All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

The building is very new and extremely clean, which gives it a modern feel. The concierge team is friendly and helpful which creates a welcoming environment. The apartments themselves are also very spacious, both the bedrooms and living areas provide plenty of room. Additionally, the location is excellent as it’s just a short walk away from Tottenham Hale station. Overall, I think staying at the sessile is incredible value for money and I’d definitely recommend renting here.
The onboarding experience was exceptional from start to finish. The welcoming process was thoughtfully planned and made me feel comfortable and valued from day one. Every step of the way, clear communication and guidance were provided, making the transition into the team smooth and stress-free. The warm and friendly atmosphere, coupled with the thorough orientation, gave me a strong sense of belonging. I genuinely appreciated the time taken to ensure I was well-prepared and supported, which has only increased my enthusiasm for being part of this organization. Overall, an outstanding onboarding process!
Overall I’ve had a great experience living at the Sessile. The location is excellent, within a 5 minute walk to the Victoria line as well as a shopping plaza with all the essentials. The park directly behind the building is great and is currently undergoing upgrades. The only thing missing from the immediate area is good dining options, but there are some on the high road (about a 15 minute walk) as well as one stop away at Blackhorse road. The building is high quality with excellent sound protection- even on noisy days I can’t hear a thing with the windows closed and rarely hear any noise from other flats. The amenity spaces are extremely high quality, especially the gym. The only complaint is the 24/7 “concierge” service. The majority of time outside of business hours it is staffed by contractors who have very little knowledge of the building or ability to resolve issues. It is nice knowing there is 24/7 security, however I think it falls short of being considered a concierge.
Its really Good place and really enjoy
I love living at the sessile as a student! The co-working space, gym, and modern design are my favorite aspects. I like that it’s a little further from central london but with quick public transport access. The 24/h reception and staff are great and the flat is perfect to share with my flatmate (also a student). The only thing I would recommend is more opportunities to meet people/ socialise, particularly with students. I’ve seen a lot of people my age but would love to meet them in a more ‘event-like’ setting.
