What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

The staff are very friendly and all issues are solved in a timely manner. Close by to shops and has a view of the lovely whitworth park.

Ropemaker court is a safe place to live as there is security all night. The bedrooms are a nice size
Honestly I’m very disappointed mainly because I’ve been here less than a month and the amount of time I have to hear noise coming from literally outside my window because of works is insane. Starting from literally 8am, there is work going on waking me up sometimes It’s not even the noise they make but the music the workers blast. Also to note the amount of time the fire alarm goes off for no reason lol. There are other two student accommodations literally 2 min from this one and I think everyone should go there instead of here for sure. I’m so glad i’m gonna stay here less than a year
Great accommodation, staff are all lovely.
The staff are very quick to respond to emails which is brilliant. I am really happy with my room, it has plenty of storage and a large waldrobe space. Walking to the uni is not bad at all and if it’s raining there are pleanty of buses.

The place is incredibly clean, well maintained and extremely secure. Rooms are comfortable and newly decorated. Staff have been helpful and the security guard is a familiar face and impeccable at his job.

As this is a private accom it is on the pricy side, however the central location of the accom is great and allows for easy access to the universities, i would definitely recommend to prospective students.
Big rooms, nice kitchen. Bit far from uni but bus stop outside is helpful. Good spoons at the end of the road. Staff are nice.
Great WiFi connection, super easy to walk down to the uni’s. Nice clean rooms, your area is clean as long as you keep it clean and reception are very friendly
I’ve only been here a few weeks but so far I’m thoroughly enjoying my stay here - my room is comfortable, and modern and despite there being marks to the wall or a few minor issues, I appreciate the fact that we could report them upon arrival and the ease of reporting maintenance issues. The staff have all been lovely so far, and have been able to help with my (many) questions both before and and after the move. Location wise, it definitely could be closer but I find I quite like not being on top of everything and the transport links are good so I can’t complain.
Nice experience overall. Great flatmates got lucky with that. The accom is fairly clean and the staff is really kind and helpful.

I haven't even gotten to University or moved in to my flat and yet the online team for Ropemaker court has been nothing but helpful, starting as a fresher has been nerve racking and I've had so many questions, and they have all been answered, and in such a timely manner, i really appreciate their online team for making this so seamless and exciting, it seems as if they truly do care and want you to have the best experience moving into Uni. In my honest opinion the Ropemaker court staff is lovely, they’re extremely accommodating and nice. Although I will say I probably came at the wrong time when writing this review - construction work had scaffolding outside of my window for over half the year, and the majority of the building still has it, not really ropemaker’s fault all things considered but it does suck. Given the hectic situation with construction work, beginning of the year, and etc I really do appreciate the staff’s quickness. When using the website to report something it’s fixed or replaced within a week usually. £190 is a bit steep but if the price changes in the future I think it’s a great bang-for-your-buck.
absolutely shocking accomodation for £190 a week. small rooms pay the same price as big rooms which is ludicrous, fire alarm goes off constantly and for some reason staff still done know how to resolve it. AND builders working right outside ur room with see-through curtains, constant drilling and just loud overall. also lied about it being done by christmas. bag of **** accomodation, go somewhere else
Constant fire alarms in early hours of the morning, mostly at 3am. These never get solved by staff. There is extensive building work going on with builders at 8am every weekday drilling into your room. Most of the time they hardly do anything but talk and play music, no respect for students. This place charge an extortionate £190 a week for this place even though advertised online as £150, not even worth that. Do not stay here.
Really just terrible. When applying to live here there was absolutely no mention of construction covering the building, with scaffolding right outside your window where of course builders are so loud and play their radio at max volume so you cant even sleep well. Its a JOKE. The price for this quality is absolutely insane. Also my CURTAINS DONT WORK basic privacy, i complained on DAY ONE nothing, complained again and was told they were expecting an order-STILL NOTHING. its basic privacy. Especially considering the scaffolding right outside my window. I've never regretted a decision more in my life, more so because of the price im paying for this place. Not worth it, wouldn't recommend 👎
Not good value for money, too expensive for so much building works and dodgy fire alarms. Washing not included and no outside smoking area or seating area. Rooms are ok sized but the price is not acceptable for not enough fridge space among many other things.
I have reported my shower being broken 3 times throughout a period of 2 months. Not even a knock on the door to check it. My girlfriend has been shouted at by security for putting a noise complain in each night at 3am as her neighbour has partys and blasts music every night yet nothing is done about it and it is a recurring issue.
This place is not worth the money, it is one of the more expensive accommodations and is not worth the price. The building was filthy when I first moved in, there was dust everywhere and the curtains and carpets are covered in paint stains. My kitchen was missing quite a few things and the tv is STILL on the floor despite multiple complaints. The fire alarm goes off at ridiculous times in the day and night for no reason at all, the building is covered in construction despite us being told it was only in certain areas before we moved in and the builders are extremely loud at early times in the morning playing music and yelling and drilling. I would not recommend living here as it does not live up to the price of £190 a week
Don’t really act fast on anything that needs doing, there is meant to be security roaming the buildings at night however they only sit In reception, they are also not helpful at all when there is an issue. Constant building work going off, always noisy and dust everywhere. Fire alarms are a huge issue as they always go off for no reason.
ABSOLUTELY TERRIBLE! 👎 There are people working outside our windows staring at us in the morning. Also there’s super loud noise from the scaffolding we had to listen to for HOURS every morning! We tried mailing Ropemaker since they promised that the scaffolding work will be completed in a short while but it went for MONTHS AND ITS STILL NOT DONE. The only solution they came up with was window frosting so random men don’t stare at us while we sleep lol. This is the WORST accommodation you can take. Also random fire alarms go off at 3 am almost every other week. It’s super annoying.
The fire alarm system is faulty and ridiculous. It often goes off at night (after midnight) during the week. When it does, it continues to go off throughout the night and sometimes into the morning. It’s been an issue for at least 2 years now, yet staff are still keen to push the blame onto students. They insist that they are taking measures to change things but nothing ever does.
Absolute crap accommodation. Please do not pay to live here. Fire alarms going off at night. If you like sleeping, do not live here. They have fire alarm issues and are also drilling all the time starting from 8 am. So you can expect fire alarms at 3 or 4 am and then have drilling and scaffolding wake you up at 8 am. Lots of false advertising as well and it is extremely overpriced.

Staff at the reception are really worse. I mean worse is an under statement. Really rude and careless but Jane is really good. The other staff and security are really good.

This is an amazing place for student Accomodation. The staff is really supportive and helpful. One will also make a lot of friends in Ropemaker.
A great place for students to feel at home being so many miles away from their actual homes. The management team instantly helps with any problems that may arise to make the stay as comfortable as it can get.
Ropemaker Court’s location really couldn’t have been better. It’s in close proximity to the university and has many eat outs and grocery stores around for essentials. The rooms are nice and spacious. The common kitchen is well equipped. The staff here is helpful and pleasant to talk to.
Ropemaker Court is a great student accommodation in a few different ways: 1. The location is fantastic- uni is close, whitworth park nearby and shop/food places nearby. 2. The staff are fantastic. The reception team are friendly and work hard to help you have the best experience you can. Whenever I have had an issue with my room, the maintenance team ( in particular Steve-amazing!) sorts it out within an hour of me logging it. The security are also friendly and amicable. 3. The rooms are a decent size as well as the en-suite being a lot larger than other student accommodation I have seen. There is also a lot of storage- which is something I needed a lot.
Social experience was hampered by Covid-19 but nonetheless the accommodation is very modern and the staff are always helpful
My experience at Ropemaker Court was overall a good experience. I felt that the accommodation looked stylish, the rooms were perfect size and the shared kitchens were nice. I thought the reception and staff were extremely helpful throughout my stay aswell as the security guards, in particular Scott. The only downside I had while staying here was that I found a mouse in our flat during winter. However, I understand that we live next to lots of restaurants and businesses where rodents would possible roam, and once I complained to the staff and maintenance, they quickly resolved the issues and no one in my flat came across one for the rest of the stay. If you are looking for a private accommodation in near fallowfield I would highly recommend Ropemaker as it is in a great location and has lots to offer for a student.
The rooms were clean, very comfortable, and the staff was amazing. There are many external activities as well and we just got treated with a bbq :D
I very much enjoyed my experience at Ropemaker Court this year. Despite the difficulties arising from the pandemic, the accommodation team managed to make the stay both fun and safe. The team were friendly and always inviting, making me feel very welcome, particularly Simon! The facilities at this accommodation are amazing. Arcade machines, football tables, tennis tables and a big TV room are examples of the recreational facilities available for students here. There is also a study room. The bedrooms are very spacious, equipped with great facilities, and the kitchen is more than satisfactory. I would definitely recommend this to people looking for a place to stay in the upcoming year!

Its an amazing accommodation to stay at. Its location is central as it is close to many supermarkets, restaurants, cafés, bus stops, University of Manchester etc. Rooms and kitchen have sufficient storage. Kitchens are cleaned every fortnight. I've stayed here for 2 years already and booked a room for my 3rd year as well. Rent is inclusive of all the bills including fast WiFi. I'd recommend students to stay here!

I enjoyed my stay at CRM Ropemaker court. The location is excellent and the staffs were helpful.
Really enjoyed living here this year, team are very friendly and helpful and the accommodation is very safe and secure and has all the amenities you could want. Location is excellent, just next to Rusholme Lidl. Price for this and the quality is pretty good. Only thing I could improve would be wifi because it is temperamental, but this is the fault of Ask as I had them last year and they were equally poor then. The team here on site really do try to make your experience here a good one so I can’t recognise the reviews about rats etc from above, my experience has been totally opposite so take from that what you will!

Really close to supermarkets and necessity stores (Lidl, Tesco, Superdry, etc). The rooms above the receptions are really quiet, rooms are newly refurbished. The staff and receptionists are all very welcoming and nice. Before I arrived at the accommodation, I posted all my belongings in three giant boxes to Ropemaker Court, the staff very kindly put the boxes in my room before I arrived. The bathroom has a towel rail, and there is a full-body mirror in the room which I like a lot. Very cozy and homey room. The curtains are absolutely great, they block the light very well. Overall very pleasant experience.
This accommodation is literally infested with mice and rats. I have honestly lost count of the amount of rodents that have been reported in the past year. So much so, one flat mate found a dead mouse rotting underneath her bed. The flats had not been cleaned prior to our arrival, crumbs were all over the kitchen and the floors were sticky. The internet is appalling, yet they insist there’s nothing they can do about it. Most surrounding accommodation received compensation due to COVID, whilst they were not at their accommodation. We received absolutely nothing, as they couldn’t afford to give us a discount. This is despite them closing all social spaces in the accommodation, including study spaces. Not a lot of fridge/freezer space, and the hot water isn’t very reliable either. Don’t go here!
FULL OF RATS , S***** WI-FI, RUDE STAFF No hot water most of the time, thin walls (can't get a good sleep because of al the noise) , Really small fridge space, staff is unhelpful, recurring rat problem that management doesn't deal with IGNORED STUDENTS PETITION TO REDUCE RENT DURING LOCKDOWN
Can't lie it was s***, no parties, no one was very sociable and many are International students who keep to themselves. Wouldn't recommend for students wanting to have a good social life and it's a fair walk away from the main bars and clubs. Although the room was nice I really didn't enjoy my time here and I felt really isolated. On top of that when I went home for half term and couldn't return because of a national lockdown they wouldn't release my from my contract and have made me pay for the whole year even though I lived there for little over a month.
