Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.
Calcott Ten is alright for the price you pay - however it is relatively old and you can tell.
Calcott Ten has been an amazing place for me to live for the past year and a bit. Living with my friends in the same flat has been a blast. We often cooked together and hung out in the common spaces of the flat or in each others room. The rooms are spacious enough for everyone to be in them as well as being able to have your own uncrowded space.

I've stayed here for 2 years and I've really enjoyed how relaxing is it. The library downstairs allows you to study and the management team are amazing.

When I first arrived in September of last year, I was overjoyed at the prospect of living in such a setting for the duration of my studies at Coventry. The last five months have been fantastic at Calcott Ten. The people who work here, such as the receptionist, have been extremely helpful and pleasant throughout my time here.
This accomodation is one I would recommend is not only cheap but a cared for accomodation. The staff are also very helpful.

It’s been 15 days since my arrival to Calcott ten… had a very friendly encounter with the all the staff . I haven’t tried social spaces with games and all but I’m looking forward to spend some time with some friends in the future.
Perfect accomodation if you are looking for a place near the university! Hardly 5 mins walk. Good rooms and friendly staff, who are always ready 5 to help!
The room, view, laundry, common room and other additional activities are great for an overall student experience. Issues related to room get resolved as soon as possible and can be addressed easily through main manager app. There is also a study room available for access anytime. Totall recommended for an amazing student experience.

One of the best accommodations in Coventry! Sophie is absolutely amazing and welcoming, accommodating to all student needs with the addition of hosting culturally/season appropriate events. The common room parties are truly one of the highlights from this accommodation. Sophie made sure everyone was comfortable and was happy to introduce different groups of people through music and entertainment to enhance our uni experience; plus the food and free sweets helps :) She and all the staff make the experience of living so easy and feels like a family away from home.

Great value for money. Calcott ten is located at the right place with all the shops,groceries eatieries hardly a minute away. The rooms are clean and quite spacious. Staffs are really helpful and cheerful. A great place for students to experience student life and explore coventry. Completely worth it for 99£!
Calcott Ten is a great value for money, £99 a week including all bills included AND an en-suite!!! The staff are lovely and make it feel like home!!! The security of the place is amazing making me feel incredibly safe.
Amazingly well managed property, from reception to maintanence. Parking avaliable on site and 24/7 reception/security. Rooms are nice and the beds comfy. Maintanence requests are delt with relatively quickly and the property manager is responsive to any problems or feedback given.
A really good affordable price for accommodation. Has a good location too. 10 min walk to the science building at Coventry University. So far, I’m really enjoying staying in Calcott ten and they have a lot of events that students can participate.

I have been here for almost 3 years now and I've been enjoying it every year, I had some small issue regarding flatmate but the front desk been so helpful and so friendly and mostly always helped with my request. The internet is best especially when gaming or streaming or anything that require high speed internet get an Ethernet cable which helped me. Only thing I have to complain about the price especially when looking for studio which is really a shame because the location is amazing not far from station or town or even library.
Only complaint i would have are the rules surrounding corona but they are to be expected. Other than that great accommodation

I have only been living here for 3 months, but I am ready to recommend this accommodation to other students! The staff is friendly and ready to help, plus, quite often there are some free giveaways. The rooms are in good condition and if there are any problems, they fix everything pretty quickly. Moreover, compared to other accommodations, the prices are just perfect! I do not regret choosing this accommodation! :)
I've had a great experience staying at Calcott Ten. Very helpful staff on the help desk. With Lisa and Kam at the desk, it makes students with any queries comfortable.
It was named callice court before then it was changed into calcott ten from 2020 i spend my 1st year had a decent experience. It is 3-4min walk from engineering buidling almost 5min walk from library which is good for people whos too lazy to travel far from uni lol. According to the room and everything prices was really expensive, ie i payed £650 each month (quite pricey innit). There no gym membership and obviously you have to pay extra amount for laundry. Staffs are friendly and cooperative but security guards are bit annoying. Always remember you are allowed invite guest but you need to sign in. So moving on to the room, the room is decent but you cannot open the window cus it've got wire attached in it. Ngl when it is summer you dont wanna stay in that room because its gonna be boiling hot inside at the same time no air. I was suffocating the whole time. Disclaimer dont use led light strips cus its gonna rip off the paints and they'll deduct huge amount from your deposit.
I'ts my 3rd year booking with them and currently loving it, My 1st wasn't as great and good experience because I had bad roommate who was noisy, stealing foods and wasn't getting along with. After this I booked a studio so stuff like this never happened again and it's been amazing for many reasons which are: Amazing internet ( able to stream especially with the cables barely had to complain about the internet especially for gamers) Best location because most time it will take only couple of minute to get to the library and closer campus most campus are within 5 minute or 10 the furthest. And also close to town which is a bonus. Reception and member of staff are really friendly and helpful most time I had an issue they helped me or been able to give me a solution. The only people was the price especially if you more looking into studio but recently there's been sales which lead me to go and book with them for my 3rd year with them. Would highly reccommended this place!!
Callice Court has left a lot of memories for me. Its location is very good, suitable for students of Coventry Business School, surrounded by Sainsbury and restaurants, life is very convenient. The room space is also very large, the service of the apartment is friendly, very nice!
The location of this apartment is perfect, just a minute walk from the business school where I take classes. Although not a newly built apartment building, I can continue to see employees here working hard to renovate all facilities to give us the best experience. This year we experienced the disaster of the coronavirus together in UK. I am very grateful to the employees of calcott ten for helping me at this difficult time. I always make some trivial requests, and they have tried their best to meet my requests without any rejections, including collecting express and many more difficult things at this hard situation. Especially the receptionist Tumi Williams, we have established a very good friendship, which also makes me never feel lonely in the UK. Unfortunately, I will leave Coventry in September. If I have the opportunity to come back here in the future, I will still choose calcott ten as my residence. I hereby recommend it to all students who are coming to Coventry.
I stayed in a classic studio for my first year and had little to no complaints about my experience. Even though I never used the social space/spaces, I heard really good things about them. The wifi can be a bit slow when a lot of people are using it, but the ethernet was perfectly fine.
I stayed with Calcott Ten for my foundation year last year (2019/20). This was before the change of ownership over to wearehomeforstudents. With the new ownership, I have seen a major improvement to my personal satisfaction while living there. They hold small raffles and events to encourage socialization between the residents and just to make people's day. With the issues of COVID-19 they did a good job with fair refunding. However, with my circumstance, they were unable to refund me. Luckily, Lisa (Property Manager) goes above and beyond, allowing a reduced rent for me and my friends as compensation. This compensation was amplified with the offer of a "Tech bundle" and increased cashback which put a smile on my face for the day as I normally struggle with formal interactions with companies and negations. All she has done has been to help me and make my life easier. Thank you Lisa! :)
The reviews for Calcott Ten (formerly Callice Court) are mixed and, in my opinion, unfairly negative. I believe that the management company Homes for Students (who took over from Unite Students late 2019) is the lesser of many evils in the student accommodation world. Firstly, the location is awesome, especially for the engineering and computing buildings and William Morris building (there is a Sainsbury's local practically on the doorstep!). The rooms are perfectly satisfactory but pretty naff and dated. Staff have always been great, but it would be nice if equipment was better so it didn't need replacing/repairing as often! Overall, not bad for the price compared to other halls. I will be rebooking next year.
I am so pleased with the outcome of where I am living next year as I am able to live in a flat with my friends. This was not the case at first, however the manager was very helpful in sorting things out for my friends and I. The whole process was so quick and efficient, and I’m so grateful for the support that we were given especially during this time. I cannot wait to live here next year, especially after seeing the refurbishment. Also, the application was so simple, I would honestly recommend to anyone who is looking for a place to stay next year!
Had a great experience with Calcott Ten. The staff are really friendly, helpful and assertive. I have received good service from the staff. However WiFi was weak at times but with the new installation of WiFi in Calcott Ten, it is much faster than before and was an absolute bonus for me to be able to do my uni work in my room. In terms of kitchen, I like how there is 2 fridges and freezers. The premium rooms were spacious. Overall, a great experience a Calcott Ten.
I am soon to move into Calcott 10 and the staff seem very helpful, especially the property manager Andrea. She went above and beyond to ensure me and my friends needs are suited. I have put 5 stars for the accomodation features however I can't comment on the cleaning and wifi as I have not moved in yet. My other friends used to live in Calcott previously and the improvements are drastic. A lot of the building has been refurbished and done up really nice, specifically the common area. The property is very close to the university and town centre. They also have a car park with a decent price, which is extremely helpful for healthcare students. The process of applying was relatively easy and straightforward. If we had some concerns, the agents on live chat would help almost immediately. I am very excited to move in for my final year.
When I first arrived at Callice Course last september, I was welcomed well. The property was then managed Unite Students. Through out the summester (September to December) we had countless of issues from rats in the block which other residence were not informed about to parcels going missing. Whenever I had a problem the staff on the desk always seemed to have a valued interest in it and would try and solve it as best they could, however it seemed as though the higher up management didnt either get the message about the problems or care. However when Homes for Students took over sometime in November I think, things started to get better. I actually met the property manager and shes lovely, if your nice to her there is nothing she wont try and help you with. There were still a few things but I belive they are being sorted out over the summer prior to september bookings being moved in. The common room was being done up just before I left due to covid 19 and it looked fab!
Covid-19: The information getting out to residence was a bit slow compared to other halls but overall they handled it well.
I have one word for Callice or now known as Callcot Ten. SCAM. Rats, Fires and Cold Rooms and they’d still force to pay the total of £6.6k. Run away.
Do not choose Callice Court!!! The owner has changed and since that the communication is really tragic. First, there were rats in one of the blocks and it took a long time to get a reaction. After that there was a fire and again the communication completely failed. I didn't receive any information about the fact that they are relocating a whole block to another halls. If I didn't notice that myself and asked at the reception I wouldn't even know. Moreover the accommodation that they relocated us to was 1,5h walk away from the campus. The communication was awful, because in the beginning they told us that it's only for max. 3-4 days. It turned out to last a week which made the whole situation even more complicated because some of the students decided to stay with their friends, but they had to leave after 3 days. At least they reimbursed the travel costs.Now with covid-19 there's no information about the last instalment, whereas other halls released students from contracts.

Callice court was a usually mediocre accommodation for the majority of my first semester at Coventry, until someone left a tea light out and burnt down the entire fire alarm system. Since then, the systemic and borderline institutional inadequacies that have been in place to manage Callice Court have been exposed. Whilst the accommodation is located very close to the university, this makes it to harder escape the overwhelming sense of money being literally poured down the drain in front of your eyes everytime you enter callice. The bathrooms are cheap plastic and the bedrooms are cold all year round. The mattresses are squeaky and the stoves work 30% at best. The staff do their best with the extremely meagre resources they are given but this does not stop you from feeling as though they treat you with little more respect than the rats they had to nuke only a few months ago. I would recommend Callice highly if you enjoyed arguing with staff and having your stuff go missing randomly.
If you’re a student looking at coming to Coventry University, DO NOT BOOK CALLICE COURT I’m remaining anonymous as I still live here at the moment, but we have had so many problems. Firstly, none of the rooms had been cleaned before our arrival (including the lovely vomit stain in the corridor), appliances such as broken extractor fan and fridge were reported on the 2nd week and are still yet to be fixed in the 8th. At least 2 blocks were infested with rats, and our noise complaint about the floor above was wholly ignored. Furthermore, they removed our recycling bin and threatened us with fines because of a half full bin. We’re fairly certain the fire alarms don’t work, we haven’t had a single fire drill and none of our appliances have been safety tested. THE WORST PART is despite all this and despite us paying over £150 a week for these frankly appalling conditions, they have just now introduced new nonsense ‘safety regulations’ and are treating everyone like schoolchildren. Shameful
Within 2 weeks of joining Callice court my toilet was broken causing a loud noise throughout the night, my fridge stopped working and my food went off, when asked for someone to immediately fix it so my frozen food was okay they said it was not an emergency and may be fixed by tomorrow. After getting locked out of my apartment by a broken door lock for 1 hour and 15 minutes missing part of a lecture with no shoes or phone I have decided to leave this review of my past 2 weeks, disappointing.
Worst accommodation ever lived in in my 5 years of studying! Internet weak, sometimes not working! Rooms over priced! Cleaning supposed every Thursday, but no! Location is the only good thing!
Staff are useless, 'security' just grunt at people because they are security and they are well hard (of course). Place is a dive and it should be made illegal how unite take advantage of students. For the rent here for a tiny room, you can get a flat in town. Dont feel obliged to stay here because they spam you with emails, the place isn't full this year and there's a reason why. Absolutely hate it, waste of money, smells like a drug den, full of kids screaming, walls are super thin and if you leave your course early, you will still pay the outstanding rent, so over £6000 for the uni year. Do not do it.
For Callice court including laundry and laundry powder will set you back about £600 a month so your loan is gone. For a bedroom in a house is going to cost you 350/400 a month including bills. What do you get for that price difference? Well let me tell you... You get guaranteed zero sleep, because the kids in this place have never herd of quiet. You get your own personal scent of weed as it will follow you around the halls 24/7 (security are useless). You get a few pool tables... Fantastic you may think... Wrong... It would pretty much count as a youth club. your 18, like to be loud, do drugs and cause a mess then this is the perfect place for you. If your a student that likes to spend time studying, going out if your going to have a drink and would wake up to the screaming concert then take my advice and stay as far away from this accommodation as you can, it's an absolute rip off.
I found clumps of hair in the carpets, broken doorknob, corners of the bed were duct taped, foul BO embedded into mattress, mould in the bathroom, something exploded in the microwave and wasn't cleaned. This may have been the problem of the previous tenant but it should have been dealt with before I moved in, and that is what the deposit is supposed to be for. I had to move rooms in the middle of the contract due to renovations despite paying for the entire year up front, which was inconvenient for me as I had to drag all my belongings down 2 flights of steep and narrow stairs, only to drag them up 3 more. They did not give me a choice of which room I would be staying in although many other rooms were empty, and put me in a studio room. Which to me was great as they said that I would not need to pay any more fees for it. After I moved out, I discover that they took my deposit without letting me know, and it was to "cover costs of the room in which they moved me to". DON'T BOOK UNITE!
Just spent my first year of uni in Callice Good things: Great location, large accomadation so lots of people to socialise with, car park, reasonably good for response to being locked out, good sized rooms, cleaners do always do a brief tidy of kitchens and clean the hob and oven well, good laundry room (once you actually figure out how to use the app for the machines) Bad things: Had lots of rats all around the car park for the majority of the time I was there, when you have visitors coming in cars they can only be in the car park for 15 minutes or they will get a fine, quite dated, unite takes advantage of students with the deposits trying to get as much money out of you as they can even for scuffs on the walls (photograph EVERYTHING when moving in and out), very expensive, crap wifi, flats are often very noisy which staff don't do anything about, empire club backs onto the car park which is again very noisy
I have so much to say about Callice, but my greatest criticism is for Unite directly, not Callice Court. Unite is a money-grabbing, abusive company that takes advantage of vulnerable students who are new to the rent-paying world. The feedback I have heard from many students is that they lost out on so much of their deposit return because of the ridiculous excuses Unite used to take that deposit. Things like 'noise complaints', 'mishandled furniture', 'broken appliances', these are things that they kept no record of. Unreliable appliances they chose themselves and yet still have the nerve to claim students are breaking them. I am sure there are cases where it is students to blame, but many times, they have been wrongly accused. I have only come across this issue after living at Callice for a month or two, I was unaware of the danger Unite poses for students deposit payments.
Heater did not work from the time I moved in, and it took management 2 whole months to fix it. Walls are very thin too, it was especially tougher during the exam period when next door neighbour liked to play his music out loud. Reception sometimes wasn't very helpful, took them a long time to solve a single issue.
Over priced for what it is but good location
Stay away, the flat is expensive why are we paying the same as brand new far superior flats in gosford gate??, disgusting actually moved us in with the word c*** wrote on the wall and stains everywhere my complaint has been open for 2 months no action done, electrics don't work properly, they closed my case but the lights still don't work. What are these £99 extra fees each month?? filthy, clears cant really polish a turd so what is the point of having them (no offence to the cleaners just the whole place needs renovating. Noisy the flats are next to the empire nightclub and you can forget sleeping also nothing is done about neighbouring flats making noise. My room still stinks of actual s*** and I can't figure it out. I have been ill since moving in 3 months ago. Would really love to cut my stay short if only there wasn't a tenancy agreement. Oh and I paid extra for faster internet its a myth the free package gets the same speeds and are nowhere near the speeds advertised.
The room and flat is very nice and having an en suite is always nice. Also it is close to all of the university buildings. However that's about as far as the advantages go to living at callice court. The reception staff are terrible at taking packages for you in the post and the wifi is constantly going offline. Also every night there is loud music coming from various different flats and the staff do nothing about it. In addition to this it costs a lot more than other accommodations in Coventry (my loan doesn't even cover it) and I really don't see how cause it doesn't come with any of the extras that some others do.
Stole my parcel, Nike shoes worth 135 pounds. After the receptionist had signed for it as well...
Great place to stay, the WiFi's not so good but I'm not even on my PC nearly as much as I used to be. Everybody is so social and fun to be around and the staff are amazingly friendly. I love this place, I want to come here again next year but it's only for first year students. Nevertheless, I strongly recommend callice for first year students!!!
Best location and the best halls for a social experience. Internet is great and having the en-suite bathroom is always nice. Common room has a couple games, table tennis being the most fun, and sky TV. Only let downs are the laundry room (circuit laundry sucks) and the design of the whole place is pretty old so looks a bit dated.
I had no problems whilst living in Callice, made amazing friends and loved every minute of it! However reception staff are not always helpful (some of them, anyway) and whilst I never experienced any real problems with the wifi, some of my friends often complained.
Callice court is a great place to socialise, it's really close to uni which makes it ideal the rooms are nice it can be abit noisey at times but that comes with student life, a little overpriced aswell
Had some issues with flat mates and we had a lot of trouble with the management about it! Nothing was done about it until the very last month of Uni, so not a very happy ending either! Also the room was dirty when I moved in, but generally I think that was because I was placed in on eof the oldest and furthest block. Block D, is also the only block without an lift, so you don't want to be on the top floors! Aside from that the location is great for early mornings, and the student atmosphere is definitely there!

So noisy! Cant get any sleep. Dont ever ever book a room in the blocks near the club empire.. The music is so loud you wont get any sleep even if you are wearing proper earplugs. Close to the uni though. Very expensive.
I'm a first year and I'm living in callice. It's super close to uni which is great, and I love living in halls! However, I would 100% not recommend callice! The staff are terrible! If you need help with anything at all you won't get any! The value for money is awful, my whole loan goes on paying for this place and I don't really see where is goes. I had a complaint about my next door neighbours as they played extremely loud music every single night! And through my exam periods it was so difficult as it kept me up all night long but they did nothing although they claimed they did. DONT BOOK CALLICE!
Nice, clean, modern hall, close to uni, with good en suite facilities however social experience is lacking and is disgustingly expensive
