Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Great place to stay but kinda expensive
Had various different issues during my tenancy: First being accommodation staff unexpectedly entering the flat on numerous occasions, once being late at night with the claim of a fire alarm going off - to which there was not. We had lots of disruption in the buildings with maintenance work including entering the flat early AM. Security and certain staff members were unapproachable and unhelpful, i felt i was an inconvenience to them throughout my stay. My flat had an issue with silver fish, which we reported to staff and nothing was ever done about the situation, i also knew of multiple other tenants having silverfish infestations as well as rodents. The laundry machines were constantly out of order, and when they were working your clothes came out dirtier than they went in, not to mention it was extremely expensive. The location and accommodation in general was well kept and quiet with a main bus route although these would be the only positives of living at Manchester Gardens IQ

Not the best Accomodation and certainly not as good value for money as it was in my first year however it is definitely cheaper than most and is somewhat adequate to live in during study time
I lived here in 2018 when it was still uni owned. People always said it was too quiet, personally I loved it. If you wanted to socialise you just walked to a bus stop and went to fallowfield! No loud parties in the rooms next door and the area always felt safe, even as a girl walking alone I never had any problems. Incredibly safe, you needed a fob and a key and there were 4 locked doors between your room and the outside world. The staff were fantastic and so so helpful and friendly. 20 to 40 minute walk to stopford building (depending on how late you are!) The only downside when I was there was that you needed to have an Ethernet cable!
