The student accommodation is conveniently located a ten-minute walk from De Montfort University and a twenty-five-minute walk from the University of Leicester. There are also plenty of shops, restaurants, cafes, and bars right on the doorstep.
When you are looking for some downtime, Upperton Road has great communal spaces to enjoy. There are comfortable lounges, a games room, cinema, and a social events calendar that runs throughout the year. There is also a free onsite gym for residents to use.

What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

I had a tenancy take over about 3 months to the end of 24/25 session and my experience living at Upperton Road was nice. However, they have not refunded my deposit 2 months after I vacated the premises. I have sent emails and visited the Office several times. Each time the staff promised to send a message to the Finance team but never updated me with a response. While I was at the accommodation, I never owed the rent nor damaged any item but to refund the deposit (100 pounds) is a problem. For a student, that money is a big deal. I hope they do something about this asap.

Student Roost has amazing studios for the price . They have given us access to all types of social spaces but also provide wide range of activities such as the Halloween event coming up. The staff are always ready to help and answer any questions . Luke in particular is an asset to the team and goes above and beyond to assure our stay is up to standards.I am enjoying my stay at Student Roost and I recommend to all.

I had a fantastic experience with Luke at Upperton Road. He is incredibly patient and a true multitasker. Despite handling multiple requests at once, he always took the time to listen and address every concern. Luke's problem-solving skills are outstanding—he helped me find the perfect room and also resolved a room issue my friend was having. I stayed from Sep 2023 to June 2024. Most egregious first: - Would only inform us of someone entering/needing access to our room 50% of the time - Ant, silverfish and mouse infestation building wide for the entirety of the year Sep23 to June24 (and ongoing) - 7 Washing machines for approx. 550 rooms. (a wash and a dry totals to £5.90 but 90% of the time you would need to do 2 dry cycles) - Trash everywhere. No bins in communal areas like the postal room and people would throw rubbish out their windows into the trees and streets. - My room was not cleaned at all prior to arrival (I booked well in advanced) and had broken things such as extractor fan, sink plug, damaged walls etc. and did not receive all the furniture the room was supposed to have. - Hot water gradually disappeared from January to being non-existent in May I was paying almost £700 a month, including laundry costs, just for Student Roost to never adequately try to resolved any of the problems.

I have shared your review with the management at Upperton Road and they are aware of some of the issues you raised. Property teams provide at least 24 hours’ notice to all residents if either in-house maintenance, as well as external contractors, are required to enter rooms for any reason, such as maintenance requests, inspections or as part of our planned maintenance programme. We’re sorry if this was not the case and you didn’t receive notice each time; this is something we will review and improve on. I am aware there was an issue with ants at this property, however communications were sent to all residents and professional exterminators were called to the property to deal with the issue as soon as possible. The property was monitored and treated over the course of a few months and no further issues have been reported. We ask residents to report any issues such as bugs and pests to us as soon as possible, however I can confirm there have been no issues raised with mice or silverfish at the property. The washing machines and dryers are provided by an external company, however we have recently installed a number of brand new machines at this property following feedback like yours from residents. There are litter bins throughout the property, both internally and externally, as well as a dedicated bin store. Every fortnight, a company attends site to remove weeds and do a litter pick on the boundary of the property, and we urge residents to inform us when they see others littering and not using the bin store correctly. Ahead of new arrivals in September, external cleaning companies come into the property to do a deep clean of each room, alongside our in-house housekeeping and maintenance teams. We’re sorry that your room was not to the standard we expect, and this should not have happened. We encourage residents to let us know as soon as possible if anything has been missed during the summer cleans, so we can arrange for a team member to fix this as soon as possible. I have been made aware that all maintenance requests logged by yourself have been responded to and fixed, as noted on our maintenance system. We also didn’t receive a completed inventory form on your arrival, so would not have been made aware of any missing items or furniture until a request was logged. Upperton Road is a studio-only accommodation and each studio flat has a boiler which is responsible for hot water in that flat only. The property team have informed me a maintenance request was raised for the hot water in your flat, and that a member of the in-house maintenance team attended to investigate as soon as possible. The showers are electric so will heat the water automatically, whereas the hot water for the sinks in the kitchen and bathroom come from the boiler and so the shower and sink hot water are not connected. Thank you for your kind words about our maintenance team, as we are aware from our system that each maintenance job logged was attended and resolved. Long time to solve anything, issues seemed unimportant and no haste to complete any repairs/maintenance issues. Room was infested with bugs when I moved in and no compensation given, unlivable for almost 5 weeks.

Fire alarms goes off every minute(incl. at 1am)

I’ve lived here for all 3 years of uni and I have enjoyed my stay. My room has been great since first year however there are some issues that haven’t been fixed but their not big enough to affect my experience in this accommodation.

Location is fine and good price for a studio, but sadly those are the only real positives. Since moving in to my (uncleaned) room I've had constant noise issues (music and shouting, banging on walls to wind people up etc) and the smell of weed coming into my room so strong that I've developed breathing difficulties. I've reported this to management and they don't really seem to have anything in place to deal with it effectively. "We have a procedure to follow" but their 'procedure' appears to be coming to the door and telling people to shush, then ignoring further complaints when (obviously) noise continues once management have left. I'm doing my teacher training and so obviously my sleep is very valuable, as is my ability to work. Living in halls i fully expected some noise, but not choking in my room due to smell and having panic attacks from constant noise. I'm on the verge of contacting 'Sulets' and 'ANUK' who claim to support this place and the way it is (mis)managed.
So disgusting, when I moved in hair and toenails was everywhere, clearly has not been cleaned. Fridge and oven had mouldy food in it. Security was s***, no one ever answered the phone and they was not in the office either. The only decent thing about the place is the wifi
I loved my flat i just wished it was cleaned and checked before I moved in, I found hairs in my shower and a unclean broken toilet seat before I even moved in, the oven and hobs were not cleaned properly either so when i first moved in i spent a while doing a deep clean
Good experience overall. Felt safe and was conveniently located 5 mins walk from the DMU campus. Lidl was adjacent to the building, which is a huge plus. Although once in a while, I could smell weed!!

Customer service is terrible, and the staff is useless, arrogant, and often disrespectful. They make many promises that they cannot keep. A lot of noise, maintenance problems, and no security. The quality of the facilities is good, but specially due to the lack of customer service, I will not suggest this accommodation to anybody.

My experience in this accommodation has been great as this place has wonderful has wonderful facilities and great staff - special shout-out to Sonia! A purely amazing woman who really cares about the residents here and i’m glad to say she’s one of the nicest people i’ve ever met here. She’s really taken my Leicester experience to another level- because of her i was able to secure a place in this accommodation and has also been a key factor in me settling in Leicester as quickly as i have.

Upperton has been quite okey. Like how it’s close to campus and neighbouring with Lidl which is so convenient. I’m though sad that Sonya has to leave the office. She was the only one in the office that actually cared for the residents and would do anything for us to feel safe and at home. She was really one of the best and most of us are extremely sad that she left :(

I’ve been living at Upperton Road for about 6 months now, and I was pleased with most of the things here. But recently it came to my acknowledgement that Sonya is going to leave the Upperton Management team, which is a loss for the team and I’m sorry to hear that. She has been so welcoming and ethical when myself and friends from the accommodation were facing issues since the first day I came to the student accommodation and until the present. My time at Upperton has been very comfortable due to the receptionist Sonya. She is so sweet and puts us students first by always making sure we are good and getting our flat issues sorted out. She always has a smile and on her face and i love the fact she really cares for our well-being. She is very friendly which is so good when going to pick up my packages or complaining about a flat issue

Overall its a very good studio to live in. Lots of space for clothes, decent bathroom facilities and an okay management team plus the fact that lidl is downstairs. However one small detail that they leave out that is important to note is that the windows are restricted and do not open all the way which is why I HIGHLY suggest your bring your own fan or something as the air circulation is extremely poor in these rooms. You end up being in a boiling room all day having to sit right next to the window. Apart from that it’s definitely worth the money.

It was a nice studio to live in but I had some noise issues, I think signs asking to keep noise to a minimum should be used, also all doors could be slam proof. I moved rooms due to noise but the second room i got was much better.

It is an amazing accommodation for a student , the studio room is big enough you can find space for all of your personal belongings , great and clean bathrooms , the kitchen size is very good , fridge& freezer sizes are very good , the heating system is excellent there are no limited/ scheduled heating times and the heater is working perfectly as the room gets warm quickly and you could turn it off and still enjoy a warm room , drawers are in great size , you got a towel rail in the bathroom which is great to keep your towel and bathroom warm , there is always hot water which is very important , comfortable sofa , large and comfortable bed , very friendly staff along with helpful maintenance and security team . As an international student it was very important for me to get exactly what I have seen on their site as I have not got the chance to check the room quality from overseas , it is very important that they are providing reliable information and accurate pictures .

For the amount of money we pay, the room is nice and very convenient, however the laundry room is a massive let down and isn’t enough for how many students the accommodation holds. Upping the rent doesn’t seem to sit well with many as we see no change in the accommodation

Very good price for a studio, (£131/ week is an absolute bargain). Nice place, maintenance are swift to help. Fairly clean place although the hallways should be hoovered more often. Close to uni. Internet acts up at times- for the most part it is reliable. Student Roost- study space, games area, events etc. Lots to do!

Staff contradict each other with the information they give. The halls aren't very clean or quiet. Not worth the money you pay.

Would not stay here again. People are loud in the hallway very often and it doesn’t matter how many times you complain because nothing ever happens, it will be quiet for 10-15 minutes or if you’re lucky until the next day. They put up signs but people dont care because they don’t get any consequences. Several times when I’ve been to the reception to ask for help the staff haven’t been very kind or respectful, I’ve felt patronised. Although it’s important to mention that some of the people working at upperton are very nice and I know the security are doing everything they can to stop the noise during night time. The problem is that the people who make these noises don’t get any consequences after. Also there are a lot of drug use in the property, it smells of weed almost everyday, good that the police is more engaged now. I really like the studio itself but its just not worth it.

The price is very reasonable for a studio, it is quite spacious and the room is pretty clean. The location is perfect, everything is walking distance - from shops, takeaways and with DMU being 5 minutes away. Staff are friendly and will attend to your needs if any issues ever arise. Rubbish is an issue, with students being lazy and just leaving their rubbish in the corridors and littering outside. The social spaces are pretty good, there is plenty of room to chill with your friends. Occasionally, like most accommodations, students can be pretty loud and disturb your sleep. The Wifi is fast and reliable. Having multiple devices connect to the internet is also really useful.

It’s very noisy, the walls are very thin so having a room next to the stairs gets extremely loud. Noise complaints aren’t dealt with effectively as people are still loud past the 11pm rule. The doors to your room are so thin, you can hear everything down the corridor at all times. There are no blinds so when you live on the ground floor you can’t have any natural sunlight as everyone can look into your room. Facilities are different on every floor for rooms, the lower floor you are the older your facilities are such as the oven. Some staff can be very lovely and helpful, others can be very condescending and rude. The outside doors to the building are always getting broken, they are either locked and you have to wait for someone inside to come by and let you in or they’re unlocked and anyone can get into the building and it takes days for an engineer to come fix it. One of the doors to the building is permanently broken, it won’t let you in from the outside.

Absolutely Awful. The staff are incompetent. Was the room I rent cleaned before I moved in? No. Was damaged items replaced before I moved in? No. Have they been made aware of this? Yes. Have I been waiting since the first day I moved in for things to be fixed? Yes. The neighbours are rude. They have no sense of common decency, playing music at all hour of the night, running up and down the corridors making as much noise as humanly possible. Do the staff do anything about it? No. The only thing that makes the building even remotely suitable is the fact it is a few minutes walk from DMU, and Lidl is downstairs. So in short, don't live here. Not worth the £159/week.

Upperton staff was very friendly and nice. They were always there to help. The wifi connection was a problem at times and the rent was costly in comparison to the space.

Upperton Road is by far the most organized letting agencies. The staff at upperton know the stresses and understand the busy schedules and are always ready to accommodate any of the students needs.

The accommodation is very welcoming, the staff are friendly and supportive. They have many classes,including boxercise, yoga, movie night. These are great to meet people and very fun! The gym is free and is open 24 hours, with brilliant facilities! The rooms are modern and have all the essentials. I really enjoyed staying here.

The accommodation is very conveniently located, with the common spaces right opposite. The staff are always happy to help. The gym is great, they have all the equipment you need. The Yoga and boxercise is especially good, they go at your own pace and are brilliant either to wined down or let off some steam. The rooms are perfect for one person, they are modern and have everything you need to live very comfortably.
This accommodation was amazing, they had everything that you needed. The gym is located right infront of the building and which had enough equipment to accommodate everyone and also they had exercise classes on specific days. Also, within the building they a common area where you could come hang out with friends and watch movies, play ping pong, video games or have a chill night and hang out. Another amazing feature is that they have a receptionist that collects all your packages so you do not need to worry about people taking packages and also the 24/7 security is amazing as well.
The room is clean. When I have some problems, reception always help me. It is convenient for me to live in there.
Great place to live. All staffs are really nice and helpful. Brillian facilities for students to use. Gym is outstanding, free and open 24/7. I had lovely time living here. Will definitely recommend this place to everyone.
I lived at this property for two years and have enjoyed all the facilities and my room very much. The studios is spacious with widow panels from celling to floor. It has great storage and all the appliences needed. There is great lighting and air circulation. The mangagment address any repairs and conserns immediately. The facilities include a gym, study room and arcade. These are great for studying and I hosted an event in there as well. I would highly recommend this accommodation. I really enjoyed my stay here.
I absolutely loved staying at Upperton Road. It was a very student friendly location. Close to both universities (leicester and demontfort), there is a lidl grocery store right downstairs, a starbucks across the road from lidl within the same car park. On top of the starbucks, is sulets very own study/ recreational space. This includes study space, pool tables, tv's and a gym. The gym is perfect for a workout and is included within your rent. The gym is now equipped with all sorts of machines and weights- making it easier to train. If you are a student, this is an ideal location for you as it is a quiet residential building in a very good location.
Best accommodation in Leicester! Staff always happy to help, makes my studies far easier knowing I have a good sized, quiet room to study in. Very close to university and city centre. Gym facilities brilliant if you use them.
