of concern. The fact that individuals from other stacks can access our flat through the kitchen door if left unlocked is not reliable. Additionally, the absence of a reception area means parcels are left unattended and getting stolen sometimes . Despite these drawbacks, the staff have been helpful, making it an overall good experience.
Fantastic location right on the canal. Back decking connecting all the stacks makes it so social where you meet a lot of people. Management and maintenance are great and always respond to any issues quickly. Top place to live during your studies.

The rooms are bigger that I though they would be and for such a good and cheap price. It’s an amazing place to stay with friend or by your self as meeting new people won’t be a problem here as everyone is so sociable
If I could give a rating of 0 for property management I would, with it sometimes taking months to get a response. Many rooms were filthy and appliances broken from move in day, checks were not done. Many isolating tenants went 1 week + without hot water and heating, with refusals for these emergency repairs to be sorted until isolation was finished. If you want to spend all of your time sending emails and getting ignored then this is the accommodation for you. There is a roof terrace, but the website's advertisement is misleading as it does not state that Stacks 1-3 have no access. A 10pm curfew was enforced on the tenants. It took a rent strike for the landlord to even consider reducing our rent even though lockdown measures prevented us from returning. They waited until the last day before we could receive arrears to send us an agreement we had to sign that waived our right to receive further refunds. We had to sign in order to get the reduction that was not even clearly stated.
As a student who has lived at Graystacks for the entirety of my time at uni, I can honestly say that it's an amazing place to live. One of the best things about living here is because it is located right next to a canal so you are surrounded by water, nature and natural light which makes it so peaceful. Especially because you can enjoy sitting on the back decking or roof terrace with your friends and enjoy the view. Another great thing about Graystacks is the distance from the university campuses. The location made it super convenient and meant I didn't have to pay for a bus pass/uber to get to uni. I also had friends that studied at Uni of Nottingham who were not too far away from their campus'. A walk into the city centre takes around 10-15 minutes which was nice as although Graystacks is still very central, you don't get the noise and business from the city centre. I would highly recommend anyone to live here!
Lack of management and poor communication time with staff. Issues arise every few days with the rooms and takes forever to get them sorted. Landlord reluctant to take covid seriously and act accordingly. Not very professional.

Had the best 3 years living at Graystacks. Beautiful location right next to Nottingham canal, close to the city centre and both universities. If you’re a sociable person you’ll love it here, with opportunities to make friends with your 11 flatmates or people in the other 13 stacks, so you don’t have to worry about not making friends! The back decking area exposes stunning views of the canal and the rooftop terrace is wonderful during the spring and summer months, also a VERY unique feature for student accom! Roisin Connolly (site manager) looks after the building incredibly well, always going out of her way to ensure that every student is happy within the accommodation. The Resident Co-ordinators are also handy for giving a helping hand to tenants during the evenings and weekends. Maintenance staff and cleaners are also very friendly and helpful. 100% recommend living here, it’s a student experience that is unlike any other, it definitely beats regular halls of residence!
