Brae house is great, the staff are so lovely and stuff gets fixed very quickly. Internet is very good. Only down side is that it's a bout a 30-minute walk to George square and a 40 minute walk to ECA. But it's a pretty walk up the Royal Mile none the less.

What tenancy length do I need?

I lived at Brae House, and would say that you get more for your money if you have the bigger room - as the standard rooms are decent sized but the larger room is more spacious and open. The location of BH was annoying sometimes as it was a hefty walk up the mile to GS but it was also only a 17 minute walk to St James Quarter, with that being said, there is only 1 bus that runs near BH which is generally full and usually late. My flat was luckily not a dirty or messy flat however when I lived at BH, I have only seen the cleaner come in about 4 times in the space of 8 months. The wifi was decent, when it was working - normally quite fast but sometimes, maybe about once a month or so, the wifi would not work for a few hours, there was also a time where the wifi wasn't working for 4 days but it was soon resolved with clear communication from reception.
