All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

This accommodation might seem appealing at first, but there are significant issues. The walls are paper-thin, offering no privacy from neighbors' noise. Unfortunately, my experience was further impacted by a disruptive flatmate who made a lot of noise at night. The biggest problem, however, was the management team. Despite repeated complaints about noise pollution and even sending them evidence, they were completely unresponsive. They never replied to my emails and offered no solutions beyond suggesting I talk to my flatmate myself, something I had already attempted numerous times. Overall, the management is incompetent and unconcerned about tenant well-being. My advice: find a place with better soundproofing and, more importantly, a responsive management team that prioritises resolving problems and respects tenants.
If you value your sanity and peace of mind, avoid this flat at all costs. The walls are paper thin, so you'll hear every footstep, conversation, and late-night revelry of your neighbors as if they were in your own room. And if you're unlucky enough to have a flatmate who enjoys blasting music at 3 AM or having screaming matches at dawn, well, good luck getting a decent night's sleep. But the real kicker is the management. They're utterly incompetent and couldn't care less about resolving any issues you might have. I've complained repeatedly about my noise problems, but all they've done is have a pointless "mediation" session where they basically told me to "communicate" with my flatmate. Newsflash: I already tried that, multiple times, to no avail. The management here is a joke. They'll take your money and then leave you to deal with any problems on your own. Don't make the same mistake I did. Find a place where the management actually cares about their tenants.
My experience with this accom has been straight up awful. To begin with when I was shown the property I was shown two rooms of two different sizes that they said I could have gotten and that the bathrooms were all the same. This was a lie. I was given a room half the size of the smallest room that they showed me and a bathroom that was not what they showed me and the size of the sink was a joke. The bed of this accom was awful, you could literally feel every spring in the bed & there is an issue with their drains in the bathroom where it takes about 5 min for the water to drain. The WiFi does not work and they changed companies and behold, it still does not work. I have also had parcels stolen upon delivery, a police report was given in which the person was charged with breaking and entering and burglary. When I contacted the property manager he stated that they could not reimburse me because the insurance company did not recognise it as burglary?? Don't live here, waste of money.
Appalling management, refused to release students from rent contract following Covid, even though they weren't living there. Look elsewhere
Good studio rooms but exorbitant pricing!
disgusting and a complete waste of money
Went to view 'premium' room in twodio. Disgusting. Tiny, dirty and definitely not premium. No common room, cafe shut down, still advertised even though letting agent knows this.
