Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

I've never lived in such a difficult house in my life. The bathroom sink faucet is separated from the hot and cold water, but the cold water is not cold water, it's ice water; the hot water is not hot water, it's boiling water. If you want to wash your hands comfortably in winter, you can only go to the kitchen. The shower room is so narrow that it is difficult to turn around in it, and you have to be careful not to hit your head when you take a shower, and the shower water is so small to almost wet your body. The soundproofing of the room is almost non-existent, every footstep upstairs can be heard clearly, if you live on the first floor as I do, the sound of people chatting outside at night is as clear as in front of your bed.
It's a good place the reading corner is the best place to chill and study and also there almost events happening everyday in this place it has spacious seating arrangements for visitors from outside.
F****** filthy! Courtyard is full of people from outside the accommodation having a shout every Friday and Saturday night, leaving all sorts of rubbish all over for my partner and I to walk by the next morning. The outside bins are uncovered and constantly overfilled, so half of it gets blown out all over the place. We had a mouse problem after a month and a half, and complaining about it involved one of the staff arguing with us over whether or not OUR FLAT had a bedroom door (it’s a studio, because the regular prices are ridiculous), only for ‘exterminators’ to come in completely unexpectedly, set two traps in our kitchen without asking if we knew where the mouse was coming from, took down the kick boards (making the traps so much easier to avoid) and left them down so the mouse could now come from anywhere in the kitchen. They checked the traps three weeks after and took them after a month. We have a separate mouse now because of the courtyard, can’t trust the staff to get it really
Absolutely appalling with security, they do not deter crowds they allow shouting and chanting until early hours of the morning. I would not recommend at all.
Unfortunately I was a resident here during covid so I didn’t get to make the most of it, but any issues and all things covid-related were handled perfectly. The room and flat were very good quality and the staff were all extremely friendly and helpful.
I won't recommend IQ Wilmslow park to you. First of all, during the epidemic period, there were staff in and out of my dormitory at will. I haven't received any email informing the staff to enter the dormitory in advance. And I find that they don't wear masks, which is very dangerous. Fortunately, they only entered the kitchen, and I could only disinfect the kitchen after they left. Secondly, the reception of IQ Wilmslow Park didn't treat our parcels carefully. Amazon showed that two of my parcels had arrived at reception, while IQ only provided me with one. I thought another package was missing, so I asked Amazon for a refund. But a month later, I went to pick up the other parcel, and IQ gave me the refund one. So instead of losing my package, they kept it in reception for a whole month. Third, although I haven't found mice like other reviews, I have found insects in my room. I'm a insects fearing person, so it's bad for me.
*covid experience* I got a bronze en suite for £160/week (through the university - discounted) which is actually the cheapest option but still extremely expensive. Being the cheapest, our view was the worst, facing apartment blocks opposite us therefore having little to none natural lighting, making the room a little depressing. The bed was uncomfortable and very springy so I added extra layers to help. The bathroom wasn’t too bad and came with over door hooks, plenty of space and an extra light on the mirror which i found really useful. It was easy to order deliveries as they have a welcome sheet on the fridge when you arrive, explaining the post code and address, then you just wait for reception to sort through the package and email you to collect. The staff were quite new so they are still getting used to how things work - sometimes security will be at reception who aren’t the most helpful as they’re not really sure how to manage the desk.
All I remember for my experience in the IQ is NOISE NOISE NOISE! The constructing work make huge noise just after I move in. Couldn’t focus during the day time at all. Sometimes, there are party noise last until 2or 3 am. Staffs team are nice but the parcels always take several days to be collected for resident even it’s state is “received by reception”. Also In non-Woking hours, there is only secure team in reception who can’t help at all, especially for the mid-night party noise—they just won’t interrupt others fun and being responsible. The laundry room is always busy so you always need to wait for someone else’s washing finished to do your laundry.
Pros: The gym is 24 hours, usually not too busy and well equipped. Great for location, you're right on top of the shops and only twenty minutes away from mmu and uni of. Great opportunity to socialize. Cons: Construction is loud and is always earlier than they claim. (Work starts at 8, if you live on the ground floor you can hear the builders conversations.) There is no parking with all the construction. There are mice and rats. The rooms are not that much bigger for the price compared to liberty or mmu accommodation. The company is quite a shady one, worked hard to try not to cancel tenancy's during the covid19 pandemic. (They did eventually, but they really wanted to avoid being open and transparent about it)
I am really enjoying my time here at IQ Wilmslow Park, my flat is relatively quiet and clean flatmates (lucky me!) and there is the option to use social spaces for socialising. I feel very safe and secure here, and enjoy the commute to university. It’s also great as it’s situated on top of a choice of great shops, including Lidl, Tesco, Superdrug, Wetherspoons, Post Office... would highly recommend!
Mismanaged security allows wild parties to be held at the HUB by outsiders all the time. Cleanliness is an big issue. It's not worth it at all.
I do not recommend at all. The biggest problem is cleanliness. I have been here for two weeks and they didn't clean the building since my arrival (you can find garbage, papers, hairs and even a bag of a condom) dirt accumulates every day. The kitchen was disgusting and the mattress was so old that the springs got stuck to me. I was complaining every day and it took 5 days to change the mattress and clean ONLY the kitchen. Despite everything, the room was clean. I still have 4 more weeks left here, I would change my place without a doubt but when you're not in your country, things get more complicated.
Just moved my daughter in today rooms clean but bathroom old fashioned. Kitchen a s******* that bin but been emptied for at least a month & the students have just moved in so not the present ones. Pulled bin out & it was full of 100’s of maggots, sorry a big complaint going in
Great halls, not the most social but I got on with the people in my flat so doesn’t matter to me
I moved in here in September and found the staff really helpful. they helped me and my family take my bags to my room and explained how everything worked. I felt settled in quite quickly (even if I was a bit homesick) but there are posters around with useful contacts if you ever want to talk to anyone. The reception are really friendly, especially the three who sit at the front. Wilmslow host events sometimes, they put effort in to them but people don't really seem to go - I tend to hang out with my flatmates. It is a little bit expensive, but you get really good things too lime a free gym, and big rooms to study in. Overall I've enjoyed it.
Nothing good to say- awful experience
After applying for accommodation here through MMU, I started to read reviews and got a general idea that the place is horrible and badly managed. It isn't. It's just extremely big so they tend to have lots of problems when it comes to maintenance and post. Throughout the day the reception staff are fine but if you have a problem after 7 pm (ish) then you'll have to speak to the security staff who aren't the most helpful. If you're a first year student and have other choices please go with them. Any location closer to the universities will be way more sociable. My recommendation would be Birley, it's by far the best value for money. Wilmslow Park is super expensive, I applied through MMU so got a discounted rate of £148 p/w but if you go private through the website you're looking at a minimum of £165. The place is really convenient for general living as there are shops just outside the main entrance and is on the main bus route through Manchester.
Always noise, windows are thin, rooms are cold and there's draft. Barely any hot water, takes ages for maintenance to respond.
The place seems like a really nice place to stay, location wise it is perfect. but there is an issue with the people in the reception, they do not reply to the students properly. I have lost my parcel which are shown that they are delivered to the accommodation, but the reception does not know where it is, they have said that they are not responsible and cant do anything. new rules keep coming up as the year progresses. the accommodation expects you to carry your key at 1 in the morning if you want to go to your kitchen to drink water, as the room might randomly lock itself, and you have to pay a fine if you are locked out more than once!
Absolutely not worth the money. Over £7000 for this awful establishment is a joke. Frequent water, power and internet drops. Imagine being halfway through a shower and the water stops. Well you won't have to imagine it if you come here. It's disrupted my work and my leisure and overall it's inexcusable for the steep price. The rooms are nice, until something breaks. Then you have to pray maintenance can be bothered to fix it. My main light broke mid February and after three requests to get it fixed they got round to it late March. I was forced to live in a dimly lit room for five weeks. If you think the gym is a redeeming factor think again. Very poor selection of equipment. It's only there so they can boast about it on the "features" section of their website. Choosing this accommodation is one of the biggest regrets of my life and it eats me up inside thinking i'm in debt over such a dreadful choice. The only good thing to come out of this accommodation is some new mates.
I really liked the social aspect
My experience here has been awful. When I first moved in there was a random man living in our flat who would turn up at random times for months on end after we kept telling him to leave, was frightening knowing someone could get into the flat so easily. Very difficult to make friends & not great halls for socialising. When we first moved in we had a broken vacuum machine, no shelves for the oven, the flat was disgusting & dirty and obviously had never been cleaned and we lacked simple stuff like mirrors in our bedrooms and had broken desk chairs in bedrooms. The whole accommodation was crawling with mice which is a huge health and safety issue and they did nothing about it until numerous people reported them to their university and pest control has only recently put poison down. The staff are useless & have no management skills whatsoever. The fire alarm goes off ALL the time which is another huge health & safety issue. I could go on all day about this place. Don't live here!
Although this hall is very expensive, my room this year has been far nicer than any other student accommodation I’ve lived in. My room has a double bed, a nice en suite, loads of storage space and it’s relatively quiet apart from the noise from the road (which can’t really be helped). The gym is pretty good, it isn’t the biggest but never been a problem of it overcrowded or anything. There’s plenty of communal spaces for studying which is ideal if you want to get out of room during exam period. The management have done a few events throughout the year like end of exam party’s and Chinese New Year with plenty of free food (always good)! In terms of socialisation, I probably wouldn’t recommend these halls if you are in first year. I am in my final year and it’s perfect for focusing on studies and being close to campus. There are also a majority of international students here. Maintenance issues can be slow to get fixed but internet is fab and location is perfect.
Honestly would not recommend living here. Reception are absolutely useless with multiple vermin issues.
When I moved in they had not properly cleaned since the previous tenant. There was mould in my bathroom and the kitchen fridge had punches in it. We did not receive all inventory (e.g. hoover, iron etc) and still have not been given any after months of asking. There is a huge mice infestation that has been around since I moved in and they still have not sorted that either. I have to live with mice around my kitchen and it’s just disgusting. The rooms are nothing like advertised either they look completely different.
I hated this accomodation so much wouldnt wish this on my worst enemy. The staff dont care about the issues that happen and there are ALOT of issues that you will encounter living here. Dont do it.
Not worth the money to live here. Its too far away from both MMU and UoM. The gym is smaller than shown but its pretty decent. The staff member are nice yes but they dont reply when you sent them an email. firstly they sent me a warning about smoking. Then I told them I stopped they sent me an other one. Also I had a problem with my bank and couldnt proceed with the payment, I emailed them but got no response so I went to the reception they told me to email them again with proof and I did telling them that I am going to pay next week and a few days later they came outside of my door threating to throw me away but I was in uni at the time so the called my mom and when she called the headquarters and told them that I had sent an email and they found it they were apologizing. I am really pissed from all this things. You can hear EVERYTHING from your right to your left if the people upstairs are just walking in their room. Only the heater is good and the internet most of the time.
the place is really nice, great stuff, decent gym and good places to just sit about. Shops are close and there's a wetherspoons next door. Only problem is that the flat isnt very intimate.
The only thing I can say about this place is the WiFi is alright. Other than that everything else is pretty much a shambles. For starters the whole place is ridiculously overpriced and I mean RIDICULOUSLY overpriced. You’ll spend your year here lonely and depressed as no one interacts or speaks to each other and you start to realise everyone at other halls has devaloped friendship groups. I’d say 75% of the students here are foreign and only interact with other foreign students so as you can imagine it’s incrsdibly hard to make friends. All in all just please don’t sign anything to live here as the management with certainly not let you out of the contract as I’ve learned, even if your health is at risk.
i thought reviews dont count but most do. ive been here for 2 months now and nothing went well. a big blame on the management. heres my story. first day i arrived i had to sleep in a dirty room. kitchen was disgusting, although i know that it is supposed to be clean before students move in. i asked the staff to send someone to clean it and they never did.. so i spent 4 hours trying to clean it as it was disgusting and the most important part is that i found dead flies (hundreds) on the top of the cabinet. the oven was greasy even i couldnt remove the stains. i couldnt get along with my flatmates as they didnt want to clean the kitchen. always loud noises. also, i couldnt sleep at night cz everyday there is a party outside or some kind of annoying noises. the drainage inthe shower was blocked and the light in the kitchen was broken so i reported the staff about them instantly but i waited 3 weeks for them to be fixed.staff is always helpless.
1. Without previous notification for the charge from the deposit. In the beginning, receiving the letter that you have no charge from my deposit. 2.Failed to deal with deposit problem, I received the refund after 25 days that Wimslow Park house had promised. 3. Poor management. In conclusion, I will not recommend this place to students unless you dont want your deposit back.
It has no value for money because its basically a bag of s***. The hall management dont do jacks**** if theres something wrong. Cant get any sleep because of a continuous beeping sound which they said was the fire alarm. Residents that are there can easily get access to the electric cupboard and mess with the buildings. Wifi is really slow cant even video call people or watch a video (everything you watch is basically 240p). Staff there are really rude especially the security guards apart from one security guard the bold one. Hes sound. Basically i should've looked at the reviews and realised the place is a pile of s***.
Sorry to have the negative comment, but there are loads of things have to be improved, from maintenance management to problem solving efficiency.
I'm the parent of a student . Run a mile! The place is a hazard and poorly managed. Health hazard and fire hazard.

Wilmslow Park is situated at a pretty decent area. It is close to MMU and UOM, right before curry mile, next to a hospital and major supermarkets are just right below. I would say, take your time to settle in and give it time . Moving in will be tough as there are expectation that you carry, for example, I didn't know our block was renovated till the very last minute and had to change my cookware in order to use the hobs. Laundry was a nightmare at first. I am staying in the Top Floor of an en-suite room thus i do feel like i'm paying way too much. You don't need to choose the premium rooms if you don't need extra walking space, nicer looking kitchen or a slightly bigger bed cause in the end, it is your flatmates and yourself who needs to maintain it. However, it is the best looking ones! WPH is constantly upgrading (lots of construction going on). There's a sufficient equipped gym and plenty of study/fun spaces. They improved on security at the beginning of 2017 where not everyone

The accommodation is in a very convenient location, especially when you are planning to walk to uni. Wilmslow offers a wide range of facilities and helped me to have a wonderful experience during my uni year.
issues with the wifi initially but it was fixed fairly quickly. the social spaces are great, far better than my old halls. they run events which are fairly decent and good for getting to know your flatmates etc. staff- they're all good, big office which is always open. location- great for the uni, but a little far out of the city centre, really depends what you want!
DO NOT LIVE HERE! Every single other student halls in manchester is BETTER and CHEAPER! VERY difficult to meet new people in a halls full of primarily international students who are cliquey! £140 a week and there is NOTHING in these halls that is better than oxford court which is less than £100 a week save yourself the money !! Yes it looks nice on the open days when you look around the clean reception and the show bedrooms but the wifi is AWFUL, almost every student i know here has begged them to change provided but they will not, because the staff wifi works just fine !! Full of mature students that make noise complaints after 7pm, if you want a good first year experience meeting amazing people and have great memories DO NOT COME HERE, can not wait to move out at the end of this first year and honestly never come back! Wouldnt feel so strongly about this review if we paid normal price but the fact I've been paying £140 a week to live in a place which is no better than others
Like many people we assumed the bad reviews we read on Wilmslow did not reflect the experience of most student. We were wrong. On the arrival day we collided with the previous residents of our flat moving out as we moved in. The flat was dirty and items in the kitchen were missing and damaged - not a good start. It took over 2 weeks to get the kitchen cleaned. It took 6 weeks to get a mail box key and 2 of the damage items in the kitchen have still not been replaced (now March 2017). The new alarm system was fitted after we moved in, the workmen left debris on the floors of all rooms and damaged the kitchen door. The alarm now sound almost every other day - 4 times in the past 3 days, they also sound in the middle of the night; there is never any explanation about why or what is being done to stop this. The internet frequently drops out and the 'construction work' outside starts at 8.00 each morning. Don't be seduced by the glossy bits like the gym and communal areas.
I rented Wilmslow Park for 5 years 2005 to 2010 staffs were great services are all ok. I rented again I though it was the same we only live there only for a year they didnt help us even we requested a service or even change our appliances they don't bothered. We left July 2016 staffs gives me too much stress and headache I'm expecting my deposits back after 10 days what I received is I got an email from collecting solicitor and said that I owe 1600 I phoned the solicitor I explained to look it again all I know is I pay my rent monthly after 2 days I got an email that I have no debts. I showed my receipts and bank statements to wilmslow park they photocopied they said I'm going to receive an email regarding my deposits. Days, weeks, months and nearly one year no single call or email from them and no deposits back still.. Not recommending this accomodation. Keep your receipts and deposit slips. I'm Seeking legal advice.
I DONT RECOMMEND! I think this is the worst accomodation for MMU! I don't recommend this to anyone! I can't wait to move out. I pay £140 pw, and whatever I've asked for have been done after at least a month or havent been done at all. For the first 2 weeks, i had to ask for the shower to get fixed, Ive been sending emails and going down to reception to ask them to fix it nearly everyday for 2 weeks. Our flat also didnt have a hoover and an iron when we moved in, we got the hoover after 2months and it's been 6months and we still didnt get the iron. Mouses has also been a big issue in different flats, and then the WIFI, their excuss is of course that it's not their fault but they're been getting a lot of requests regarding changing the provider but once again nothing have been done. WIFI (first month), kept on disconnecting every few mins and the signal was really weak. One good thing is that there are shops like (Tesco,Poundland,Lidl,Superdrug) right next to the accomodation.
Mantanance and customer service = bad. Infact =Very bad. Despite some good features they have, this will ruin your experience throughout your whole year. Not worth.
Idiotic management. Threatening me with a solicitors letter months after I have moved out and claiming that I owe them £6000 even though I paid my rent every month and provided bank statements and receipts to prove them when they requested it when I was living there. Trying to scam money from honest residents to pay for other residents who did not pay in Kerria House. These guys did not keep proper records and lost track of who has paid and who has not, and are now trying to blindly threaten someone hoping they will pay for the bad debts that they could not recover from other non paying residents who has abandoned the accomodation due to non payment of rent. Disgusting. Do not rent with these cowboys who are trying to recover their rent (bad debt) loss by passing it to residents who pay. I will be seeking legal advice of my own and reporting these guys to the relevant authorities for harassing and trying to cause distress on someone who has paid their rent in full.

Ridicuously over expensive and run by completely inept staff with no people skills. They're only after your money yet give very little in return and have the worst management skills known to man. Terrible customer service, would not recommend. beware or look elsewhere
The laundry facility sucks! Those machine broke down all the time, and you can only realize it after your money is deducted. The reception lost my parcel twice in half year. My loo was leaking, no one ever came to fix it after I reported, twice! It is near the hospitals and the main road, you can hear ambulance and drunk people at night while you are sleeping. Isn't that great?
Not worth a penny. Don't expect that management will help you with any issue, they only want money from you thats it

Rooms are standard but very expensive. Staff are clueless at times. 24/7 security which is great. Great communal area. Great location.
Went 2014/2015 the security are sound, helpful when you need them but relaxed at the same time! big rooms and the fact you have a swimming pool suna etc is sick, best place to go for comedowns 100% suggest going here
Rooms are really spacious and I bet if you stay here all your other mates would be jealous unless they have a studio haha! Lively, shops open till late night /early morning! Buses are only a pound to get to uni or city centre:D Overall great place to stay!
I stayed there for one year and the last months were a nightmare, construction, one month without internet and only 4 washing machines for all the blocks. ps. 3 of the 4 were out of order.

I had a really good first year at wilmslow park but there were no communal spaces to meet people and there were a few intimidating people who lingered in the courtyard. I felt safe at wilmslow park but there were occasions when people got into the complex somehow and also a lot of homeless people lingered around the building. The halls were great value for money As you got a really nice kitchen and lounge and a spacious room with a good en suite and the best part - a double bed, which was really comfortable. My only massive issue at wilmslow was the washing machine facilities were ridiculous and they broke all the time, the washing you did rarely smelt clean and it was easier to just hang things up in your room or take the washing home, rather than do it there.
Stayed 2 years in a row, premium flats are much nicer, free gym membership when booked through mmu, right next to main bus routes, 5 min walk to UOM/ 10-15 walk to mmu or 5 min bus. 10 min bus to fallowfield. Car park costs £600 a year but there's a road next to the halls that you can park on for free. Tesco, morrisons, lidl, poundland, nisa, cafe Nero, Superdrug and wetherspoons directly underneath. Elevators can be a bit tempromental and laundry services could do with improving. I would recommend though.
