Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Honestly you will be wishing you lived anywhere else than here. Nice rooms but weird people - great if you're antisocial or just a little odd. Upsides are the cleaners being amazing but if you're looking for social side, apply to somewhere like oak or whitworth park; you will have a much more fulfilling time. From someone who wishes they applied to oak.
Don't do it to yourself. full of the most boring underprivileged irritating brats you will ever meet in your life. go to oak !!!!!
I’m not in halls, but people who I know are say they are cleaned regularly and enjoy having an en-suite.
Sheavyn is lovely if you have a good flatmates, it’s in fallow without being mega loud. The cleaners are ***** and we got a few noise complaints but it never stopped anything. It has a common room but i never saw anyone use it generally the kitchen (which is the best out of the halls I’ve seen) and the bedrooms are the social spaces. But generally I would recommend if you can deal with t**** from others floors getting pissy about the smallest noise past 11.
The wifi is horrific it never works and is by far the worst thing about the halls and the uni. Also the staircase is always disguisting and covered in kebab and sick but that's the fault of the people who live in the halls and not the halls themselves.
The best part of Fallowfield Campus. As social as tower, as nice as Richmond, and the most scenic because of where it is. All round great.
Pretty solid all round - includes en suites and other luxuries too
Expensive but provides a good balance of social activity, quiet, facilities and access to transport
The people are great, i was so surprised by how friendly everyone is and the large kitchen space allows everyone to mingle and chat! It's amazing! The rooms are as be as you need them to be and the ensuite does the job! Cleaning staff are the nicest people and if anything new goes wrong maintainance are always quick to respond! Wouldn't want to live anywhere else
Nice, fair sized rooms but expensive!
lovely rooms and kitchens, lovely lawn which was nice on the one or two hot days and good to have access to ashburne library during exams. but boring as sin and ensuite luxury was not really worth the money. sheavyn is literally as much fun as a fire in an orphanage
Waste of money. Filled with dull uninteresting posh people.
Only a good location because there are so many halls nearby but have to get a bus everyday, cleaning is not really the best & the common room is freezing & hardly used this year. It's quite expensive & other unis get a lot more for the same amount.
it's in a really nice section of fallow field campus, however it's not got much of a party atmosphere
Ended up spending most of my time in Owens Park. Common room never open. Silverfish in the bathroom. Last time I went out with my flat was October. No WiFi until the new year. However, bedroom is really good even though all 18 floors of the tower looks down at me and blocks out the sun.
