All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Staff are always friendly and happy to help, spaces are clean and comfortable with great outdoor spaces for the summertime.
I've been fortunate to call Langdale Hall my home for the past four years during university, and I'm extremely satisfied with the accommodation. The office team and caretaker have consistently provided exceptional service and support, making my experience a pleasure. Langdale Hall's standout feature is its unbeatable location. It's just a 5-minute walk from the lively Curry Mile and a convenient 20-minute walk from the University of Manchester. Nestled in the serene Victoria Park area, it offers a peaceful escape from the bustling atmosphere of Fallowfield, which aligns perfectly with my preferences. I wholeheartedly recommend Langdale Hall to anyone seeking an organized, tranquil, and green living space in vibrant Manchester. The outstanding customer service, prime location, and peaceful surroundings make it an ideal choice for university students.
My flat is riddled with mice, asked for it to be sorted they’ve put a single trap down and nothing since, got robbed on site and my key was stolen.. still charged for a new one after the “emergency care taker” did nothing to stop it, more bothered about a source of noise coming from your flat than whether you’re alive and well, full place is filthy and ancient, wouldn’t stay here again in 1 million lifetimes
there are mice and rats (both alive and dead) everywhere from kitchens to bedrooms along with droppings being left in the kitchen for months making us ill & have to bin all of our food in cupboards as it was inedible. wifi never works, one plug socket in the room and hot water frequently doesn’t work along with constant power cuts (defrosted food in kitchen & no appliances working) there is damp and mould in the bathrooms, roof leaks and ripped up flooring all across the accommodation and despite continuous complaints about everything, nothing is ever fixed. it is extremely unsafe and there have been multiple break-ins in the past few months where students have been followed into the building, mugged and then spent the following days in hospital. people’s rooms have been broken into and personally i have had expensive items stolen. for the amount of money spent here in a year the conditions are horrific and i could not be paid to spend another year here. do not rent at langdale hall!!
I’ve been living in this accommodation since September and instantly hated the idea of living here, 2 wall plugs in my whole room while my flat mate has 8, rotten wood around the window in the bathroom so bad you can see the outside so it’s always freezing, awful washers and dryers that leave my clothes filthy and then takes 6 hours to dry, people coming into our flat, going through our kitchen or drug dealers kicking my flat mates doors in because they’ve been given access to the building and now two of my flat mates have found mice in their bedrooms and there’s mouse droppings in the kitchen, this is by far the worst place I have ever lived
The staff at Langdale Hall were extremely friendly helpful and always willing to help with any problems! They are very easy to contact and any maintenance/wifi issues were quickly resolved in a few days. For its price, it was a very good deal with lots of storage spaces in my room and modern furniture. I had a great stay at Langdale Hall!
This place has been amazing for me. Quality care provided by staff members! Coming from a unsafe household, langdale hall has allowed me to be myself and flourish in the best way. I would definitely recommend this place to anyone. Have had such a wonderful experience here!
Green location surrounded by trees and well kept grounds, the main building is has so much character. Have spent my first year here and it couldn't have been better in helping me get used to city life, the staff are lovely, always try to help and keep you well informed of any notices. There have been security issues in the past and times i didn't feel safe, but there has been new fencing put in place around the property so it's much better now. Good access to kitchen and dining spaces, a little run down in some spots, but nothing detrimental, it has a really relaxed atmosphere. I have a double en-suite, the room is really spacious with loads of storage, the en-suite is very small but perfectly fine and easy to clean. Quite fond of it now and glad i spent my 1st year here!
Really friendly staff, maintenance on call 24hrs (have answered the phone at 1am). Receptionist have a really good system for post. Amazing location close to everything you need but nice and quietnwith beautiful garden.
Lovely staff and great location! Pretty gardens, safe gated car park and 24 hour on site maintenance. When there was an issue it was resolved quickly and professionally. Happy to stay here again for another year.
i have stayed at langdale hall for 2 years now. Can't speak highly enough of the great management and the caretaker. The place is lovely aswell and in the centre of curry mile with all the exotic food places. yum!
Enjoyable place, very helpful staff, people are met here are very friendly location is close to amenities with multiple supermarkets and parks nearby.
Langdale Hall is one of the best accommodations in Manchester, regarding location, prices, social life, security, WIFI, hygiene and staff. I have lived here for two years where I've made memories with so many amazing people. Throughout the pandemic, all the government regulations have been respected and the staff showed plenty of sympathy towards the students' mental health and personal circumstances. The staff in the office, the caretakers, the cleaners and the maintenance guys all work as a team to ensure that each student benefits from a good time while living away from home and it really shows.
not too expensive for what you pay. nice grounds with a tennis court and a courtyard to socialize. in a great location not far from the curry mile and fallowfield. staff are great and friendly, and willing to help with any issues. the property is well secured with key fobs on all entrances. have cleaners 5 days a week that do an amazing job of keeping the communal areas well kept. wifi can be on and off but overall i had a great experience living here through my first year, even despite covid.
Very horrible experience here. Mouldy walls which they refused to clean off - they instead just painted over it. Mice constantly in the kitchens. No locks on the flats, only locks on your doors - so as soon as someone is in your block they can wander into any flat. Woke up one day with vomit on our doors and clogging our dining room sink and it was not any of our flat mates. A tenant from another flat broke into our dining room and kitchen and stole our food and drinks. The caretaker also allows his favourite tenants to host huge parties despite Covid rules, and these people then let strangers onsite and into buildings to roam around. One evening there were a bunch of of 28+ year old men who did not live at our accomodation who saw my friend and I in the window, began shouting at us and then tried to break into our block and room and we felt extremely scared, so locked us in our room, turned the lights off and put the blinds down for at least an hour. I do not feel safe here.
